I . CALL TO ORDER
In the absence of Chairman Eddie Larsen , the Appearance Commission
meeting was called to order and chaired by Commissioner Al Viehman
at 7 : 30 P . M. on Thursday , March 25 , 1993 at the Village Hall ,
50 Raupp Boulevard .
II . ROLL CALL

III . APPROVAL OF MINUTES
Postponed until after the Business meeting .

A . Concord Place - Sales Center :

Mr . Richard Piggott , Director of Land Development and
Engineering , and Mr . Jeffrey M . Benach, Vice President of
Sales and Marketing , Concord Development Corporation ,
1540 East Dundee Road , Suite 350 , Palatine , IL 60067
(776-0350) were present .
Mr . Piggott introduced the project . Concord Place will be
located on Arlington Heights Road , between Heritage Way and
Fremont Way about one quarter of a mile south of Route 83 .
The Sales Trailer will remain on site during the life of the
sales program and will be removed to construct the final
building .
When Mr . Schar reviewed the plans he questioned the absence of a
handicapped ramp . The trailer will be set into the ground about
18' below the grade of the parking lot so that trailer will be
handicapped accessible and a ramp wiii not be necessary . The
parking lot will also be temporary .
The landscaping around trailer and the parking lot will be
temporary but the landscaping around the model building and the
berms along Fremont Way will be permanent .
1 . Sales Trailer :
Mr . Piggott presented pictures of a similar sales trailer for
the Lake In The Hills project . The trailer will be white .
The front of the Concord Place sale trailer will face the
parking lot . The sales trailer . model building and signs will
be illuminated with ground lights . The fixtures wiii be
presented for review at a later date .
The temporary access will be from Fremont Way but after the
road is completed , access will be from the interior road .
Com . Cea made a motion to recommend approval of the Concord
Place Site and Sales Trailer resign as presented .
Com . Lundine seconded the motion .
Roll Call Vote : AYE - Trilling ._ Lundine . Cea and Viehman
NAY - None
Motion Passed - 4 to 0 .
2 . Signs :
Three signs were presented . The copy will be forest green and
rusty brown on a white background with the gold "CD logo .
Sign A - Sales Center and Parking on one side and Thank You for
Visiting on the other side will be temporarily located on
Fremont Way and will be relocated when the permanent road is
completed .
Sign B - Ground Sign at the corner of Fremont Way and the
permanent road .
Sign C - Sales Center with hours and telephone number will be
in front of the trailer .
Mr . Schar said the signs must meet the setback requirements and
cannot create a line-of-sight problem . An accurate site plan
with complete dimensions and ground lighting specifications will
be required when the permit application is submitted .
Com . Trilling made a motion to recommend approval of the
temporary signs with dimensions , as marked on Exhibits A . B
and C , as submitted with the stipulation that there is a
maximum of eighteen inches ( 18 ' ) between the bottom of the
30" x 40' sign and the finished grade . The signs are to be
reviewed by the Village Engineer for setback and line-of-sight .

C . Landscaping :
The Village Forester ' s Review , dated March 17 , 1993 , was
discussed . Mr . Benach agreed to substitute Norway Maples for
the Sugar Maples . The variety of Crab Apples will be Beverly
Crabs . They agreed to provide 7 ' minimum height Austrian Pines
at the sales area , but he will discuss this requirement before
the final landscape plan is submitted for the whole project .
Com . Lundine made a motion to recommend approval of the
Landscaping for the Concord Place Sales Area. . as presented .
including Mr . Rigsby ' s recommendations . dated March. 17 . 1993 .
Com . Cea seconded the motion.
Roll Call Vote : AYE - Lundine . Trilling , Cea and Viehman
NAY - None
Motion Passed - 4 to 0 .
The picket fence shown on the landscape plan was not reviewed
and will be presented with the model building at a later date .
They usually install a split rail fence .
V . ANNOUNCEMENTS
March 11 , 1993 Minutes - Motion to approve as presented was made by
Com . Trilling and seconded by Com . Lundine .
Roll Call Vote : AYE - Lundine , Trilling and Viehman
NAY - None
ABSTAIN - Cea
Motion Passed - 3 to 0 . 1 abstention.
From April through November the Appearance Commission will meet at
the Alcott Community Center , 530 Bernard Drive .
VI . ADJOURNMENT
Com . Cea made a motion to adjourn.
Chairman Viehman adjourned the meeting at 8 : 20 P . M .
