B. 171 Old McHenry Road - Grove Point Shopping Center Direct Communications - Wall Sign, Exceeds Height Mr. Barry Kahan, Attorney at Law, 200 North Dearborn, Suite 1207, Chicago, IL 60601 (312-419-0740) and Mr. Roopit Patel, Owner of Direct Communications, 1171 Old McHenry Road (between Little Caesar' s and Pastibilities) were present . The proposed sign was compared with the Grove Point Sign Criteria. The total sign height is limited to two feet (2 ' ) but the Direct Communications sign would be three feet (3 ' ) . Mr. Kahan said the sign has been approved by the landlord and he requested approval by the Appearance Commission. The original submittal was for a sign 3 ' 2" in height and it would have been mounted on a raceway, but the sign was denied and Mr. Patel was informed of the requirements . They misunderstood the Sign Package because it permits 48" signs for two (2) special conditions (which only apply to specific stores Walgreen' s and a previous store) . They redesigned the sign and reduced the total height to an even three feet (3 ' ) , using channel letters . The sign has been fabricated at a cost of $7, 000 . Direct would be two foot (2 ' ) high red capitol letters and Communications would be eight inch (8" ) white capital letters . The letters would be illuminated, but the black bar would be non-illuminated. APPEARANCE COMMISSION AUGUST 27, 1998 - PAGE TWO g A list of signs was submitted with the heights designated and some exceed two feet (2 ' ) , but the list included Town Center signs . Mr. Kahan said the facade of the shopping center is set back at the east end of Little Caesar' s, so they tried to balance the sign with other stores. Mr. Patel said if they comply with the 24" limitation the size of stacked letters would be too small to read. This is the smallest size that is available . Direct Communica- tion is a wireless retailer, similar to cellular pagers, phones, etc . They now have six (6) stores and expect to have fifteen (15) by next year. The Commissioners had no objections . Com. Johnson made a motion to recommend approval of the Direct Communications wall sign at 171 Old McHenry Road as submitted. Com. Masure seconded the motion.
