PLAN COMMISSION MEETING
PRESENT: George Krug, Ken Lewis, Alex Stasal, Ralph DuSold, Norm Kortus, Ed
Fabish and John Hooper.
VISITORS: Richard Brown, Edward Levin, Mr. Dunham.
Meeting called to order at 7:LjO P.M.
Ken Lewis made the motion to accept the September 17, 1965 minutes
of the Public Hearing of the Richard Brown subdivision. Ralph DuSold
second. All in favor.
BROWN PETITION: Mr. Hooper presented the Plan Commission with a comprehensive
report on the Brown subdivision. A letter dated September 26, 1965 by
l•-•1 Ray Burbey was read and entered into the minutes. Alex Stasal made the
motion to accept the Plan Commission report on the Brown subdivision and

forward it to the Village Board. Mr. Levin objected that they had no
time to study the report before this meeting. Mr. DuSold objected to the
utilities report. Ken Lewis second. All in favor.
Mr. Krug asked the commission to act on the August 19, 1965 letter
of ordinance variations section by section.
1. Subdivision regulation ordinance Page 7 section V paragraph B-2,
reduce with of secondary or collector streets from SO feet to 66 feet.
Commission voted yes.
2. Section V Page 10 Paragraph E-a, reduction of minimum square footage
lot requirement from 8750 square feet to 7800 square feet.
Commission voted 1.es.
3. Section VI paragraph A-e page 13, waive filing fee. Section VI parer-

graph A-3-e page 15 to 16, plans effective for 5 years instead of
12 months.
Commission voted yes.
4. Section VII Page 19 paragraph D is to apply instead of paragraph C,
(posting of a bond).
Commission voted zes.
5. Section VIII paragraph D-7 Page 26, eliminate requirement that park-
ways be seeded.
Commission voted yeses,.
6. Section VIII Paragraph D-9 Page 26, installation of street light not
to be responsibility of developer.
Commission voted yes.
7. Section IX Page 28, waiver of public use dedication.
Commission voted no.
Ralph DuSold made the motion to recommend to the Village Board ap-
proval of the Richard Brown Subdivision as submitted in Exhibit "B" with
a special use provision in the B-2 zoning for a putting course, limit the
R-9 as shown to 420 units, only two permanent entrances to Drndee Road
and one temporary entrance for sales purposes; approval of the August 19,
1965 letter of Preference Development Co., item 12 is to be restricted to
four lots, nos. 2L, 27, 28, 31 as per Exhibit "B". Items 1, 2, 3, 1i, 5, 6
and not 7. Norm Kortus second.

Alex Stasal made the motion to adjourn. Norm Kortus second. All in

Planning Commission
Mr. George Krug,
Due to the fact that I cannot be available for Planning Commission
Meeting on Thursday September 30, 1955, I would like to make my
feelings known with regard to the proposed annexation of the Dick
Brown Subdivision
l feel the proposed zoning of the B-2 area be zoned OiscR or B-3.
My feeling is that the R-7 area be struck out completely and zoned
R-5 due to the possibility of the non,.de-annextqa of the Wheeling portion
of this proposed subdivision.
I feel the R-5 area be left intact subject to the Planning Cornmision's
Propose&. thsngea on the layout of the streets and street outlets onto
Dundee Road.
My feeling on the R-9 zoning is that I could tolerate it, but with the
reservation that there be no more than 2 bedroom units built, with
perhaps a minimum exception of a few 3 bedroom units.
My final thought as a taxpayer is, that a portion of not less than
eight (8) acres be dedicated to the Wheeling School District 21.
