III . OLD BUSINESS
A. Woodland Commons - Sign Criteria , Zale Groves , Inc .
Mrs . Christie Weigel , Project Engineer , The Zale Company ,
100 Lexington Drive , B.G. , IL 60089 (708) 537-9191 and
Gregory H. Jenkins , Architect , 135 S. La Salle Street ,
Chicago , IL 60603 (312) 899-1998 made the presentation.
Mrs . Weigel said the Woodland Commons Sign Criteria has been
revised to incorporate the changes that were suggested by
Ch. Larsen when it was previously submitted for AC review.
One other revision has been made . The signs for anchor tenants
have now been included in the Sign Criteria so that these signs
will not require individual AC review.
No letter for T. S. C. -3 , Building "G" (the anchor tenant yet to
be determined) will be over 3 ' 6" into total height , including
capital letters , ascenders and descenders .
T. S. C . -4 , Building "E" for ACE Hardware is appropriate .
The drawing shows spotlights on the ACE Hardware roof but
Mr . Jenkins said they should be deleted from the plans .
T. S . C . -5A, Building "J" for Blockbuster Video on the south
elevation is permitted by the Sign Code , but T. S. C. -5B,
Building "J" for Blockbuster Video with the torn ticket on the
peaked
portion and name on the side elevation is not permitted
because that would be consider two additional signs and the
Sign Code limit each business to one sign.
Mrs . Weigel explained that Blockbuster Video will be the first
store on Route 22 next to the new fire station. She said the
lease agreement includes two signs , so Blockbuster would be
satisfied with the ticket only.
Ch. Larsen said there is still a question because the building
is not technically located on a "street corner" but he said the
AC can recommend a variance to the ZBA for an additional sign.
The same situation existed at the Town Center and variances
were required . He asked Mr . Schar to discuss the matter with
Mr . Hruby and inform Mrs . Weigel of the decision.
Com. Gordon suggested that the Sign Code be revised to
eliminate this common problem. Staff will have to make such
a recommendation.
Com . Gordon made a motion to recommend approval of the
revised Sign Criteria for Woodland Commons as submitted
with the maximum letter heights as shown depicted for
T. S. C . -1 , T. S. C. -2 and T. S. C. -3 with provision for a descender
of the indicated height (6" , 9" or 12" ) . This will apply to
the majority of the smaller tenant spaces .
Additions to the Sign Criteria are T. S . C . -4 - ACE Hardware and
T. S. C. -5A - Blockbuster Video (west elevation) as depicted .
Com . Bruno seconded the motion.
