2025-12-01 - Ordinance 2025-135 - APPROVING AMENDMENT TO THE SPECIAL USE AND PRELIMINARY PLAN UNDER ORDINANCE NO. 2018-002, AS AMENDED BY ORD. 2024-058, AT 1100 W DUNDEE RD Buffalo Grove High School District #214, \e BUFEAI.O CRPVE ORDINANCE 2025-135 AN ORDINANCE APPROVINC AMENOMENT TO THE SPECIAL USE AND PRELIMINARY PLAN UNDER ORDINANCE NO.2OI8.OO2, AS AMENDED BY ORD. 2O24-O58, AT IIOO W DUNDEE ROAD Buffalo Grove High School School District #214 I'IOO W Dundee Road WHEREAS the Village of Buffalo Crove is a Home Rule Unit pursuant to the lllinois Constitution of l97O; and WHEREAS llOO W Dundee Road, Buffalo Crove, lL is improved with a public high school, athletic fields, and surface parking lots located on approximately 45- acres in the R-l and R-E One Family Dwelling Districts, and is hereinafter legally described in Exhibit A; and WHEREAS in 2O18, the Village Board approved by Ordinance No.2Ol8-O02 granting a Special Use and a Zoning Variation to allow the expansion of the school; and WHEREAS in 2024, the Village Board approved by Ordinance No. 2O24-O58, granting an amendment to the Special Use and Preliminary Plan and a variation to the Fence Code to allow site improvements and construction of accessory structures on the subject school property; and WHEREAS STR Partners, ("Petitioner") has filed a petition on behalf of the School District #214, to allow a parking lot expansion on the subject property, and is req uesting the following approva ls: WHEREAS the Planning & Zoning Commission held a public hearing on November .]9, 2025, concerning the request for approval of the Amendment to Special Use and Preliminary Plan approved by Ordinance No.2O'18-OO2, as amended by Ord. 2024-058; and WHEREAS the Planning & Zoning Commission made findings of fact and determined that the petition meets the criteria for a Special Use as set forth in the Buffalo Crove Zoning Ordinance, and as described in the minutes attached hereto as Exhibit C; and Page I of 7 smart with heart. 50 Raupp Blvd, Buffalo Grove, lL 60089 \ 847-459-2500, vbg.org l. An amendment to the Special Use and Preliminary Plan approved by Ordinance No. 2O18-OO2, as amended by Ord.2O24-O58; and WHEREAS the Planning & Zoning Commission voted 8-O to recommend approval of the requested approval of the Amendment to Special Use and Preliminary Plan; and WHEREAS the Corporate Authorities of the Village of Buffalo Crove hereby determine and find that the requested Special Use is reasonable and will serve the best interests of the Village; and WHEREAS the proposed Special Use shalloperate in accordance with and pursuant to the following exhibits: EXHIBITA Legal Description of the Property EXHIBIT B Plan Set EXHIBIT C Draft Minutes from November 19,2C25 Planning & Zoning Commission Meeting NOW THEREFORE BE lT ORDAINED by the President and Board of Trustees of the Village of Buffalo Crove, Cook and Lake Counties, lllinois, as follows: SECTION 2. The Corporate Authorities hereby adopt a proper, valid, and binding ordinance approving the amendment to Special Use and Preliminary Plan approved by Ordinance No. 2O]8-OO2, as amended by Ord. 2O24-OSA, for the property located at llOO W Dundee Road, Buffalo Crove, lL, subject to the following conditions: 1. The proposed development shall be constructed in substantial conformance with the plans attached and in accordance with Section l6.20.070 of the Development Ordi nance. 2. Final Engineering plans shall be revised in a manner acceptable to the Village 3. Any directional or incidental signage added to the sign package shall be reviewed administratively by staff. 4. The landscaping on the site shall be maintained in compliance with the approved landscape plan in perpetuity. SECTION 3. lf any section, paragraph, clause or provision of this Ordinance shall be held invalid, the invalidity thereof shall not affect any other provision of this Ord ina nce. SECTION 4. This Ordinance shall be in full force and effect from and after its passage and approval and shall not be codified.
