Appearance Commission Recommendation: Don Hardt, Chairman of the AC summed
up the recommendations of the Homeowners Group and the Early Learning
Center and the Prudential Corp. as they were worked into a compromise
that seemed equitable to all the concerned parties, as follows :
1. ROOF TOP UNITS FOR PRUDENTIAL
a) Roof Top Units (Condensing Units) on
Buildings . & B are to be roved more
toward the longitudinal center of the
building;
b) Paint out remaining roof top stacks and
the roof top units that are in line of
sight .
2. LANDSCAPING
a) Landscape along the plans of Section A,
(the South border) and Section D (the East
border) , as submitted by the Homeowner' s
with reference to Mr. Conrardy's portion;
with imput by the Landscape Architect as to
the durability of the species selected;
b) To have those trees that are included in
the plans to be flexible and that they shall
be strategically located so as to provide
maximum screening for the inditidual patio
areas of the residents along the South and

3. SWALE AREA
a) That the developers use sod in combination with
low lying shrubs . Wood chips shall not be used,
• replace with a gravel of stone type material to
prevent it from being floated away, during rain
storms .
4 . FENCES
a) That the fences along the South property line of
the Prudential Area be located just inside the
concrete wall .
b) Along the East property line of the Prudential
.Center that the fence be constructed at either:
1. The property line with the 12 foot
green belt in conformance with Sec-
tion D. or - _
2 . in conformance with the original
approved landscape plan.
• c) With respect to the fence along the South of the
Early Learning Center that it be a wood stockade
fence located 12 feet within the property line -
• Fence to be continued for the entire length (both
Early Learning Center and Prudential) to extend

along the East property line the entire way a
height of 6 feet throughout .
d) In addition to 4-c, a cyclone (chain link) fence 12'
in on the- property line extending from the Southern
stockade fence to the Northern part of the play-
ground - intersecting the chain link fence - with a
taper along the East property line bringing It down
from 7 feet into a smooth transition with the pro-
posed 6 foot fenct .
e) In addition, the 12 foot buffer will be ret along
both property lines in the areas where Shade Treed
are to be planted at the parking lot elevation
along the South property line . Planting areas will
be cut out approximately 5' x 5' to provide adequate
watering and whatever is necessary to make the trees
survive . .

5. ROOF TOP UNITS on Early Learning Center
a) Stipulation that Mr. Olson (Earlyu.Learning
Center) provide an effective screen, architec -
turaly done , that will be approved by this
Commission, at a later date .

Chairman Hardt specified that the above motion was formulated
based on what was discussed this night (October 12, 1978)
asking that specific landscape plans be submitted for final
approval that will meet the requirements stated above . The
representatives need not be present . Mr. Saviano will pre-
sent them at a Workshop. •
Motion was made by Commissioner Paolillo and' seconded by
Commissioner Gibbs . -Roll call Vote was taken and the
Motion Passel . 5-Aye - Commissioners Knaak, Kirby, Gibbs,
Paolillo and Hardt .

Appearance Commission Recommendation:
Drainages Chairman Hardt ruled that approval of drainage is
out of the scope of the Appearance Commission.
Lighting: The following motion was made by Commissioner Kmaak:

So move we approve lighting for the Strathmore
Shopping Center to have 15-20 ft . poles with
200 watt sodium vapor lights, illuminaires
with appropriate cut-offs so there will be no
adverse lighting problems on the residential
areas abutting said property. The Village Bldg.
Dept . will have overriding decision with respect
to safety and providing that they give the amount
of light required by the Police Dept .
Motion was seconded by Commissioner Kirby..

The following motion was made by, Commissioner Kirby:
I move .we approve- the architectural plans for
Levitt's Strathmore - Buffalo Creek -4 Elevations
with the following stipulations :
a) All chimneys be at the rear roof lines
and be simulated brick- pre-fabs .
b) Roof top vents on all models to be on the
rear elevation and will be painted out to
match the roof color.
c). Windows on side elevations on corner lots
to be treated with shutters ;• -
d) Wood posts to be treated chemically, also
exposed wood on the concrete bases .
e) All shutters to be of high quality wood .
The motion was seconded by Commissioner Berins .
