AN ORDINANCE APPROVING AN AMENDMENTTO
THE PLANNED DEVELOPMENT AND
PRELIMINARY PLAN APPROVED BY ORDINANCE
NO.84-028, TO MODTFYTHE PERM|TTED USES,
AND APPROVE A SIGN PACKAGE WITH SIGN
VARIATIONS FOR THE CHASE PLAZA SHOPPING

WHEREAS ll60 Lake Cook Rd, Buffalo Crove, lL is improved with a former
Dominick's grocery store building of approximately 61,650 square feet with a surface
parking lot and includes an adjacent undeveloped commercial outlot, comprising
approximately 6.28-acres in the B-2: Ceneral Retail, Business District, and is
hereinafter legally described in Exhibit A; and
WHEREAS in 1984, the Village Board approved by Ordinance No.84-028,
granting approval for the development of the Buffalo Crove Business Park and Retail
Center, of which the subject property is a part; and
WHEREAS Dominick's Finer Food, LLC is the owner of the Property; and
WHEREAS SDC Lake Cook, LLC has the Property under contracu and
WHEREAS SDC Lake Cook, LLC, ("Petitioner") is proposing new uses on the site
in addition to interior and exterior modifications to the shopping center which include
updates to the fagade, new signage, lighting and landscaping, as well as a redesign of
the parking lot. The petitioner is requesting the following approvals:
l. An Amendment to the Planned Development and Preliminary Plan
approved by Ordinance No. 84-028 to allow a 34,5OO square foot health club,
and to allow drive-throughs as future uses within the shopping center; and
2. Approval of a Unified Sign Package with the following Variations from the
Sig n Code:
a. A Variation to Section 14.16.050 to allow two ground signs wlthin the
shopping center instead of one; and
b. A Variation to Section 14.16.070 to allow f ive wall signs on the retail
tenant space, where one sign is permitted; and
WHEREAS the Planning & Zoning Commission held a public hearing on
December .l7,2025, concerning the requ"st for approval of the amendment to the

WHEREAS the Village of Buffalo Crove is a Home Rule Unit pursuant to the
lllinois Constitution of l97O; and
Planned Development and Preliminary Plan approved by Ordinance No.84-028, and
approval of a sign package with Sign Code Variations; and
WHEREAS the Planning & Zoning Commission made findings of fact and
determined that the petition meets the criteria for the amendment to the Planned
Development and the standards for the sign variations as set forth in the Buffalo
Crove Zoning Ordinance and Sign Code respectively, and as described in the
minutes attached hereto as Exhibit C; and
WHEREAS the Planning & Zoning Commission voted 5-O to recommend
approval of the requested amendment to the Planned Development and
Preliminary Plan approved by Ordinance No.84-028, and the sign package with Sign
Code Variations; and
WHEREAS the Corporate Authorities of the Village of Buffalo Crove hereby
determine and find that the requested amendment to the Planned Development
and Preliminary Plan approved by Ordinance No. 84-028, and approval of a sign
package with Sign Code Variations are reasonable and will serve the best interests of
the Village; and
WHEREAS the proposed development shall operate in accordance with and
pursuant to the following exhibits:

NOW THEREFORE BE lT ORDAINED by the President and Board of Trustees of the
Village of Buffalo Grove, Cook and Lake Counties, lllinois, as follows.
SECTION 2. The Corporate Authorities hereby adopt a proper, valid, and binding
ordinance approving an amendment to the Planned Development and Preliminary
Plan approved by Ordinance No.84-028, and a sign package with Sign Code
Variations for Chase Plaza at 1160 Lake Cook Road, Buffalo Crove, lL, subject to the
following conditions:

The proposed development shall be constructed in substantial conformance
with the plans attached and in accordance with Section 16.20.070 of the
Development Ordinance.
The Engineering plans shall be revised in a manner acceptable to the Village

SECTTON l. The foregoing recitals are hereby adopted and incorporated and made a
part of this Ordinance as if fully set forth herein.
3. Any directional or incidental signage added to the sign package shall be
reviewed adm inistratively by staff.
4. The landscaping plan shall be revised in a matter acceptable to the Village
Forester prior to approval of final engineering.
5. Landscaping shall be added around the base of both freestanding monument
signs in compliance with Code requirements.
6. The landscaping on the site shall be maintained in accordance with the final
landscape plan in perpetuity.
7. The developer shall work with staff to revise the elevations in a manner
acceptable to the village.
SECTION 4. This Ordinance shall be in full force and effect from and after its passage
and approval and shall not be codified.
