considered to be routine by the Village Board and will be enacted by one motion. There will
be no separate discussion of these items unless a Board member or citizen so requests, in
which event, the item will be removed from the General Order of Business and considered
after all other Regular Agenda items. (Attached).

The area proposed for annexation consists of five real estate parcels with a combined area of 3.42
acres.All of the parcels are zoned Neighborhood Conservation/Suburban Estate by Lake County.
The Village's Comprehensive Plan designates this area for commercial development. The B-5
District Map in the Zoning Ordinance delineates the area as "Public Subdistrict."
The draft ordinance annexing this area does not identify a specific zoning classification. It is my
understanding that the property will be automatically zoned in the Residential Estate District
pursuant to Section 17.16.030 of the Zoning Ordinance.
When owners of the properties propose specific uses for their parcels,they can petition for rezoning
to the B-5 District and the appropriate subdistrict. The B-5 District requires approval of a Planned
Unit Development for development of a property. The P.U.D. requirement will give the Village
considerable authority in determining if a proposed use is compatible with the area and in
establishing conditions of approval for each development.
