Paolillo: made the following motion: I move we accept the White Hen Pantry ground sign, as presented with the following- stipulations :- 1 - The Height be reduced to 20 (twenty) feet. 2 - The sign to be located approx. 115feet from the PP South property line . 3 - That it be within the proper set back from the front property line. 4 - The base of the pole will have suitable low shrubbery to shield the base. 5 - The advertising board will be deleted. 6 - The pole color is to be dark brown with the disconnect painted out. 7 - Cool White flourscent lamps are to be used. Middleton agreed to reduce the size of the sign by scaling it down to the same proportionate lettering as shown keeping the 120 sq . ft . limit . COMMONS will be ' about 18 inch letters , Wilmont about 8"-9" letters. the upper case letters in Single Family Homes will be about 9" to 10" . Relative to the question of whether or not the flowers are a logo, Com. Hardt stated the sign code Art . 11, Section 1-4 defines the difference between an advertising photo and a logo. Kirby. /n b) ,JHEMPHILL - Model Changes. 4v N Representative - Jim Hemphill. Pres . explained the reouest t ��1 . to change the final unite for Heritage Place for marketing * ijt reasons . People are desiring two car garages . The plans 1 ; - ., / have already been submitted to the Planning Commission and have been approved by them. They are different in appear- '�:: ante but are aesthetically homogenous. / Ch.Hardt asked that the original concepts be followed and that the stipulations made previously be followed . The same mix of brick and siding will be used . and no two front elevations could be side by side . Mr. Hemphill said the 16 units are all Colonial. but a new style . No need for a landscaping- plan because individual landscaping is included in the price, lots are to be sodded . Appearance Commission Nov. 30, 197R - Par. Four. Also, the construction will be aluminum siding with facias to be wood . small shingles , - color of siding beige and roof color homogenous, wooden corner boards . Mr. Hemphill stated they would .prefer not to stipulate the location of any roof vents because they have not yet been worked into the plans ; but the roof vents will go to the rear if possible . They will stipulate to the same simulated brick chimneys . The gutters will be painted white. Ch. Hardt asked about the rear elevation treatment that 'is adjacent to Arlington Hts .4oad -"There will be a low • berm with fences . Window grills around the muttons . Shutters on the front but none on the rear. • Lights at all doors . Asphalt shingles on the roof of the bay shown same as the roof itself. Bronze window -frames. Garage doors and shutters - all white same as the trim . Shutters are molded plastic . If doors are set on a box sill the developer will stipulate it will be given a wooden kickboard . The lights on the rear patio door will be a double cone light fixture and the front will have coach lights . Commissioner. Kirby made the following motion: I move that the Hemphill Development Corp. be - granted acceptance of the changes submitted to be made at Heritage elace, as presented with these stipulations :- 1 - that the materials used are to be similar to the existing materials . The same basic design is used with some modifications. It is known as Building #5•. on sheet #19, dated 11 / 28/78. Com. Fennell Jr. Building Commissioner RE: Revised Drawings In reviewing the revised drawings for your building #5 It has come to our attention that the projected end window projects into the agreed upon 12'-O" space between buildings. This agreement was entered into by Mr. Hemphill and is represented on the site plan bearing his initials. The entire matter of the revised plan will be finally ratified at the Board meeting, Monday December 18, 1978, and this item should be resolved either prior to or at the meeting. Until resolution of this problem is accomplished there will be no permit issued for the modified Building #5. If you have any further questions concerning this matter please contact me.
