more , Architect and representative of Simon Development
Company , Inc . . Merchants Plaza , P . O. Box 7033 . Indianapolis ,

and Mr . David Loomos . 5 South Prospect Avenue . Park Ridge , IL
(825-9012) .

resubmitted . Signs will also be submitted at a later date .
APPEARANCE COMMISSION
April 28 . 1994 - Page Four
Mr . Viahkis gave a brief overall description of the Pickwick
operations . He was working as an usher at the Park Ridge
location when it was closed in 1081 . He took it over and
now operates it with Mr . Loomos . his brother-in- law . They
have expanded the single theater into four ( 4 ) theaters and
chose Buffalo Grove as a second location. The Pickwick will
have four (4 ) theaters with possible expansion into eight
( 8 ) and It `y' i be fnr Thv hole to ooen with an
admission price S2 . 00 .
1 . Elevations , Materials and Colors :
Mr . Dinsmore described the construction of the theater . It
will be a 12 , 300 square foot building . The square shaped
theater building will be constructed at the north end of the
Town Center complex with the front elevation facing south,
with an 11 . 000 square foot future expansion to the north.
Materials and colors of the existing shopping center will be
incorporated into the construction . The concrete panels will
be stained to match the existing colors of the Town Center .
The Appearance Commissioners agreed that the pre-cast concrete
panels which were displayed are not the right colors and they
want to see what the actual colors are going to be .
The details of the columns will match using the same three
(3 ) kinds of bricks : reach Velour . Maroon Velour and Pearl
White Velour , wire cut .
The metal canopy over the entrance and the roof will be
identical to the Town Center . The materials will be manufac-
tured by the same company : MBCI Lokseam Architectural Roof
Dark Green Panel .
The fascia will have 30 channel letters . per the Town Center
sign specifications . Matching pilasters will enhance the
front of the building and the corners .
The 18 " base of the building will be Maroon Velour bricks .
A sandblasted textured material , stained to match the existing
brick color will be used on the lower portion of the front
elevation . above the base to a height of ten feet ( 10 ' ) .
A four foot ( 4 ' ) white stained band with a natural reveal will
be across the front elevation and around the turned corners .
The balance of the building above the white band at a height
of fourteen feet ( 14 ' ) and continuing on the three ( 3 ) sides
will be peach stained smooth. concrete panels . They are work-
ing with the concrete contractor to develop an exact match .
APPEARANCE CUMiMISS1ON
April 28 . 1904 - Page Five
The top portion will be finished to match the existing build
ing with maroon and white bands of brick with green metal
./ coping . The bands and matching parapet will be extended
around the entire building . the parapet screens the HVAC
roof top equipment . The Bone White storefront system will
match the existing materials on the retail center .
the decorative wall sconces above the pilasters at the outside
corners of the building and above the pilasters will duplicate
the retail center .
The downspouts and gutters will be painted Deep Jungle -
(G601 by Pratt & Lambert ) .
Mr . Vlahkis explained the staggering of the showtimes with
half hour intervals between show to permit cleaning up of
the theaters . Size of the theaters range from 570 to 350
seats . The extended canopy will protect and accommodate lines
of people and Mr . Vlahkis hopes that families will also visit
Giordanos for pizza and other Town Center stores .
The roof over the ticket lobby will be stained to match the
existing metal fascia panels .
Com . Trilling commented that the flat building needs some
relief and asked why there is no sidewalk .
Mr . Dinsmore responded that the different textures of the pre-
cast concrete panels will provide shadow lines and the three
different sized brick pilasters project from the building .
The future development of buildings on sites #6 and #7 would
necessitate removal of any sidewalks and would be a cost item .
They hope the future businesses will be compatible with the
theaters . The buildings may be attached and there would be
shared sidewalks . Employees should park in the rear of the
theater and not use the main parking lot .
Ch. Larsen voiced his objection to the white band because
it does not improve the aesthetics of the building is not
compatible with the rest of the Town Center .
Mr . Dinsmore said this feature has been considered , such as a
dark green band . but he said he would be more comfortable
continuing the peach color .
After a. lengthy discussion , the Commissioners concurred that
the best solution would be to use the sandblasted pre-cast
panels with the smooth finish stained to match the Peach
Velour with green reveals at the 10 ' and 14 ' height . This
would carry out the four foot ( 4 ' ) sign area of the rest of
Town Center . The top bands would remain maroon and white .
APPEARANCE COMMISSION
April 28 , 1994 - Page Six
Ch. Larsen emphasized that the stain colors of the concrete
panels must match the existing brick and the final samples
`./ will be submitted for Appearance Commission approval .
Mr . Dinsmore agreed with the Commissioner ' s recommendation
and will submit the color samples for Appearance Commission
approval .
The corners of the east and west elevations were shown to be
turned , and Com . Cea observed that on the east elevation there
are two pilasters but there is only one pilaster on the west
elevation.
Mr . Dinsmore explained that they were not intended to mirror
each other and said ne preferred to keep the corners as they
are illustrated .
Com . Gordon noted that the north wall has nothing except
trees and landscaping to break it up .
Mr . Dinsmore said that it is an expansion wail and there are
parkway trees to screen the parking lot . The trees will be
moved when the building is expanded and additional treatment
would be a cost item .
Ch. Larsen commented that too many trees not only screen
the parking lots but also hide the buildings and could nave
an impact on the businesses survival .
The exit doors will be painted out peach to match the pre-
cast panels and will have wail pacs that match the Town
Center fixtures .
The green downspouts were discussed and Mr . Dinsmore said he
would prefer them to be peach . but Com . Cea and Com . Gordon
agreed they provide some contrast . so they will be green .
Com . Trilling made a motion to recommend approval of the
elevations , materials and color scheme as discussed . agreed
to by the petitioner and recorded for the Pickwick Theater at
Town Center , with the stipulation that the pre-cast panel
colors will be submitted to the Appearance Commission for
final approval .
