A RESOLUTION OBJECTING TO THE REZONING AND COMPREHENSIVE PLAN
AMENDMENT FOR PROPERTY AT 3306 AND 3310 OLD ARLINGTON HEIGHTS
ROAD, ADJACENT TO THE PROPOSED TIMBER COURT CONDOMINIUM
DEVELOPMENT (PHASE 1)
IN THE VILLAGE OF ARLINGTON HEIGHTS, ILLINOIS.
WHEREAS, Tandem Realty Corporation has petitioned the Village of Arlington Heights
for approval of a condominium development, Timber Court, at 3316 -3344 Old Arlington
Heights Road; and
WHEREAS, on May 17, 2004, the Corporate Authorities of the Village of Buffalo Grove
unanimously approved Resolution 2004 -12, A Resolution Objecting to the Rezoning for the
Proposed Timber Court Condominium Development in Arlington Heights; and
WHEREAS, on August 16, 2004, the Village Board of Arlington Heights approved two
ordinances, which rezoned the Tandem site at 3316 -3344 Old Arlington Heights Road to R -6,
granted a preliminary Planned Unit Development, and amended the Comprehensive Plan in
order to change the underlying land use designation to Moderate Density Multi - Family in order
to accommodate the proposed Tandem development.
WHEREAS, the revised proposal of 108 units with a density of 23.5 dwelling units per
acre continues to be incompatible with adjacent residential developments in the Village of
Buffalo Grove; and
WHEREAS, Exhibit A identifies the seven condominium developments in the Village of
Buffalo Grove in the approximate area of the proposed Tandem development and references
the average density of the seven units as 18.8 units per acre; and
WHEREAS, the Arlington Heights Village Board will be considering rezoning of the two
adjacent parcels at 3306 and 3310 Old Arlington Heights Road, referenced as Phase Two on
the attached Exhibit A.; and
WHEREAS, the Village of Buffalo Grove continues to oppose a building height of 52
feet and a residential density of 23.5 units per acre; and
WHEREAS, primary access for vehicular traffic by Old Arlington Heights Road will
result in additional traffic congestion at the intersection of Dundee Road; and
WHEREAS, traffic congestion and bottlenecks damage air quality, impede commerce,
increase energy consumption, contribute to traffic safety problems for motorists and
pedestrians, diminish the natural and human environment, and threaten quality of life; and
WHEREAS, the Villages of Buffalo Grove and Arlington Heights should work
cooperatively on projects that affect residents in both communities to ensure that the impacts
of development are properly mitigated and that developments are compatible with existing
neighborhoods.
NOW, THEREFORE, BE IT RESOLVED BY THE PRESIDENT & BOARD OF
TRUSTEES OF THE VILLAGE OF BUFFALO GROVE, COOK AND LAKE COUNTIES,
ILLINOIS, that:
1. That the foregoing Whereas clauses are hereby incorporated herein.
2. The Village of Buffalo Grove strongly opposes the revised Tandem Realty
Corporation's proposal for the Timber Court Condominium development at 3316 -3344
Old Arlington Heights Road as well as Phase Two proposed for 3306 -3310 Old
Arlington Heights Road.
3. The Village Board in Arlington Heights is urged to direct Tandem Realty Corporation to
modify its plans to comply with applicable zoning standards, to achieve compatibility
with adjacent existing residential neighborhoods and to minimize traffic congestion in
the area.
