„Ir. Armen submitted a revised plan for the high density apartment project
immediately north and west of the shopping center. There should be 35 build-
lags with a fully enclosed year-round swimming pool and 201 of terrace around
the swimming pool itself, two tennis courts and various small park areas. i.Tr.
rman stated that he 7culd be willing to put 0.0,000 in a.-special escrow fund
for the swimming pool at the completion of each building, so as to insure the
building of the swimming pool.
The present plan for each building is ]f one-bedroom apartment, 6 tro-
bedroom apartments and 4 efficiency apartments. There should be full main-
tainence of the buildings and grounds. Yr. finnan asked if it were possible
to build a real estate rental office in the area. All utilities would be
underground. _._r. Lrman also stated that Al Frank is to put in perimeter im.-
orovements and ;ir. , ri an will be responsible for the side service roads.
In a discussion of land zoning and values Mr. Armen stated than an area
zoned residential and worth „3500 an acre would increase to a value of 435,000
per acre if it were zoned multi-family. r:!r. Hooper was amazed at this state-
ment and asked ''r. Arman to enlarge on it. Mr. rma.n did and in essence it
was what he had said in his first statement. He also said the main reason
that he wants to build in Buffalo Grove is because the area is already zoned
R-9 and there would be no lengthy submissions and appeals to get an area
zoned R-9. It was then noted by Mr. Hooper that the proposed apartment area
in discussion was not all zoned R-9, some was zoned R-5. Mr. Arman said that
if this was true it would ruin the configuration of the present planned de-
velopement. George Krug stated that the Unit 7 re-submission never was acted
on by the Village Board. After much discussion the commission found that
there were many loose ends about the zoning of this area and whether it was
acted on at q1l. Because of this the only thing the commission could do
would be to try and backtrack to find out the exact status of the area in
question. Yr. Arman and Yr. Radek stated they would do their own research
in order to clarify the situation.
