APPEARANCE COMMISSION
VILLAGE OF BUFFALO GROVE, ILLINOIS
THURSDAY, MARCH 12, 1998
I . CALL TO ORDER
In the absence of Chairman Richard Gordon, the Appearance
Commission meeting was called to order and chaired by
Com. Fred Weissman at 7 :30 P.M. in the Council Chambers .
of the Village Hall, 50 Raupp Boulevard.
II . ROLL CALL

E. Smith and C. Johnson
Commissioners Absent : R. Gordon and C. Masure
Bldg. Dept . Liaison: Richard Jensen, Building Inspector
Village Board Liaison: Charles Hendricks, Trustee
III . APPROVAL OF MINUTES
February 26, 1998 - Motion to Table was made by Com. Cea and
seconded by Com. Johnson.
Voice Vote : AYE Unanimously
The minutes of February 26, 1998 were Tabled.
IV. BUSINESS
A. 300 Hastings Lane - "For Lease" Sign
Lot W - 6 at Chevy Chase Business Park West
Recommendation for variance of Sign Code
Mr. John Johnson, C. Johnson Sign Company, 9615 Waveland
Avenue, Franklin Park, IL 60131 (847-678-0292) described
the sign and requested a recommendation for a variance that
would permit Hamilton Partners to install a "For Lease"
sign in front of the building that is being constructed at
300 Hastings Lane. The typical Hamilton Partners sign would
painted on 4 ' x 8 ' MDL plywood with 4 ' wood posts.

Trustee Hendricks commented that the meeting to discuss this
type of sign has been scheduled for Tuesday, March 17, 1998,
following the Zoning Board of Appeals meeting. This is an
issue that needs to be addressed, but March 18th is not a
good night because it is election day.
The Commissioners concurred that the sign would be a typical
Hamilton Partners "For Lease" sign and agreed that it would
be needed to identify the new building.
A variance is required because of the length of time it
would take to have the Sign Code officially changed.
Coma Johnson made a motion to recommend to the Zoning
Board and the Village Board that a variance be granted
that would permit the Hamilton Partners "For Lease" sign
to be installed at 300 Hastings Lane as submitted.
Com. Cea seconded the motion.
Roll Call Vote : AYE - Dorfman, Smith, Johnson,
Cea and Weissman
NAY - None
Motion Passed - 5 to 0 .
Item is on the March 17, 1998 Zoning Board Agenda.
B. 301 Hastings Lane - General Binding Corporation
GBC Wall Signs on the west and south elevations .
Mr. Vic Laska, North Shore Sign, 1925 Industrial Drive,
Libertyville, IL 60048 (847-816-7020) described the
sign. The General Binding Corporation logo "GBC" will be
constructed with aluminum letters with individually
illuminated plexiglas #2793 red faces and red returns .
It was noted that the sign on the west elevation faces
a right-of-way, but the sign on the south elevation does
not face a right-of-way so it requires a variance.
There were no objections to the sign or the variance.

Com. Cea made a motion to recommend approval of the GBC
wall sign on the west elevation of the building at
301 Hastings Drive, and also recommends to the Zoning
Board of Appeals that a variance be granted that would
permit installation of an identical wall sign on the
south elevation of the building.
Com. Johnson seconded the motion.

D. 1300 N. Arlington Heights Road
LaSalle Bank Sign Face Changes
In February, the three LaSalle Bank were reviewed and the
addition of the word "National" was approved, but now they
want to eliminate the word National . The signs will read
"LASALLE BANK with the gold underscore.
There were no objections.
Com. Johnson made a motion to approve the revised LaSalle
Bank signs faces as submitted.
Com. Smith seconded the motion.

C. 1360 Abbott Court - Warehouse Building
Full Review: Architecture, Materials, Colors,
Landscaping and Lighting
Mr. Seth Pines, Pines Development Corp. , 194 A Skokie
Valley Road, Highland Park, Il 60035 (847-831-3838)
described the proposed spec warehouse building. It will
be a 15, 000 square foot one-story structure . It is now a
speculative building, but it could become a build-to-suit
building that would require some minor modifications .

The building will be twenty feet (20 ' ) in height . It will
be a masonry structure with drivit on the front of the
building.
1 . ARCHITECTURE, MATERIALS AND COLORS :
a. The utility brick sample has a bit of maroon
shading, but if a similar brick becomes available
that has some blue, he would prefer to use that color.
It is Glen-Gary "Maroon Classic. " If an alternate
brick color is selected, it will be submitted for
Appearance Commission approval .
b. The Drivit will be beige - "Amarillo White . "
c. The 8" x 8" maroon brick features on the front
elevation, distributed by Acme Brick are Glen-Gary
#W-93 Beige .
d. Steel columns in front of the building will
be painted mill-finished aluminum to match the
window framing; or they will be painted a color
chosen by the company that rents the building,
possibly blue. The Appearance Commission will be
informed if the columns are not aluminum color.
e . Window system - aluminum framing with light
grey tinted glass . The stone sill be grey.
f . The north elevation is to be split-face
concrete block stained the color of the brick.
g. The gravel stop will be bronze tone aluminum.
h. If roof top units are installed, it will be
screened with aluminum (similar to Jun-Air) .
i . Overhead door on the west elevation will be the
factory painted finish - off white and the mandoor
on the west elevation will be painted to match.

Com. Cea made a motion to recommend approval of the
elevations, materials and colors as submitted for the
warehouse building to be constructed at 1360 Abbott Court,
subject to the replacement of the material on the rear
elevation of the building with split face concrete block
stained to match to match the utility size brick.
Com. Dorfman seconded the motion.

2 . LANDSCAPING:
The landscaping will be consistent with the Jun-Air build-
ing west of the proposed building. No irrigation system
is proposed at this time.
The area to the rear, will be graded and hydro-seeded.
The sides will be also be seeded. The front will be
sodded and there are some sodded strips within the planted
area at the southeast corner and at the front entrance.
The walkway is standard concrete .
Com. Cea made a motion to recommend approval of the
Landscape Plan as presented for 1360 Abbott Court,
subject to Ray Rigsby' s review and recommendations.
Com. Johnson seconded the motion.

3 . LIGHTING:
Mr. Pines submitted cut sheets and the photometric plan.
The fixtures are consistent with the Jun-Air building.

The 20 ' pole light in front has a 400 HPS lamp. The
photometrics are acceptable, from . 05 to . 01 at the
property line. No residential property is in the area.
The wall mounted fixtures at the loading dock and man door
have 150 HPS watt lamp. The lights on the east side are
staggered with the existing Jun-Air building so that there
is lighting all down that side of the property. They will
be on a photo cell .
There will be a ground level flood light, with a 100 watt MH
lamp in front of the building, will be on a timer.
All the lights have bronze tone finish.
Com. Cea made a motion to recommend approval of the
Lighting as presented for the 1360 Abbott Court Building.

V. ANNOUNCEMENTS
The Commissioners agreed that March 17, 1998 is not a
good date to discuss the Sign Code changes with the
Zoning Board. An alternate date will be selected and all
parties will be notified.
