APPEARANCE COMMISSION
VILLAGE OF BUFFALO GROVE, ILLINOIS
THURSDAY, NOVEMBER 30, 1989
I . CALL TO ORDER
In the absence of Chairman Eddie Larsen, the meeting was called to
order by Com. Martin Silbernik, Acting Chairman, at 8:52 P.M. on
Thursday, November 30, 1989 at the Village Hall, 50 Raupp Blvd.
II . ROLL CALL

III . APPROVAL OF MINUTES
November 9, 1989 - Deferred because of Commissioner's absence.
IV. BUSINESS
A. Canterbury Fields, Dartmoor Homes - Marketing Entrance Sign
Dennis Kataska, Dartmoor Homes, 2500 W. Higgins, Suite 1160,
Hoffman Estates, IL 60195 made the presentation. He explained
that this is an existing sign and requested a color change to
be more consistent with the corporate identification.
The colors are gold letters on a dark green background and
they want to change them to black copy on a PMS cool grey
background. Copy includes the Dartmoor Homes corporate logo
and the Canterbury Fields logo.
A black cedar apron will be added to give the sign more of a
quality look. Dartmoor plans to keep the sign at this location
(B.G. Road/south of Foxford Drive) for as long as possible.
Com. Weissman made a motion to approve the color changes of the
Canterbury Fields marketing sign as presented, with the addition
of the apron.

B. Cherbourg, Pultf .0,- Marketing Sign L/
Jack Metzger, Diamond Outdoor Advertising, 1200 E. Golf Road,
P.O. Box 121 , Des Plaines, IL 60016 (827-1771 ) made the
presentation. Pulte Homes is requesting a double-face 10' x 12'
sign on the east side of B.G. Road, 340 ' north of Fox Hill Dr.
The sign will be located 265' north of the monument walls and
will be identical to the existing sign on Route 83.
The background mill be PMS 202, with Gold and White copy.
Mr. Matt asked if the sign on Route 83 is going to stay up and
how much frontage Pulte has on Buffalo Grove Road.
Mr. Metzger said the sign will remain on Route 83 and Pulte
owns all the property on Buffalo Grove Road up to Route 83.
Mr. Matt estimated that Pulte has enough frontage for a 120 sf.
sign. This will have to be verified.
Com. Weissman made a motion to approve the second temporary
Cherbourg marketing sign as presented by Pulte Homes.

C. Woodlands at Fiore, Zale Group - Marketing Sign
Jack Metzger, Diamond Outdoor Advertising, 1200 E. Golf Road,
P.O. Box 121 , Des Plaines, IL 60016 (827-1771 ) made the
presentation. The Zale Group is requesting a single-faced
4' x 10 ' sign to be located on the east side of Buffalo Grove
Road, approximately 325 feet south of Half Day Road ( Rt. 22 ).
Zale has constructed a fence on Buffalo Grove Road, and the
sign will be located east of the fence to direct traffic to
turn east on Half Day Road to the sales center.
Mr. Robert Nielsen, Zale Group, was present and stated that
there is sufficient frontage for the sign.
Mr. Matt determined that the sign is too large to qualify
for a directional sign. It is a subdivision construction sign.
The colors will match the other Woodlands signs: Beige, red
and green, and will be erected on 6' posts, stained dark
mahogany. The total height of the sign will be 10 ' and it will
be 10 ' from the property line.

sign as presented by the Zale Group, for the Woodlands at Fiore.
Coma Ehrhardt seconded the motion.

D. Double Tree, Zale Group - Marketing Sign
Jack Metzger (see above) and Bob Nielsen, Zale Group, made the
presentation. The sign mill be 4• x 8• located at the southeast
corner of Buffalo Grove Road and Whispering Oaks Drive.
Colors will be: Background - PMS 468, Double Tree - PMS 193
Trees and inset line are green.
Posts mill be stained forest green
Mr. Nielsen explained that this sign mill be at the extreme
north end of the parcel. Vernon Hills is north of the property.
Zale mill be competing with Sugar Creek 2 entrance signs.
Because the Buffalo Grove Sign Code will only permit one sign,
they are requesting the one on the east side. Landscaping is
being designed for two signs and a variance mill be requested.
When the signs are removed, they mill be replaced with trees.
Mr. Nielsen presented a letter from Vernon Township, dated
November 14, 1989, stating that they have no objection to
the proposed entrance signs as long as they are not located
on the easement and are temporary signs maintained by Zale.
Mr. Matt advised Mr. Nielsen that more than one variance may be
required because this is residential property. They mill be
considered temporary development signs.
Com. Weissman made a motion to approve one temporary development
sign for Double Tree, as presented by Zale, to be located on the
southeast corner of New B. G. Rd. and Whispering Oaks Dr.

Com. Weissman zAlmee a recommendation to the Sning Board of
Appeals to grant variance of a second Double Tree sign to
be located closer than 250 feet from the sign approved for
the southeast corner of New B. G. Rd. and Whispering Oaks Dr.

E. Chevy Chase Bus. Park West, Hamilton Partners - Entrance Sign
John Johnson, Johnson Sign Co. , 9615 Waveland Avenue,
Franklin Park, IL 60131 (678-2092) made the presentation.
This sign is to be identical to the Chevy Chase Bus. Park
East sign that was previously approved. It will be a brick (not
flagstone as shown) structure 6'4" by 15' to be located on
Hastings Lane on the north side of Lake/Cook Road.
Colors will be identical to the Chevy Chase Bus. Pk. East sign -
Green background with Gold letters (Hamilton Partners colors).
The sign is constructed of aluminum plate with raised letters.
Mr. Johnson requested the telephone number in the lower right
corner for this sign as well as the Chevy Chase Bus. Pk. East
sign, but Mr. Matt advised him that only name and nature can be
designed on permanent signs. The phone numbers were not allowed.
The AC could approve the aesthetics, and recommend a variance to
the Zoning Board.
Mr. Johnson recalled that there are directory signs with phone
numbers at the Buffalo Grove Business Park.
Mr. Matt said he would research this information and suggested
that the AC approve the sign without the phone number. If it is
approved by the ZBA, it could be added at a later date.
Com. Ehrhardt made a motion to approve the sign presented by
Hamilton Partners for Chevy Chase Business Park West, with
the exclusion of the telephone number.
Com. Weissman seconded the motion.

Mr. Matt advised that if variances for telephone numbers are
requested for both signs, they will be returned to the AC
for a ZBA recommendation.

F. Chevy Chase Lf. Park East, Hamilton PariwErs
Leasing Sign, 41 .570 Sq. Ft. Office Bldg. - Atrium Lobby
This Will be the first leasing sign on Lake/Cook Road from
Northgate Drive to Milwaukee Avenue. The sign will be 15' x 8'
and will be setback 12 ft. to match the total height of 12 ft.
The colors will be the usual Hamilton Partner's gold and green,
with grey, standard, 4" x 6" posts. The sign will be skirted,
with no copy on the skirt.
Cam. Weissman made a motion to approve the leasing sign on
Lake/Cook Road as presented for the 41 ,750 sq. ft. office bldg.

G. Hamilton Partners - Leasing Sign for 56,900 Sq. Ft. Bldg.
Mr. John Johnson (See Item E) described the proposed sign. It
will be located west of the retention pond on Johnson Drive,
north of the Toshiba building, at least 250 feet from any
existing ground sign. (Toshiba has a wall sign. )
It will be the usual Hamilton Partners corporate colors - gold
and green. The sign will be double-faced, 8'x 15' and there
is sufficient frontage for a 120 square foot sign.
Com. Ehrhardt made a motion to approve the sign as requested by
Hamilton Partners on Johnson Drive as presented.
Com. Weissman seconded the motion.

H. Buffalo Grove Business Park - Addition of address numerals
The sign is existing on Arlington Heights, but people cannot
locate the building. Hamilton Partners is requesting that the
numerals 135, 165 and 195 be added to the sign for identifi-
cation purposes. It is a non-illuminated sign.
Mr. Hatt commented that there are two signs within 250 feet on
Arlington Heights Road and if this sign has been varied, there
could be a problem, if the copy is being changed. Since this
is a permanent sign, and the sign area is not being changed,
Mr. Matt had no objection to the proposed addition of numerals.

Mr. Matt asked � c Michael Rolfs what Hami .,/n Partner's
intend to do with the temporary leasing sign?
Mr.. Rolfs responded that they will remove it when the 195
Arlington Heights Road building has been leased.
Mr. Matt reminded Mr. Rolfs that the Sign Code says 90Z
leased and he expects the sign to be removed when this happens.
Com. Weissman made a motion to approve the addition of 6 inch
numerals, 135, 165 and 195, to the existing sign located on
Arlington Heights Road at the Buffalo Grove Business Park.
Com. Ehrhardt seconded the motion.

I . 600/650 Lake/Cook Road, Hamilton Partners - Directional Sign
Mr. Rolfs, Hamilton Partners, made the presentation. He
explained that people have a problem finding the Zierk's and
Remax offices because they pass the entrance. The directional
sign will enable them to make the turn into the driveway off
Weidner Road.
The sign will be 2'9" x 3'6" and will meet the 10' setback.
The colors, bronze background with scotchlite letters and a
red border will match the other directional signs at the
Buffalo Grove Business Park.
Com. Ehrhardt made a motion to approve the directional sign
as presented by Hamilton Partners for 600/650 Lake/Cook Road.
Com. Weissman seconded the motion.

J. Covington Corporate Center (HSA) - Three Marketing Signs:
1 . 851 Commerce Court

Because no representative was present, the signs were Tabled
until December 28, 1989.

X. Buffalo Grov4usiness Park - 600 Lake/6../k Road
Aesthetic review of revised sign - Variance Recommendation
Mr.. Michael Rolfs, Partner with Hamilton Partners, Inc.
1130 Lake/Cook Road (B.G.Bus.Pk. ) 459-9225, made the
presentation.
The Zoning Board of Appeals recommended a variance for the sign
on November 21 , 1989, with the stipulation that it be lowered
from 15 feet to 12 feet in height. Because of this revision the
Appearance Commission reviewed the sign and proposed copy.
Mr. Rolfe presented copies of the proposed REMAX realtor sign
that will be located on the top portion of the tenant area.
REMAX requires that all their signage be identical. The sign
will include the Remax logo and the word Suburban, but no
telephone number. The copy will be centered within the tenant
space. (Telephone numbers are not permitted on permanent
signs. )
Ch. Silbernik asked that the Appearance Commission review any
other tenant signage and Mr. Rolfe agreed.
Com. Weissman made a motion to approve the revised sign as
presented for the 600 Lake/Cook Road building as presented with
the top panel to be used for RE/MAX Suburban, with the logo but
without the telephone number.
Com. Ehrhardt seconded the motion.

V. ANNOUNCEMENTS
Nothing has been submitted for the December 14, 1989 agenda.
Com. Ehrhardt made a motion to cancel the AC regular meeting
scheduled for December 14, 1989. Com. Weissman seconded the motion.
