Chairman Entman called the Zoning Board of Appeals regular meeting to order at 7:34 P.M. on

Com. Windecker made a motion to approve the minutes of the Zoning Board of Appeals regular
meeting held on Tuesday, August 18, 2009. Corn. Lesser seconded the motion.

sworn in.
A Motion to remove the item from the Table was made by Com. Lesser and seconded by Com.
Windecker. Roll Call - AYE was unanimous.
Ch. Entman overviewed the discussion from the last meeting. This particular space has the brick
column in front so that the actual sign frontage is different.
Mr. Streetz explained that based on the comments and suggestions from the last meeting, they
have provided a layout showing a one line option as shown in Drawing 10813.B 1. They are also
showing a two line option as shown in Drawing Number 10813. The two line option is preferred
considering the small space they have to work with because of the brick column.
Ch. Entman stated that he does not have second drawing. Ms. Kamka advised that Drawing
Number 10813.B 1 was submitted and the Village was advised that this was the only option that
the landlord was willing to approve at the time.
Mr. Streetz explained that in Drawing 10813.B 1 the red faces match the specification in the Sign
Criteria, the dark bronze trim caps and returns match the Sign Criteria, the square footage
matches the Sign Criteria and the height of the letters matches what is allowed in the Sign
Criteria. Previously the letters were a different red, different color returns, etc. On Drawing
10813.B 1, the letters are fifteen (15) feet wide on the nineteen (19) foot seven (7) inch store
front. This is over what the Sign Criteria allows and now will require a variation to the Sign
Code. The Sign Criteria allows up to seventy (70) percent coverage. Seventy (70) percent would
actually give a thirteen (13) foot eight (8) inch sign length. They designed this option based on
the proposed eighty (80) percent rule which was rejected by the Zoning Board of Appeals last
month.
Mr. Streetz distributed to the Zoning Board of Appeals two (2) new options in which they have
adjusted the length of the sign to thirteen (13) feet to stay under the required seventy (70) percent
width regulation as well as to accommodate the two (2) foot minimum distance to the lease line.
Distributed was a Drawing dated September 15, 2009 which provides renderings of signs for
other Mattress Bargains locations. Also submitted were Drawing Number 10813.B l as dated
September 15, 2009 and Drawing Number 10813.A1 dated September 15, 2009. Mr. Streetz
explained the sheet showing existing signs at other sites. Mattress Bargains is not Starbucks or
Walgreens so they do not have a formal sign package. However, Mattress Bargains is more
flexible than he thought. They typically use red and yellow for their colors. In most scenarios
they will stack their letters similar to how they did in Arlington Heights, Mundelein, Glenwood
and Woodridge. In Drawing Number 10813.B 1 aa, the one line option with the upper case
secondary letters that are smaller than the first letter, they would need a Deviation to the Sign
Criteria to center the sign vertically and a Deviation for the raceway. For Drawing Number
10813.A1 they would need a Deviation to center the sign vertically, for two (2) lines of copy and
for the raceway. Mattress Bargains would prefer a sign closer to their standard as in the two (2)

line options. He believes that the two (2) line option looks the best, fits the space the best and is
the easiest to read.
Corn. Lesser thanked Mr. Streetz for providing alternatives and for providing examples of other
Mattress Bargains signs. He prefers the single line option and is indifferent whether the sign
spans thirteen (13) feet or fifteen (15) feet. He recognizes that the space has unique
circumstances due to the brick column. He does not have any issues with the raceway.
Corn. Dunn asked how tall the letters are in Drawing Number 10813.B 1 aa. Mr. Streetz stated that
the M and B are two (2) feet tall. The other letters are approximately twenty (20) inches tall.
Corn. Dunn asked if Mr. Streetz knew how tall the letters are in the Hair Directors or Podiatry
signs. Mr. Streetz did not know. Com. Dunn asked if they were smaller. Mr. Streetz stated that in
the rendering they do appear smaller. Corn. Dunn asked if they considered making the letter the
same size as the two (2) neighboring tenants for uniformity. Mr. Streetz stated that they had done
quite a bit in an effort to make the letters uniform. That was not something that they discussed or
proposed to Mattress Bargains but they are within what the Sign Criteria would allow which
would be a twenty-four (24) inches high letter. Corn. Dunn believes that the sign would look
better if the letters were smaller to be more uniform. She prefers the thirteen (13) foot long sign
over the fifteen(15) foot long sign.
Com. Stein is looking at the sign at the Lindenhurst location where those letters appear to be one
(1) foot four and one half(4-1/2) inches tall. He believes that the scale of the Lindenhurst sign
would be closer in line to the two (2) neighboring tenant's signs. That would also probably fit in
the thirteen(13) foot span.
Corn. Windecker asked why in Drawing 10813.B 1 as was it decided to raise the height of the M
and the B whereas in the other Drawings, the M and B are the same height as the other letters.
Mr. Streetz stated that that was a suggestion made by the Zoning Board at the last meeting to
make the subsequent letters smaller than the first letters to tighten up the letters and to make them
a little easier to read. Corn. Windecker stated that if the M and the B are the same height as the
remaining letters, it would gain some space to be within the limits. Mr. Streetz stated that this is
option being brought before the Board. If the board would rather see the letters all the same size,
then Mattress Bargains would not have an issue making that change. Corn. Windecker believes
the letters should be all the same size to stay with their image. He objects to the fact the
Drawings were submitted at the last minute as opposed to allowing the Board time to review
them before the meeting.
Corn. Stein believes that he was the one that suggested that the Board look at having bigger first
letters as in the Hair Directors sign but he was expecting them to come back with much smaller
subsequent letters to be more in scale with the Hair Directors sign. Drawing Number 10813.B l as
does not come close to the scale of the Hair Directors sign.
Corn. Shapiro agrees with Com. Lesser concerning the options. He believes that either of the
single line options would be fine. The sign is not so out of character with the rest of the lettering
in the Center. He does not believe that having the first letters a couple of inches taller will make
any difference. He would be in favor of either of the single line options.

Ch. Entman agrees that the single line is the best option. He does not have any issue with having
the M and the B larger than rest of the lettering. The Podiatry sign is lower case after the P, but
the Hair Directors sign is similar to the proposal. He thinks Drawing Number 10813.B 1 as
matches better. Whether the lettering should be made smaller so that it is the same size as the
Hair Directors sign that may want to be considered. Drawing Number 10813.B 1 as fits in better
with the Center. He asked to confirm the size of the Hair Directors sign.
Mr. Sheehan stated that he could check the records for the size of the Hair Directors sign.
Ch. Entman asked the Board if they would approve the single line of copy and the same size
lettering as the Hair Directors sign subject to Mattress Bargains approval and providing new
renderings.
Mr. Streetz stated that he was advised this afternoon that Mattress Bargains was hoping to open
this site in four(4) to six (6)weeks. Visually looking at the Hair Directors letters, they appear to
be approximately sixteen(16)to eighteen(18)inches tall. Would the Board be willing to approve
the sign with the condition that the letters look like the Hair Directors sign and be no taller than
eighteen(18)high, all capital letters,that is something that he is willing to accept and agree to.
Ch. Entman stated that the Board could approve the sign if they liked Drawing Number
10813.B l aa, but with the condition that the sign be the same as the Hair Directors sign, with the
M and the B matching the height of the H and the D and the remaining letters matching the
height of the remaining letters in Hair Directors. Mr. Sheehan was asked to confirm the size of
the Hair Directors sign.
Ch. Entman confirmed that landlord approval will be required for the revised Drawing Number
10813.B l aa.
Mr. Sheehan left to check the records for the Hair Directors sign and the Zoning Board of
appeals moved onto the next item, Encore Wear.
1229 W. DUNDEE ROAD, ENCORE WEAR - DEVIATION TO THE PLAZA VERDE
EAST SHOPPING CENTER SIGN CRITERIA TO ALLOW MORE THAN ONE (1)
LINE OF COPY; TO ALLOW THE CORPORATE COLORS AND LOGO; AND TO
ALLOW A FONT OTHER THAN HELVETICA MEDIUM
Mr. John Streetz, Doyle Signs, 232 Interstate Road, Addison, Illinois 60101, was present and
sworn in.
Mr. Streetz explained that the suggestions of the Zoning Board were taken into consideration.
They changed the color of the sign to the approved red. The second line of copy was removed.
They did stick with the font choice as originally submitted, which is satisfactory to the landlord
and the customer. The Deviations requested for this sign as shown in Drawing Number
10610.op l dated August 19, 2009 would be for more than one line of copy for the raised letter
"e"; for a font other than Helvetica Medium; and for the raceway.

Corn. Dunn stated that this is a much better looking sign. She does not have any issues with it.
Ch. Entman also believes that this sign looks better. He does not have any issues.
Mr. Streetz stated that he was incorrect at the last meeting. He believed that Encore Wear had a
few other locations across the United States and they don't. This is their first site.
Com. Windecker stated that they do have stores under a different name, "This Unique Thrift
Store". Mr. Streetz confirmed this.

I move we grant the request made by Doyle Signs on behalf of Encore Wear, 1229 W. Dundee
Road, for Deviation to the Plaza Verde Shopping Center Sign Criteria to allow more than one(1)
line of copy; to allow a font other than Helvetica Medium; to allow the sign to be installed on a
raceway; and to allow the sign to be located other than the eight (8) inches from the top of the
metal awning or bull nose architectural feature. Pursuant to Drawing Number 10610.op 1 dated
August 19, 2009 and the ART minutes dated September 10, 2009.

Mr. Sheehan returned to advise that a cursory check could not locate any records on the Hair
Directors sign. He will follow up once a more thorough review is conducted.
Ch. Entman stated that the Zoning Board could move on this request but with the requirement
that sign be the same as the Hair Directors sign. Mr. Sheehan stated that the sign dimensions
would be verified.

Ch. Entman asked Mr. Raysa if the Zoning Board could approve the sign subject to the sign
being the same and just have staff work out the dimension. Mr. Raysa confirmed this could be
done.

I move we grant the request made by Doyle Signs on behalf of Mattress Bargains, 1255 W.
Dundee Road, for Deviation to the Plaza Verde Shopping Center Sign Criteria to allow the sign
not to be centered over the lease space; to allow the sign to be installed on a raceway; and to
allow the sign to be located other than the eight (8) inches from the top of the metal awning or
bull nose architectural feature. Pursuant to Drawing Number 10813.B 1 as except that the first
letters are to match the height of the first letters of the Hair Directors sign and the subsequent
letters to match the height of the subsequent letters of the Hair Directors sign. Pursuant to the
ART minutes dated September 10, 2009.

**NOTE — On Wednesday, September 17, 2009, The Hair Directors wall sign dimensions
were verified. The first letter of each word measured eighteen and one half(18-1/2) inches
in height and the remaining letters in each word measured twelve(12) inches in height. The
Hair Directors wall sign was re-located from another space in this center which is why the
dimension information was not available earlier.

Ch. Entman read the letter submitted by Kirk Hamilton, Hamilton Partners dated August 6, 2009
requesting a one (1)month extension due to a scheduling conflict.

for Riverwalk Place Apartments until the October 20, 2009 regular meeting.

SHOPPING CENTER SIGN CRITERIA TO ALLOW BLACK RETURNS AND TO
ALLOW THE UPPER CASE "E"IN FEDEX OFFICE
Mr. Joe Marsten, QT Signs, 1391 Wright Boulevard, Schaumburg, Illinois 61093, was present
and sworn in.
Mr. Marsten explained that this being a nationwide rebranding program, the manufacturer has
reproduced every set for every location per the corporate specifications which are black returns.
He is hoping that the Board will approve the black returns in lieu of the dark bronze. Color
samples were submitted and reviewed by the Zoning Board.
Ch. Entman confirmed that nothing else is changing on the sign other than the color of the
returns. It will be hard to tell the difference in the color.
Ms. Kamka advised that they also need a Deviation to allow the upper case"E"in FedEx Office.

I move we grant the request made by QT Signs on behalf of FedEx Office, 76 W. Dundee Road,

NO2 and the ART minutes dated September 10,2009.
