Karen Smith , Modagrafics, 53 Newport Drive, Rolling Meadows, IL 60008 (392-3980) requested that the two 5 ' x 12 ' faces of the pylon sign be changed. She presented a sample of the Logo and the Flexface material that will be used. The copy will be Blue, White and Grey with the Logo, which is nationally recognized. Com. Weissman made a motion to approve the Schwinn pylon face change as submitted. Com. Bruno seconded the motion. Higgins Road , Park Ridge, IL 60068 (698-7400) present the site plan and described the proposed signage. The copy has been changed to include the developer 's name and the contact ' s names have been reduced. The drawings of the buildings will be painted by an artist and all the lettering will be Black. Each sign is 6 ' x 12 ' equaling 72 square feet and each lot has more than 200 feet of frontage (on Asbury Drive) . The two closest signs will be 330 feet apart. These figures conform with the Sign Code:, Mr . Mc Carthy said the For Sale Signs have been removed from these lots and construction has begun. Ch. Larsen informed Mr . Mc Carthy that if any of the sign copy is changed , the signs must be repainted so that the colors are the same. Changes must be approved by the AC. The Building Department can renew the signs for additional one ( 1 ) year periods , upon wriLten request , and the signs must be removed when Lhe pruperty is sold or rented Com. Bruno made a motion to approve the Four (4) leasing Signs as presented for Arbor Creek Business Centre, on Lots 9 & 10-A: 10-B, 11 & 12; 13 & 14-A and 14-0 & 15 as submitted , with the stipulation that any changes of copy shall be submitted to the AC for approval . Charles Krump , Total Concept Land Design Inc. , 2157 North Damen , Chicago, IL 60647 (235-8700) made the presentation,, Yanmar Diesel of American is located at the Corporate Grove Business Park. The proposed expansion is a mirror image of the existing 36,000 square foot building. All the same building materials and colors will be used. The new building will consist of 15,000 sf . of office area and 21 000+ sf of warehouse and stora. . ge. The parking area has been modified to provide a larger parking island which will shield the loading and drive-in area. The landscaping gives more focus to the office- entryway. The plant materials are the same, with the exception of the pines, which do not stay healthy in this area. The berms and pla/d sizes of the new parking area will be consistent with thy existing landscaping. Huffaker represented Mobil Oil Corporation, 1515 Woodfield Rd. Schaumburg, IL 60173 ( 490-6600 ). ( Jo Anne Kutour of Fenco Assoc. , Land. Arch. ) Mr. Wagner said the existing Mobil Station will be demo!fished and a new pre-fab building will be erected, identical to the other two stations in Buffalo Grove at Arlington Heights Road Rt. 33; and Buffalo Grove Rd. 3, Dundee. The site is smaller, so there will only be 3 gas islands and no car wash. The Village Forester's Review, dated March 3, 1989 states "The overall plan is acceptable... Mr. Wagner explained that an automatic irrigation system will be installed to extend plant; life. Com. Mr. Huffaker responded that they will be 12 feet high and will be located behind the trash enclosure within the curbed area. They are usually painted beige. Silber ��/� made a motion to approve `��e signage for the Mobil Oil Station at Dundee and Arlington Heights Rd. with the stipulation that the petitioner agrees to meet the required 10 foot setback , per Sign Code, for the identification sign (01 & #2) and they may seek a variance for the height of that sign. Weissman made a motion to approve the Lighting as submitted for the Mobil Oil Station at Dundee and Arlington Heights Road with the stipulation that it be identical to the other two Buffalo Grove Mobil Stations., Com. Park Ridge, IL 60066 (698-3770) ; and Mr . Joe Cohen , Land Development Manager of The Zale Group were present . Mr . Pitman explained that they will be building the same models that have been approved for Unit 14. The AC approved Series 2600, 3000, 2800 and 3400 with a 3-car option. Zale has taken the two largest houses that were built in Units 2, 6 and 11 , and have added the 3-car option. They are coded as Series 602 and 612. These are the houses that are being presented for AC approval at this time. The roof lines of Series 612, Elevations B and C have been changed slightly to provide for the second story windows. The Commissioners noted that this change actually makes Elevations C and D the same. Mr . Pitman agreed and said they have enough elevations to be able to meet the Monotony Code. The materials, color packages, lighting , etc. are all identical to what is now being built at the Woodlands. Fireplaces are optional and have pre-fab metal siding chimney chases, usually on the rear elevations. Houses on corner lots will have shutters and muntins on the windows facing the streets. Com. Silbernik made a motion to approve the 6 models, with 3-car garage options, as submitted for the Woodlands at Fiore, Unit 15, with the stipulations that ail materials, color packages and exterior lighting fixtures will be same as previously approved. After reviewing the parkway tree landscape plan , dated 2/22/89, Mr. Rigsby advised Mr . Hank Bower , Midland Landscape Nursery , Inc. that the pi-n was incomplete and asked for a revised plan , incorporating several recommendations. (Mr . Rigsby ' s review is dated 3/9/89. ) A revised landscape plan was submitted incorporating the recommendations made by Mr . Rigsby. Also submitted was a letter , dated March 9, 1989, from Mr . Joseph Cohen of The Zale Group , stating they have met with Mr. Rigsby and agree to additional items relative to the park & school sites; detention pond areas, A & B; parkway & median trees along Buffalo Grove and Port Clinton Roads. Com. Bruno made a motion to approve the revised landscape plan submitted . for Woodlands of Fiore, Unit 15, with the stipulation thaL the petitioner agrees to comply with ail the recommendations of the Village Forester , Mr. Ray Rigsby , including the substitution of species. APPEARANCE COMMISSION March 91 1989 - Page Seven - ^ ^ ��� Recess - 8: �`- . . M. until 9: 05 P. M. G. Mr . David Olsen , Wilson/Jenkins & Associates Inc. , 300 Park Blvd. Suite 250, Itasca , IL 60143 (250-9177) made the presentation. The site plan was described. Phase I consists of : 1 . Twelve story office tower 2. Two story concourse building to the West 3. One story link to the four story parking structure Riverwalk Drive circles the perimeter of the site and drop-off parking is provided in the court area. The Northwest corner of the site is a wet retention pond. There is a deck area and a plaza area on the North side. 1 . a. Two-story granite base will have punch window openings with dark glass. b. Top ten stories will be a glass curtainwall system. Corners will be dark reflective glass and the center will be lighter reflective glass, with prisms of the dark glass. All the glass will have a pewter coating. U . Mullions are 3" wide and will be both dark and light metal to match the glass. d. There will be a standing seam metal roof . Color will match the dark mullions. 2. : a. Same granite with matching windows as first two stories of the twelve story office tower . There are three types of granite used for the base of the buildings. Dark polished granite with a 16" of darker polished granite. There will be a six inch band of granite wiL|/ a thermo finish around the punch windows. The windows are recessed about 6 inches elLogether . The Lower is connected to the parking structure with a one-story liok , which houses most of the mechanical equip- ment , electrical transformers, loading facilities , etc. APPEARANCE COMMISSION March 91 1989 - Page Eight � , ^ �� 3. 'toe ill have one level at grade with three upper levels. It will be precast concrete with the columns on the outside of the building. The concrete spandrels will be broken up with a combination of lighter and heavier sandblasted finishes. The concrete is standard aggregate with grey tint added to be similar to the main building. There are two stair towers within the parking deck structure, located at the BE and NW corners. They will have a dark glass curtain wall with standing seam metal roof . 4. Center visitor-parking area will be concrete pavers. Spaces will be identified with different colors. Mr. Olsen explained that the building was originally designed to be 25 feet higher , with ceiling heights of 12-1/2 feet and a higher pitched roof . Due to Palwaukee airport requirements the ceiling height was lowered to 12 feet and the roof structure was lowered. Con. Metal Halide Floodlight for illuminating the first two stories, and will also be mounted on the 3rd floor balcony. Fixtures will be Dar!-.- Bronze. APPEARANCE COMMISSION March 9 , 1989 - Page Nine ~ ~ 2. roof will have some aviation lighting , and it will also have some illumination of the roof itself . They are considering several options: Metal Halide floodlights that will shine up the metal ribs; or a fiber-optic cable system going up the ribs, with the fixtures hidden within the structure. Ch. Larsen ask if they had considered using long tube lights with a high wattage fixture at the end that will reach up to 40 feet , by the use of prisms. Mr. Olsen said the fiber-optic system has the ability to throw the light up about 500 feet , and the fixtures can be located at each of the four corners, for easy maintenance. The distance is actually about 80 feet. The roof lighting will be submitted at a later date. 3. E-3 is the roadway fixture along Riverwalk Drive. The fixtures are HPS and will meet the height requirements of the Engineering Department. The round fixtures differ from the usual Village street lights, but the PUD Agreement grants a variance for this type of fixture. Mr. Matt asked why they are using two light sources? High Pressure Sodium is used generally throughout Lhe Village, but the Metal Halide bulbs will give a whiter light , Lo pick up the proper coloring of the building stone, roof , etc. 41 E-4 is the round parking loL fixture. IL will have HPS bulbs mounted on 30 ' poles, and the light will be maintained within the parking areas. Photometrics have not been completed. 5. E-5 are interior HPS fixtures to be used within the parking deck structure. They will have baffles attached to give a better distribution of light. They will be located about 30 feet back from the edge of the parking decks , but light will be seen from the outside. The Metal Halide lights will be restricted ! o the main building. The yellow tone of the HPS will shine through the parking structure, but will not illuminate the outside. There were no objections to the proposed lighting , if the roof lighLinq is sub,/iLted at a later date, and Ch. Larsen commented that high intensity LED fiberoptia roof lighting would require little maintenance. Mr . Matt asked for a motion to approve the revised copy of the Chase Plaza Sign Package. Item 12 - C was changed. The Commissioners commented that several additional neon window signs have already been installed at Chase Plaza. Cum. Bruno made a motion to approve the revised Chase Plaza Siwn Package as submitted. Cum. Waiss^`an seconded the motion. Matt announced that the new Village Signs, submitted at the February 23, 1989 AC meeting , were not approved by the Trustees and will be re-submitted for AC approval . Ch. Larsen commented that he thought the campus signage had already been reviewed by Village officials. He would like some Staff impuL , regarding specific aesthetic design wishes for new identity, and including reasons for not approving the signage that was submitted.
