Windecker made a motion to approve the minutes of the Zoning Board of Appeals regular meeting held on Tuesday, December 17, 2013. Corn. Lesser seconded the motion. BUSINESS 1914 SHERIDAN ROAD, MARK AND WENDY SANTINI - FENCE CODE, SECTION 15.20.040, FOR THE PURPOSE OF REPLACING THE EXISTING THREE (3) FOOT HIGH WOOD FENCE WITH A THREE (3) FOOT HIGH BLACK ALUMINUM FENCE IN THE SAME LOCATION, BEGINNING AT THE REAR CORNER OF THE GARAGE EXTENDING SOUTHWEST TO THE SIDE PROPERTY LINE ALONG TWIN OAKS COURT, A DISTANCE OF 32.15 FEET; THEN TURNING NORTHWEST FOLLOWING ZONING BOARD OF APPEALS JANUARY 21, 2014 PAGE 1 of 4 may.- ":' _ - 1 'fitt : i THE SIDE PROPERTY LINE, WHILE MAINTAINING A MINIMUM OF FIFTEEN (15) INCHES FROM `./ THE SIDEWALK, TO THE REAR PROPERTY LINE; THEN TURNING NORTHEAST ALONG THE REAR PROPERTY LINE TO THE THIRTY(30) FOOT SIDE YARD SETBACK Mr. Mark Santini, 1914 Sheridan Road, was present and sworn in. The public hearing notice published in the Daily Herald on January 2, 2014 was read. Mr. Santini explained that he would like to replace the existing wood fence. Between the landscapers cutting the posts and the weather, there are a couple of sections of the fence that are falling down. He would upgrade the fence from wood to metal to match the fence that existing around the pool. Ch. Entman read the Village Engineer's report addressed to Brian Sheehan dated January 6, 2014 which states: "Brian, I do not have any issues with the replacement of the 3'fence at 1914 Sheridan Road." Ch. Entman stated that there appears to be a problem with the document submitted as proof of ownership. The document is not recorded and does not contain a legal description. Any action taken by the Zoning Board of Appeals should be conditional upon the Petitioner submitted proof of ownership that is satisfactory to the Village. Com. Cesario asked Mr. Santini if the proposed fence would be located in the exact same location as the existing fence. Mr. Santini confirmed that it would be. Com. Cesario stated that the new fence would match the existing fence around the pool and would look better than the existing wood fence. There were no additional questions or comments from the Commissioners. There were no questions or comments from the audience. Corn. Cesario made the following motion: I move we grant the request made by Mark and Wendy Santini, 1914 Sheridan Road, for variance of Fence Code,Section 15.20.040, pertaining to Residential Districts,for the purpose of replacing the existing three (3) foot high wood fence with a three (3) foot high black aluminum fence in the same location, beginning at the rear corner of the garage extending southwest to the side property line along Twin Oaks Court, a distance of 32.15 feet; then turning northwest following the side property line, while maintaining a minimum of fifteen (15) inches from the sidewalk, to the rear property line; then turning northeast along the rear property line to the thirty (30)foot side yard setback. Subject to the Petitioner providing proof of ownership that is satisfactory to the Village. The Petitioner has demonstrated hardship and unique circumstances. Permit may be issued in fifteen (15) days — February 6, 2014. Corn. Steingold arrived at 7:40 p.m. 770 S. BUFFALO GROVE ROAD, GARDEN FRESH MARKET - DEVIATION TO THE PLAZA SHOPPING CENTER SIGN CRITERIA, FOR THE PURPOSE OF ALLOWING THE LETTER HEIGHT AND LOGO TO EXCEED THE MAXIMUM PERMITTED HEIGHT OF TWENTY FOUR(24) INCHES;AND TO ALLOW INDIVIDUAL CHANNEL LETTERS IN LIEU OF A RACEWAY Mr. Art Solis, North Shore Sign Company, 1925 Industrial Drive, Libertyville, Illinois 60048 and Mr. Golan Mor, Garden Fresh Market, 390 Townline Road, Mundelein, Illinois 60060, were present and sworn in. Mr. Solis explained that the proposed wall sign will consist of individual channel letters with white neon illumination under a green Plexiglas face with dark bronze trim caps. The logo will consist of green, red and white Plexiglas face with a white outline. They would like to utilize the eighty eight (88)feet of open area on the store front. Ch. Entman read the Appearance Review Team (ART) minutes dated January 10, 2014 in which the ART recommended approval. Corn. Windecker advised that he attended the ART meeting. The proposed sign is smaller than all the previous wall signs for the prior tenant and the total square footage would be less. The proposed would look better than the previous signs. He also asked Mr. Solis when the Chase Bank tenant panels would be removed from the ground signs. Mr. Solis stated that the tenant panels would be removed when the new tenant panels for Garden Fresh are installed. He has covered up the Chase tenant panels in the meantime. Com. Windecker stated that someone must have pulled the covers off the Chase panels. Mr. Solis believes that Chase Bank may have taken the covers off. Mr. Sheehan advised that he will stop out at the new Chase Bank building and advise them that the covers need to remain on the tenant panels. Ch. Entman asked when the turnover will occur. Mr. Solis stated in about a month. ZONING BOARD OF APPEALS JANUARY 21, 2014 PAGE 3 of 4 Corn. Windecker asked Mr. Mor his relation to Otty Mor. Mr. Mor stated Otty Mor is his father. `/ Corn. Windecker stated that Otty Mor was previously his neighbor many years ago but that will not affect his decision. Corn. Lesser stated that the sign is tastefully done. The sign is also reduced in size from all the previous wall signs at this location. He is glad to have Garden Fresh in Buffalo Grove. There were no additional questions or comments from the Commissioners. There were no questions or comments from the audience. Com. Lesser made a motion to grant the request made by Garden Fresh Market, 770 S. Buffalo Grove Road, for Deviation to the Plaza Shopping Center Sign Criteria — For the purpose of allowing the letter height and logo to exceed the maximum permitted height of twenty four (24) inches; and to allow individual channel letters in lieu of a raceway. The sign is to be installed pursuant to Exhibit E. Subject to the Appearance Review Team (ART) minutes dated January 10, 2014. Corn. Windecker seconded the motion. Roll Call Vote: AYE — Cesario, Steingold, Windecker, Lesser, Shapiro, Au, Entman NAY — None ABSTAIN —None Motion Passed 7 to 0. ANNOUCEMENTS None.
