I . CALL TO ORDER
Chairman Richard Gordon called the Appearance Commission meeting to
order at 7 : 50 P.M. on Thursday, April 13 , 1995 at the Village Hall ,
50 Raupp Boulevard.

A. Grove Memorial Chapel , 195 N. Buffalo Grove Road
Landscaping and Sign (Tabled 12/8/94)
Mr . Tony Maioriello, 1199 S. Arlington Heights Road. Elk Grove .
Village , IL 60007 (640-0566) made the presentation. He is now
the owner of the Firnbach property (south of Deerfield' s
Bakery) and it has been incorporated into the Village.
1 . LANDSCAPING:
The landscaping was tabled on Dec. 8 , 1994 because there
was an issue regarding Mr . Ray Rigsby' s recommendation for
a fence along the eastern border and Mr . Firnbach' s
preference for a living hedge. The matter was resolved
with the Village Board and the Annexation Agreement was
amended to permit a landscaped buffer zone. He described
the revised landscape plan that has been discussed with
Mr . Rigsby. No written review was submitted.
Several varieties of five foot (5 ' ) bushes will be planted
along the east lot line.
The landscaping along the northern border will be combined
with the existing bakery plantings . The walkway has been
broadened and there will be a variety of crab trees along
the north property line with flower beds for added color .
The area has been opened up for better visibility along
Buffalo Grove Road by deleting the parkway trees . The
existing trees will remain and Mr . Rigsby has approved of
the proposed ground cover and shrubbery.

A tree survey was done. There are two (2) large trees at
the northwest corner of the property that can be saved.. At
the advise of the tree surgeon, . nothing will be planted
along the base of the trees but there will be some low
evergreen bushes in the area.
The landscaping of the parking island on the east side of
the has also been redesigned because the proposed trees
were in conflict with the light poles .
Com. Viehman made a motion to approve the revised landscape
plan as submitted for .Grove Memorial Chapel , 195 N. Buffalo
Grove Road, subject to the Village Forester ' s Review.

2 . SIGN
The sign will be located on the north side of the drive-
way on Buffalo Grove Road. One parking space has been
• removed and the sign area is approximately eighteen to
twenty feet ( 18 ' to 20 ' ) wide. The sign has been designed
to blend with the building. The base will be constructed
with the exposed aggregate material on a concrete block
wall .
The face will be Iexan with painted copy. It will either
have a white background with three foot (3' ) black letter-
ing or a cream background with dark brown lettering. The
numeral address " 195" will be on the end of the sign.
The sign will be ten feet ( 10 ' ) in width and 7 '8-1/2" in
height . It has been kept as low as possible with good
visibility from both directions . The area will be land-
• scaped and. include ground flood lights for illumination.
Com. Weissman made a motion to recommend approval of the sign
as submitted for Grove Memorial .Chapel , 195 N. Buffalo Grove
Road. with recommendation for a variance , if necessary. •

V. NEW BUSINESS

A. AMLI at Windbrooke -. Sign Face Change
Entrance Ground Signs on Busch Road
Mr . John Allen, Signs Today, 295-A N. Northwest Highway,
Palatine , IL (934-9777) submitted a site plan and 'described
the new signs. The existing structures will be painted and
new faces will be installed. The plastic stud mounted letters
will be painted PMS 5535 - Dark Green and the existing
shingles , which are mounted on plywood, will be restained.
Com. Viehman made a motion to recommend approval of the sign
face change from Windbrooke to AMLI at Windbrooke as submitted.

B. Relics of Olde Buffalo Grove , Route 83
Mr . John Gilmore , 609 S. Dryden, Arlington Heights, IL 60005,.
described the site. Lucinda Court is located on the west side
of Route 83 , south of Busch Road. The existing house is going
up for sale. Several models have been submitted, including
three (3) smaller houses that will fit within the required set-
backs of Lots 2 , 4 and 5 . There should be no problem meeting
the Monotony Code. The homes will be customized. Purchasers
are permitted to select almost any combination of brick and
siding, but they will be limited to more neutral colors.
Contracts state that the developer has final approval .

Parkway trees will be required and two (2) trees per lot have
been budgeted. A tree survey has been conducted and they will
preserve as many existing trees as possible.
The street lighting will match the Village' s standards and
will comply with the Village Engineer' s requirements.
2. SIGN:
The 8 ' x 8 ' single-faced temporary sign will have black
lettering on a white background, mounted on white 4" x 4"
posts and will include a phone number . It will be located
on Lot 11 and will meet the ' setback requirements .
Ch. Gordon recommended that the color be an off-white.
Mr . Gilmore had no objection.
Com. Viehman made a motion to recommend approval of the
temporary sign as submitted for Relics of Olde Buffalo Grove .
with the stipulations that the background be off-white and
detailed drawings including a site plan be submitted with the
application.

Mr . Green reviewed the site plan. Sterling Creek will be a
thirteen lot subdivision on Marvin' s Way, a cul-de-sac located
on the east side of Weiland Road, south of Busch Road. The
sign and street tree landscaping plan were previously reviewed
and approved. Approximately six (6) lots are under contract.
Mr . Schmidt described the elevations of the three (3) models
houses - A, B and C. There will be a fourth (4th) model that
is a smaller version of model A. The Monotony Code can be
met with the four (4) models and the semi-custom houses will
include variations in the elevations. A list of minor altera-
tions is attached.
The basic floor plans range from 3 ,500 to 4,000 square feet .
Prices range from $340,000 to 'about $425 ,000. The houses have
four (4) bedrooms , 3-1/2 bath, 3-car garages , a great room and
a family, formal dining room, media room and large entry foyer .
Basements are standard.
There are four (4) different elevations for each model . Styles
range from Traditional to Contemporary. They are available in
brick and cedar or brick and stucco. Lists of the materials
are attached and samples were presented. Window manufacturers
will be either Pella or Herd. Customers select the color
combinations and the Monotony Code restrictions will apply.
The elevations were reviewed. Ch. Gordon observed that models
B & C look identical and could not be built side by, side.
Mr . Schmidt agreed that they look alike but the floor plans are
different . Referring to the attached separation schedule,
models B and C cannot be constructed next to each other . The
materials will be different and the houses will be customized,
so the outside elevations are usually changed.

After discussion. it was agreed that there are actually two (2)
groups of four (4) that are the same. The Rutherford , Camria.
Meridian and Beringer will be considered identical to the
Vichon, Mondavi , Estancia and Meritag .
Should there be a question regarding the Monotony Code, the.
elevations will be submitted to the Building Department for
review and approval .

(517-7100) described the Elevations , Materials and Signs.
Mr . Donald Jorgenson, The Brickman Group. Ltd. , Landscape
Architects , Long Grove, IL 60047 (438-8211 ) made the
landscaping presentation.
Mr . Hopkins described the site plan which consists of a 4-acre
triangular shaped parcel , located on the northwest corner of
Buffalo Grove Road and Route 83 . There are two major accesses ,
one from Buffalo Grove Road and one from Route 83 with a right-
in-only entrance near the •corner on Route 83 that will service
the bank.
American Enterprises Bank will occupy a 5 .000 square foot
tenant space on the first floor of the building and there will
be a five (5) lane drive-up that goes under the building.
The Indeck building will be located in the center of the site
encompassed by a driveway. There is parking for 220 cars
around the perimeter of the site and a single loading dock at
the northwest corner . The 64 .000 square foot atrium building
is three (3) stories in height with a skylight at the top.
SIGNS:
Mr . Hopkins described the proposed signs which would require a
variance because the site is located in an Office & Research
District . There are multiple wall signs that exceed a total of
thirty-two square feet (32 sq. ft . ) in size. The ground signs
are detached and will be located within the required building
setback.

1 . INDECK WALL SIGNS: •
•
There will be two (2) main building signs. One above
each main entrance on Buffalo. Grove Road and on Route 83.
The• three foot (3' ) individual letters will have a satin
bronze finish with back lighting. They are identical to
the existing INDECK sign at 1130 Lake Cook Road.
2 . AMERICAN ENTERPRIZE BANK SIGNS:
a. There will be two (2) ground signs designed to
match the building materials. The total size
of each base is 20' x 8' and the size of the sign
face is 10'8" x 4' . They will be illuminated with
flood lights from the ground.
b. The single-faced ground sign at the corner will
face southeast . The logo has been omitted and
the size of the letters has been increased so that
they can be seen from a distance.
The size of the sign face will be 13'4" x 5'4" .
The 24 ' x 8' sign' base will be constructed with the
same building materials and will also be illuminated
•
with flood lights from the ground. • This sign will
be installed along with the temporary bank building
at the corner of Buffalo Grove Road and Route 83 .
c . There will also be two (2) bank identification •
wall signs installed on the first floor spandrel
over the bank tenant space. One will be on the
Buffalo Grove Road side and one facing Route 83.
The letters will be one foot (1 ' ) in height and
will match the INDECK letters with back lighting.
d. There will be a sign on the southwest elevation
of the temporary bank building. The individual
letters will be bronze.
There will also be directional signs indicating
the entrance to the drive-up lane.
Mr . Kelly confirmed that the signs require a variance of
Sign Code Section 14.20. 020 - Office and Research District ,
which are subject to the following:
A. One identification sign and one bulletin board for
each developed parcel not to exceed a total of thirty-two
square feet in area for all displays .
B. All signs shall be placed flat against a building
or designed as part of an architectural feature thereof .
Signs may also be detached if they do not exceed a height
of eight feet nor project into any required building set-
back area.

to the Zoning Board of Appeals and Village Board that the
required variances be granted.

ELEVATIONS AND MATERIALS:
Mr . Mosser presented samples of the materials and described
their use on the building. The elevations and materials are
listed on Sheet No. A201 :
1 . Basic color of the building will be Yellowish-Buff ,
Wisconsin Eden' s Bedface Limestone that has some
texture.
2. Banding system is Minnesota Northern Buff-honed
finished stone that has a smooth finish.
3 . Reddish trim panels are two types of granite.
4. Window framing is clear anodized aluminum or
blue anodized aluminum.
4. Windows will have clear glass ; but the circular
window system will have light blue tinted glass and
reflective blue tinted glass.
5. Revolving entry door will be brushed bronze aluminum
with clear glass.
The building will be 49 ' 7" in height to the top of the parapet
and the mechanical equipment will be screened by the parapet .
Com. Viehman recalled that the original proposal for this.
property was for a 2-story building but the Plan Commission
recommended this proposal and the Village Board approved it .
Ch. Gordon commented that this is a nice looking building but
it does stand in contrast with the surrounding area. The
triangular shaped lot determines the form of the building.
Com. Cea made a motion to recommend approval of the Elevations
and Materials as submitted by Indeck Energy Services , Inc. at
Buffalo Grove Road and Route 83 .

2. LIGHTING: •
Photometric information was submitted with the lighting design.
The thirty foot (30' ) square tube, dark bronze, standards have
1 , 2 or 3 heads with metal halide down lights . All the poles
are located around . the outside perimeter of the parking lot
with the light facing toward the building. They are spaced
approximately seventy-five feet (76' ) apart and all lighting
will be kept to the site.
They expect some spill-over lighting from the tenants' offices
into the plaza and atrium areas . There will also be some down
lights in the soffits of the triangular entry ways. The plaza
will be illuminated with metal halide down lights. There is a.
recessed area under the bay window with down lights in the
soffit . There will also be some down lights in the soffit of .
the bank drive-up.

Lighting as submitted by Indeck Energy Services , Inc.

3 . LANDSCAPING:
Mr . Donald Jorgenson, Brickman Corporation, described the
landscaping. The landscaping around the building has been
kept clean and crisp. The berming around the perimeter will be
planted with beds of perennials , annuals and shade trees to
form an envelope around the site that will change color with
the seasons. Two large existing trees at the point of Buffalo
Grove Road and Route 83 will be preserved. Some other exist-
ing trees will remain or be transplanted on the site. The
boundary to the
north, next to the forest preserve, will be maintained.
They have compiled with Mr . Ray Rigsby' s Review, dated April 5 ,
1995 , regarding parkway trees and sod. Revised landscape plans
have been submitted to Mr . Rigsby.
The trees around the curved wall will be reflected in the
glass. The plaza surface will be scored concrete , with a
pattern of the reddish granite block and tinted banding. The
driveway will be asphalt .
Com. Cea made a motion to recommend approval of the Landscape
plan by Indeck Energy Service, Inc. , as submitted.

4. TEMPORARY BANK FACILITY
During construction of the building, a double width trailer
will be used as a temporary bank facility. It will be located
at the southeast corner , approximately 50 to 55 feet from the
main building. The structures will be separated by a construc-
tion fence.
There will be a temporary parking lot and a temporary drive-up
lane with stacking around to the back. .
Most of the final landscaping will be completed around the
temporary structure. After the main building has been
constructed, the temporary building will be removed and the
balance of the landscaping installed.
A porch with columns and a gable roof will be added to the
trailer . The wood siding will. be Cape Cod Grey with Heritage
Blue wood trim and blue-green shingles.
The temporary bank facility is limited to fifteen (15) months
by the ordinance. It will be permitted by the State and they
expect it to open July 1 , 1995.
The permanent ground sign will be installed with the land-
scaping. There will be a satin bronze identification sign with
the AEB logo on the southwest elevation. It will be illumina-
ted with ground lights. One permanent light will also be
installed and there will be one wall pac at the rear of the
building for security.
Com. Cea made a motion to recommend approval of the Elevations,
Materials and Lighting as submitted by Indeck for the Temporary
AEB Facility.

5 . LANDSCAPING - Temporary Bank Facility:
Much of the permanent landscaping materials will be installed
along with the permanent ground sign. The plantings around the
temporary structure will be transplanted on site when the
structure is removed. The plan has been approved by Mr . Rigsby.
Com. Cea made a motion to recommend approval of the Landscaping
as submitted by Indeck Energy Services for the temporary bank
facility.

individually mounted brushed bronze letters and the bank logo.

temporary wall sign on the temporary bank facility as submitted
by Indeck Energy Services.
