I . CALL TO ORDER
The meeting was called to order at 7 : 40 P.M. on Thursday,
January 14 , 1993 at the village Hall, 50 Raupp Boulevard.
II. ROLL CALL

III. BUSINESS
A. Arlington Nissan - Signs
915 W. Dundee Road
Mr. Herman Hefler, Speedy Sign-A-Rama, 80 W. Dundee Road,
(708) 541-0515, made the presentation. Buffalo Grove
Nissan changed owners and, because the former business
failed, the name is being changed from Buffalo Grove
Nissan to Arlington Nissan. The letters have #60716D -
Blue plexiglas faces with gold trim caps. The total square
footage of the sign copy area will be reduced.
There is an existing non-illuminated Nissan logo that will
be enlarged to 4 ' 6" by 6 ' 6" . The small can with vinyl
copy will be illuminated with fluorescent bulbs. It will
not descend below the drivit arch that steps back about
eleven (11) inches.
Ch. Larsen commented that the bottom portion of the logo
should be wrapped with a 3" metal strip to prevent birds
from building nests behind the sign. He also suggested
using neon for the light source.
Com. Weissman made a motion to recommend approval of
the sign face change from Buffalo Grove Nissan to
Arlington Nissan, 915 W. Dundee Road, as presented,
including the increased size of the logo, with the
stipulation that the edges of the arc be filled back
to the drivit.

B. North Shore Gas Company
Chevy Chase Business Park West/Hastings Drive
Full Review: Elevations/Materials
Landscaping/Lighting
Mr. Jack Lawler, Real Estate Attorney, made the
presentation. Mr. Ken Vanselow, Supervisory Engineer,
and Mr. Russ Stegman, Manager of Operations, were also
present from North Shore Gas Company, 3001 Grand Avenue,
Waukegan, IL 60085 (708) 336-7400.
Mr. Lawler said the proposed facility will be an unmanned
gate station accessed through the Motorola property.
Service people will visit the facility every day, but no
one is stationed there. The 2-acre site is located just
below the eastern end of the Lake Cook Road ramp next to
the Commonwealth Edison right-of-way property. The site
is not very visible from Lake Cook Road. There is a vacant
Industrial Lot between Hastings Drive and the subject property.
1 . Elevations/Materials/Landscaping:
Three small buildings will be within the fenced area.
a. Brick #10216 - Woodstock Brick & Supply Company
b. Roof Tile - Cream colored textured galvanized steel
c. Windows - Glass Block
d. 8 ' Fence - Chain Link, no barbed wire or slats
e. Driveway - Gravel
f. Piping - Will he painted to blend with the gravel
The Village Board has approved the use of the Motorola
easement for the driveway. The owner/seller of the property
has also approved the use of this land for ingress and
egress.

2 . Landscaping:
The Landscape Plan was designed by The Brickman Group, Ltd.
The Village Forester' s Review, dated December 9 , 1992 ,
recommends the addition of Crabapple Trees to screen the
southern exposure and Mr. Lawler said they would comply.
The property, including the landscaping, will be maintained
by the North Shore Gas Company. The site will be planted
with wild grass.
Com. Weissman made a motion to recommend approval of the
Elevations and Materials as submitted for the North Shore
Gas Company facility, with the stipulation that the pipes
are to be painted to blend with the gravel. The 8 foot
chain link fence will have no barbed wire.
The submitted Landscape Plan is included, subject to the
Village Forester' s Recommendation to add Crabapple Trees.

3. Lighting:
Lighting will consist of one 30 ' pole with 2 Crouse-Hinds
Lighting Fixtures. Light source is to match the surrounding
development: High Pressure Sodium or Metal Halide.
Wall Pacs will also have Crouse-Hinds Fixtures.
Com. Gordon made a motion to recommend approval of the
Lighting Plan as submitted by the North Shore Gas Company.
Com. Weissman seconded the motion.

Mr. Schwartz said the property is located north of the inter-
section of Lake Cook Road and Weiland Road. The front
entrance and the parking lot will face Weiland Road. The
site is situated between the Steepleview Condominiums to the
south and the Woodstone Townhomes to the north. The Grove
Shopping Center (Jewel/Osco) is to the west. The site has
been approved for an 83 ,000+ square foot nursing home facility
with 200 beds. The 38 foot tall building will be three (3)
stories in height with a 12,000 square foot basement.
1 . ELEVATIONS/MATERIALS:
Mr. Shayman described the site. The front entrance faces east
and the service area is to the south. There will be three (3)
landscaped patios on the north side of the building. A fire lane
circles the back portion of the property. The double parking
lot is in front of the building. The building has 1, 2, and 3
story elements and is in keeping with the surrounding area.
a. Brick: Salmon Color, 4" x 4" x 12"
b. Mortar: Natural Grey
c. Sills and Trim: Buff colored cast stone
d. Roof: Grey/brown shingles - Weathered Wood
e. Glass: Clear
f. Sliding window frames: Deep Forest Green
g. East elevation canopy: Ornamental iron trim
h. Stucco: Buff color to match stone
i. Down spouts and gutters: Painted to match brick
j . No roof top equipment will be visible from ground.
k. Cooling tower area and/dumpster enclosure will be
roofed over brick structures with solid gates.

Com. Trilling made a motion to recommend approval of the
Elevations and Materials as submitted for Harbour Ridge
Nursing Home on Weiland Road.
Com. Gordon seconded the motion.

2 . LIGHTING:
The parking lot lights will be 20 feet in height with
Beta fixtures. There are building entrance lights and
under canopy lights. There are low intensity security
lights on the west side of the building. The walkway is
illuminated with 42" bollard lights. The cooling tower
and dumpster areas will be lighted.
Com. Gordon made a motion to recommend approval of the
Lighting for Harbour Ridge Nursing Home as presented,
subject to the Village Engineer' s approval.
Com. Trilling seconded the motion.

3 . LANDSCAPING:
Mr. Graham described the landscape plan. There will be an
ornamentally landscaped entry and ground sign area.
A raised berm will screen the parking lot and the adjoining
properties. The entrance and patio areas will have low shrubs.
Screening around the perimeter will include a mix of evergreen
trees, varying in height; shade trees and ornamental shrubs
to provide seasonal color. The plantings will match the
existing landscaping to the north.
The Village Forester' s Review, dated January 11, 1993 , states:
1 . Provide additional evergreen plant material on the border
landscape berms to provide adequate screening as seasons
change.
2. Provide a low growing ornamental for parkway trees so as
not to interfere with overhead utility lines in the future.
The White Spruce should have a minimum height of 7 feet.

Mr. Graham agreed to change the parkway trees to Thornless
Hawthornes. He said he would consult with Mr. Rigsby about
the provision of additional evergreens along the borders.
Ch. Larsen questioned the need for additional screening
from the residential areas.
Patio area A will have ornamental trees and shrubs. Patio
areas B, C and D will have a variety of low shrubs below the
6 foot high wrought iron fence.
Com. Trilling made a motion to recommend approval of the
Landscape Plan submitted for Harbour Ridge Nursing Home,
subject to the Village Forester' s Recommendation to provide
low growing ornamental parkway trees and 7 foot White Spruce.
The petitioner will make an effort to modify Item 1 with the
approval of Mr. Rigsby.

4 . Sign: Not reviewed. Will be resubmitted at a later date.
V. ANNOUNCEMENTS
A. Mr. Schar said the Orientation Workshop will probably be
scheduled for the end of February.
B. Ch. Larsen noted that some of the Zimmerman' s True Value
ground sign lights are out.
VI . ADJOURNMENT
Com. Gordon made a motion to adjourn.
Ch. Larsen adjourned the meeting at 8 : 50 P.M.
