RESOLUTION NO. 2004-12
A RESOLUTION OBJECTING TO THE REZONING FOR
THE PROPOSED TIMBER COURT CONDOMINIUM DEVELOPMENT,
3316 -3344 OLD ARLINGTON HEIGHTS ROAD,
IN THE VILLAGE OF ARLINGTON HEIGHTS, ILLINOIS
WHEREAS, Tandem Realty Corporation has petitioned to the Village of
Arlington Heights for approval of a condominium development on property at 3316 -3344
Old Arlington Heights Road; and,
WHEREAS, Tandem Realty's petition requests rezoning and zoning variations to
accommodate a condominium development of 120 units in three buildings 52.3 feet tall
on a site of 4.62 acres; and,
WHEREAS, Tandem Realty's petition is not consistent with the Village of
Arlington Heights' Comprehensive Plan designation of Research and Development,
Manufacturing and Warehouse; and,
WHEREAS, Tandem Realty is requesting zoning variations to exceed the
Arlington Heights building height standard of 38 feet to allow a height of 52.3 feet; to
reduce the minimum lot size of 300,000 square feet to allow a lot size of 201, 080 square
feet; and to exceed the standard for density by allowing 120 dwelling units instead of 80
units; and,
WHEREAS, the proposed building height of 52.3 feet and residential density of
25.97 dwelling units per acre are not compatible with adjacent residential developments
in the Village of Buffalo Grove; and,
WHEREAS, primary access for vehicular traffic will be provided by Old
Arlington Heights Road, which will result in additional traffic congestion at the
intersection with Dundee Road; and,

NOW, THEREFORE, BE IT RESOLVED by the President and Board of Trustees
of the Village of Buffalo Grove, Cook and Lake Counties, Illinois, that:
1. That the foregoing Whereas clauses are hereby incorporated herein.
2. The Village of Buffalo Grove objects to the rezoning and site plan as
currently proposed by Tandem Realty Corporation's petition, and the
Village urges the Village of Arlington Heights to deny said petition.
3. That Tandem Realty Corporation be directed to modify its petition and plan
to comply with applicable zoning standards, to achieve compatibility with
adjacent existing residential neighborhoods and to minimize traffic
congestion in the area.
