SUBJECT: Petition to the Village of Buffalo Grove for annexation
with zoning in the R-8 Multiple-Family Dwelling District and
approval of a Planned Unit Development and Preliminary Plan with
the following variations: ZONING ORDINANCE - Section 17.40. 040.C.
(to allow a front yard setback of 20 feet instead of 25 feet and a
corner side yard of 15 feet instead of 25 feet as depicted on the
Preliminary Plan) ; DEVELOPMENT ORDINANCE - Section 16. 30.030.F (to
allow sidewalks to be constructed on only one side of all streets
and cul-de-sacs) , Section 16.50. 040.C.4 (to allow the retention
pond design depicted on the Preliminary Engineering Plan instead of
the Village's standard design and to allow a minimum pond bottom
elevation of 10 feet below normal water level instead of 15 feet) ,
Section 16. 50. 070.D.2 (to allow a street right-of-way of 42 feet
instead of 60 feet) .
The Preliminary Plan proposes a townhome development of 63 dwelling
units.
SUBJECT PROPERTY COMMON DESCRIPTION:
The approximately 11.2-acre tract at the northeast corner of
Illinois Route 83 and Bank Lane.
