After a great deal of discussion Commissioner Hardt moved that they accept the - ?
variation for signs on Kohl's Cambridge Common Shopping Center for the Karibu i
Tropics Pets and Gifts and Vanco Wallcoverings establishments with the
following stipulations
1) With respect to the proposed Pets and Gifts sign that
Karibu Tropics or any d/b/a assumed name be added in
9" letters 3" above the 18" capitals and centered with-
in the proposed sign.
2) With respect to the proposed Wallcoverings sign that
Vanco be added in 9" capitals 3" above the Wallcoverings
letters.
3)
The names are to be added using the same color as already
exists on the fabricated sign.
4) The entire sign is to be done in capitals.

After much discussion regarding the materials to be used in the construction
of the buildings and the landscaping Commissioner Hardt moved that they accept
the two (2) four-story condominium buildings with the stipulationsa
that the materials are essentially the same depending upon availability
as the two-story Oak Creek Condominium previously built or currently
being erected. That the architectural treatment is faithfully carried
out in conjunction with the elevations as presented and rendering as
shown with the intent that the architectural character of the building FI
maintain that which was presented with the two-story phase. Understanding . '
of course, that these are four-story buildings. '
That air conditioners will have their condensers on the balconies painted •
the proper color to match the brick. The brick is to be Homan Brick Company's
Greenfield Brown Range Blend and shingles will be Shake Shingles left to •
•
weather naturally or as according to the treatment on the two-story.

If an elevator overrun is required and may be visible from the street the
• mansard would be raised to hide it or the overrun would be a face brick. I

Commissioner Hardt moved that the landscaping, as presented, be accepted ,i
including the mounding and the relative heights as shown on the plan revised -
1 • and we note these are relative grades. The only stipulation being that the
Pines are White, Austrian or Scotch. Sizes and species as shown on the
I plan would essentially not vary and that the developer has stipulated that
the work will meet the Illinois Landscape Contractors Association Specifications
and the American Nurserymen Stock Criteria. The gazebo would essentially have
• character of architecture resembling the larger structures in materials and
form. Internal sidewalks either would be concrete, merrimac or exposed
aggregate or asphaltic bituminus pavement with edges that are protected against
ravelling; i.e. metal edge, inverted curb. All parking lot curbing to be
concrete. If fire lanes are required at any time, then the plan has to come
back. The entire site is to be sodded. The developer will construct the
lake and insure its maintenance until such time as it is taken over by other
ownership and the maintenance of the lakes banks are assured. Parkway trees
would be submitted at a later date to conform with Village Parkway Trees as
part of the Village Ordinance or in lieu of street tree parkway planting
program. A planting program of an informal nature similar to the Crossings
would be an acceptable solution by the Appearance Control Commission.
Commission Kirby seconded the motion. The motion passed the commission
unanimously.
