APPEARANCE COMMISSION
VILLAGE OF BUFFALO GROVE, ILLINOIS
THURSDAY, APRIL 10, 1997
I . CALL TO ORDER
Chairman Richard Gordon called the Appearance Commission
meeting to order at 7 :40 P.M. on Thursday, April 10, 1997 in
the Council Chambers of the Village Hall, 50 Raupp Boulevard

III . APPROVAL OF MINUTES
March 27, 1997 - Motion to approve was made by Com. Cea and
seconded by Com. Weissman. No additions or corrections.
Roll Call Vote: AYE - Weissman, Viehman, Cea, Smith,
Dorfman and Gordon
NAY - None
Motion Passed - 6 to 0 .
Minutes of March 27, 1997 were approved as submitted.
IV. BUSINESS
A. Riverwalk - Phase II
Milwaukee Avenue, north of Lake Cook Road
Architecture. Colors and Materials
Mr. David J. Olsen, AIA, Vice President, The Jenkins Group,
Inc . 300 Park Boulevard, Suite 250, Itasca, IL 60143-3146
(708-250-9100) made the presentation.
The master plan for Riverwalk was originally presented in
1986 with two (2) identical towers and two (2) parking
decks . One square twelve (12) story building "A" was con-
structed with a five (5) story parking deck on the west
side . The footprint of the second tower (B) has been
increased in size. It will be rectangular in shape and it
maintains the maximum floor area that is permitted. It
will have a seven (7) story parking lot directly north.

The following Tower "B" building materials are consistent
with Tower "A" :
1 . The 2-story granite base will have the same two
(2) kinds of stone : The lower 2-1/2 feet will be
polished Black Cambrian Granite and the rest of
the base is Nara Brown Canadian stone done in two
(2) finishes - plain, lighter thermal finish, and
polished medium grey.
2 . Same reflective blue glass is used for Tower "B" .
3 . Mullion system for the curtain wall is black
4 . The floor height for Tower "B" has been increased
from 8-1/2 ' to 9 ' ceilings, but the height of the
two (2) buildings is the same.
5 . There is a matching 2-story concourse.
6 . The standing seam roof is the same greyish blue
color.
7 . The roof line appears slightly different because
of the rectangular geometric design but it is con-
sistent . The view of the gable and entrance from
the approach on Riverwalk Drive will be the same.
The pitch on the new roof is a little bit flatter.
8 . The roof is clear of mechanical equipment . There
is an air handling unit on the east side of Tower
"A" and a similar opening on the north side of
Tower "B" facing away from Milwaukee Avenue.
9 . The seven (7) story parking deck is attached to
the office tower by a single story link that has
loading docks facing the east side; . access to the
parking deck is to the east and north sides.
The link houses the trucking activities and the
building mechanical requirements . The west side
of the link will be granite with louvers as
required by ComEd. The parking structure will
be grey pre-cast concrete with granite medallions.
There were no questions or objections .
Com. Cea made a motion to recommend approval of the
Architecture, Materials and Colors for Riverwalk -
Tower "B" as presented.
Com. Weissman seconded the motion.

B. Bruegger' s Bagels - 60 W. Dundee Road
Ground Sign and Wall Signs at Dundee Point
Mr. Jerry Archer, President, Archer Corporation Sign
Products, 1917 Henry Avenue . S.W. Canton, Ohio 44706
(330-455-9995) made the presentation. Mr. Larry Quinlan
from Bruegger' s' s Bagels was also present . The store
will occupy the Kuppenheimer space at 60 W. Dundee Road.
Mr. Archer described Bruegger' s standard sign package,
including the ground sign, wall signs and red awnings with
black and white stripes . The signs have white lettering
on a black background with a red banner with white letters.
1 . AWNINGS :
The awnings were reviewed first because they are an archi-
techural feature. Mr. Archer said they would maintain the
existing awning structure by changing the existing blue
awnings to the corporate red, black and white material .
The awnings would be over the front windows and over the
new entrance on the east end of the building.
Mr. Quinlan said the developer has approved the signs and
the awnings . The existing blue awnings have faded , so
adding a red color to the center will give Bruegger' s
identity.
After a long discussion that included consideration of green
awnings to match The Plaza at Buffalo Grove, or a different
shade of red, such as burgundy, a straw poll was taken.
None of the Commissioners were willing to permit the color
of the existing "Kuppenheimer Blue" awnings to be changed.
It would set a bad precedent to allow the color for one (1)
store to be changed. Other businesses, in this center or
in other centers, would request similar alterations.

The petitioners were given the option to Table and have
the developer submit a different color for the center, but
Mr. Quinlan agreed to have the awning color withdrawn.
Com. Cea made a motion to recommend approval of the red,
white and black awnings submitted by Bruegger' s Bagels,
as submitted.
Com. Weissman seconded the motion.
Roll Call Vote: AYE - None

Motion DENIED - 6 to 0 .
2 . WALL SIGNS :
Mr. Archer described the wall signs which are the national
corporate design and colors. They have white individually
illuminated channel letters, mounted to a black aluminum
background panel with a satin gold border. The whole panel
is mounted to a raceway that is approximately seven inches
(7" ) from the background. The sign on the south elevation
is 16 ' 6" x 3 ' 1. 7" and it fits within the size criteria for
the shopping center.
Mr. Archer requested a recommendation for a variance to
install a second wall sign, 19 ' 6" x 3 ' 8 . 6" on the east
elevation over the new door that will be constructed.
The Commissioners had no objections to the wall signs .
Com. Viehman made a motion to recommend approval of the
Bruegger' s Bagels wall sign on the south elevation of the
building at 60 W. Dundee Road and also recommended to the
Zoning Board of Appeals and the Village Board that a
variance be granted that would permit installation of an
identical wall sign on the east elevation.
Com. Cea seconded the motion.

Mr. Quinlan said the space is actually 5, 000 square feet .
Bruegger' s Bagels will occupy 3, 000 square feet and will
sublet 2, 000 to another company. A variance would be
required for a wall sign on the west elevation. All signs
must be submitted to the Appearance Commission for review.
3 . GROUND SIGN:
Mr. Archer described the proposed sign that will replace the
Kuppenheimer panel on the ground sign. The background would
be white with black "BRUEGGER' S BAGELS" lettering and a red
ribbon with white "BAKED FRESH" lettering.
All the panels on the existing ground sign are Kuppenheimer
Blue with white letters .
The Commissioners objected to the proposed colors and agreed
that if so many colors were added to the existing ground
sign it would not be in keeping with the originally approved
sign. The panel should be blue panel white lettering, but
they could have a red ribbon with white "BAKED FRESH" copy.
Mr. Quinlan had no objection to matching the existing colors
of the ground sign with the red ribbon.
Com. Cea made a motion to recommend approval of the
Bruegger' s Bagels sign as amended: Blue background with
white lettering and the red ribbon with white lettering.
Com. Viehman seconded the motion.

Motion Passed - 6 to 0 .
V. ANNOUNCEMENTS :
Com. Cea observed the background of the new Health Club
sign at Woodland Commons is white . It should be cream
and is very noticeable .
Mr. Jensen will look at the sign.
