WHEREAS the Village of Buffalo Crove is a Home Rule Unit pursuant to the
lllinois Constitution of l97O; and
WHEREAS 43 McHenry Road, Buffalo Crove, lL ("Property") is a 1.32-acre site in
the B-3 Business District which is currently improved with a two-tenant commercial
building and is hereinafter legally described in Exhibit A; and
WHEREAS Sugarland Pa Town, LLC is the owner of the Property; and
WHEREAS Site Enhancement Services, ("Petitioner") has filed a petition on
behalf of Sugarland Pa Town, LLC, to allow for wall signs on the north, south, and east
elevations of the building at 43 McHenry Road, and is requesting the following
approvals:
2. The following Variations from the Village of Buffalo Crove Sign Code:
a. A variation from Section 14..16. to allow more than two wall signson
rhe building,
b. A variation from Section 14.16. to allow wall signs on the East
Elevation that does not face a public right-of-way,
c. A variation from Section .14..16. to allow the wall sign on the east
elevation to be larger than the wall sign over the main entrance,
and
WHEREAS the Planning & Zoning Commission held a public hearing on
December 3, 2025, concerning the request for approval of an amendment to the
Planned Development and unified sign package approved by Ordinance No. 2022-
O92, as amended by Ordinance No.2024-OO7, with Sign Variations; and
WHEREAS the Planning & Zoning Commission made findings and
determined that the testimony and exhibits presented by the Petitioner at the
public hearing satisry the standards for Planned Unit Developments as set forth in
the Buffalo Crove Zoning Ordinance, and satisfy the standards for Sign Variations as

set forth in the Buffalo Crove Sign Ordinance, as described in the minutes attached
as Exhibit C; and
WHEREAS the Planning & Zoning Commission voted 7-O to recommend
approval of the of the amendment to the planned Development and unified sign
package approved by Planned Unit Development Ordinance No.2O22-O92, as
amended under Ordina n ce 2O24-OO7, along with Sign Variations; and
WHEREAS the Corporate Authorities of the Village of Buffalo Crove hereby
determine and find that the amendment to the planned Development and unified
sign package approved by Ordinance No.2O22-O92, as amended by Ordinance No.
2O24-OO7, with Sign Variations are reasonable and will serve the best interests of the
Village; and
WHEREAS, the proposed development shall operate in accordance with and
pursuant to the following exhibits:

NOW THEREFORE BE lT ORDAINED by the President and Board of Trustees of the
Village of Buffalo Crove, Cook and Lake Counties, lllinois, as follows:
SECTION I. The foregoing recitals are hereby adopted and incorporated and made a
part of this Ordinance as if fullysetforth herein.
SECTION 2. The Corporate Authorities hereby adopt a proper, valid, and binding
ordinance approving the amendment to the Planned Development and unified sign
package approved by Ordinance No.2022-092, as amended by Ordinance No.2024-
OO7, with Sign Variations for Veterinary Emergency Croup (VEC) at 43 McHenry
Road, Buffalo Orove, lL, subject to the following conditions:
1. The proposed signage shall be installed in substantial conformance with the
plans and documents submitted as part of the plan set.
2. Any directional or incidental signage added to the sign package shall be
reviewed administratively by staff.
SECTION 3. lf any section, paragraph, clause or provision of this Ordinance shall be
held invalid, the invalidity thereof shall not affect any other provision of this
Ordinance.
SECTTON 4. This Ordinance shall be in full force and effect from and after its passage
and approval and shall not be codified.
