WITEREAS, the Arllngton Country Club development Is bounded by the Vlllage of
Buffalo Grove on both tts south and t est property llnes; and,
ITIIEREAS, the Vlllage of Buffalo Grove has an obligatlon to be concerned over
the developnent of thls propert]' for the protectlon of our owrr resldents; and,
WHEREAS, the Vl11age of Buffalo Grove 1s concerned that thls development
w111 have a negatlve lupact on the areal and,

As you are arere, the Vlllage of Buffalo Grove is contiguous to the
Arlington Country Club on the south and west. Thls lncludes the entlre rights of
way of both Buffalo Grove Road and Dundee Road. Due to thls propertyrs proxlnltv
to our Vlllage, lt w111 undoubtedly have signlflcant inpact on both our resldents
and our Eunlclpal services, Therefore, the Vtllage of Buffalo Grove would 1lketo offer the followtng cornnenta for your consideratlon:
The density proposed for thls slte of 10.0 unlts/acre is too high. Glventhe eurrent traffic volunes in thls area, speclflcally at the intersectlon
of Buffalo Grove Road and Dundee Road, the density should be reduced to be
nore ln llne rr{th our Conprehenslve Plan. Our plan provldes for a density
range of 4-7 unlts per acre wlth a provislon for varlous density lncentives
whlch could a11ow a maxlmurn denslty of 7 unlts per acre.
Slnce the lntersectlons at both Buffalo Grove Road and Dundee Road leadlnglnto thls development are rrlthin the Vl11age llnlts of Buffalo Grove, we are
very concerned rrith the trafflc congestlon. Any trafflc accidents or other
problens at thts lntersectlon w111 need to be servlced by our Pollce andFlre Departuenta, resultlng 1n an addltlonal tax burden to our resldents,
In order to ald the safe movenent of traffic, the developer should be
requlred to install approprlate turn bays and pay for the 1ocal share oftrafflc slgnals once approprlate varrants are net. Also, should thlsproject be annexed to Wheellng, your vll1age should glve proper
conslderation to compensatlng Buffalo Grove for dlrect and lndlrect pub1lc
safety aervtces (po1lce, flre and paramedlc) whlch nay, due to ourproxlmlty, becone an lnvoluntary obllgatlon of Buffalo Grove to the
development.
The Vl11age endorses the locatlon of the entrance
Buffalo Grove Road across fron Old Oak Drlve.

4. Currently, the Vlllage of Buffalo Crove is responslble for a portlon of the
naintenance of the I..ISD retentlon facility located on the property. If thisls annexed to Wteellng, then Wheellng should take over that responslbillty.
