I . CALL TO ORDER
Chairman Ed Larsen called the meeting to order at 7:35 P.M. on
Thursday, November 10, 1988 at the Village Hall, 50 Raupp Blvd.
II . ROLL CALL

III . APPROVAL OF MINUTES
October 27, 1988 - Motion to approve as submitted made by
Coca. Weissman and seconded by Com. Silbernik

IV. BUSINESS
A. Ridgewood (Archdiocese Property on Dundee Road)
Model Area - Trailer/Signage/Landscaping and Entry Monument
Presentation was made by David Liebson, Director of Advertising
and Merchandising for Lexington Homes, 1500 W. Shure Drive,
Arlington Heights, IL 60004; 253-9770.
The Ridgewood Model Area will be very similar to the Churchill
model that was recently approved.
1 . LANDSCAPING:
Mr. Liebson said the recommendations made by Ray Rigsby,
Supt. Of Public Works Operations, November 4, 1988 are
acceptable. They will comply with Comments Nos. 1 and 2
with reference to removal of Thorny type plant material
from pedestrian or entry areas; and the relocation of Sugar
Maples away from areas that may be treated with deicing
chemicals. Lexington desires to keep the plants alive.
2. SALES TRAIL
The same Sales Trailer that is being used on Aptakisic Road
for Churchill Lane will be moved to Lot 1 on Dundee Road.
It is 24' x 48' and has wood siding, with a white porch and
blue canopy. The signage on the trailer consists of the
Ridgewood Logo, and an hour sign with the telephone number.
In the parking lot there will be a Sales Center/Thank You
directional sign. When the permanent sales center opens,
the trailer will be removed. The parking area will be
permanent. The split-rail fencing from the Sales Center to
the models will be about 42 inches in height.
There were no comments or questions.
Com. Ehrhardt made a motion to approve the Ridgewood Model Area
with Signage and Landscaping as submitted by Lexington Homes.
Com. Bruno seconded the motion.

3. Entrance Monument:
Photographs of similar Lexington entrance signs were
submitted. It is a new design that has been used for about
a year. It is brick with side lights; sandblasted mood
signage and landscaping at the base including up-lights
within the flower beds.
There will be one Ridgewood entrance monument, located on
Lot 1 , east of the entrance on Dundee Road. There will be
a detention area on the west side of the entrance.
Ch. Larsen commented that the structure is too large to be
considered a sign and the height exceeds 6 feet so it cannot be
considered a fence. The Building Department will determine the
classification of the structure. He added that removal of 2 or
3 rows of brick would not affect its aesthetics or visibility.
Mr. Liebson agreed to meet the Bldg. Dept. 's recommendations.
Com. Bruno made a motion to approve the Brick Entrance Monument
with the sandblasted wood sign insert, lighting and landscaping
subject to Bldg. Dept. review and approval of the height.
Com. Silbernik seconded the motion.

Lexington Homes - Full Review of Models
Elevations/Materials/Color Packages/Lighting
The presentation was made by Scott Schoenike, Production
Manager for the Ridgewood Subdivision, Lexington Homes,
1156 W. Shure Drive, Arlington Hts. , IL 60004 (253-9770 )
1 . Elevations/Materials:
Mr. Schoenike said the subdivision will consist of 134
homes, and there are four ( 4) models, each with five (5)
elevations. There are 18 different color packages.
A sales brochure depicting the elevations was distributed.
Each elevation was reviewed and Mr. Schoenike described the
basic building details of each one.
The plans are #575 The Norwood; #580 - The Waterford;
#585 - The Summit; #590 - The Wedgewood
The elevations are Traditional, Bucks County, Victorian,
Rustic, English Cottage and Georgian.
In general, the Traditional elevation is aluminum siding; •
The Bucks County and Rustic have stone vaneer with board
and batten; The Victorian is aluminum siding with fish
scale trim over the front windows; The English Cottage and
Georgian have brick fronts.
Skylights are located on the rear elevations as shown, and
other optional skylights will not be permitted.
There are various decorative window and gable treatments.
The Colonial elevation features a copper cupola and an
eagle over the garage.
There are no 3-car options, because the lots are not large
enough. The English Cottage elevations have arched garage
doors; The #590 - Rustic has a horizontal door; all others
are 32-panel doors.
The English Cottage elevations have hipped roofs, all
others have gables.
The elevations of each plan were reviewed with regard to
the Monotony Code. The Commissioners expressed the opinion
that many of the elevations were very similar.
Mr. Schoenike described the variations of the front doors,
porches, stone fronts vs. aluminum, gable treatments, etc.
He said if the elevations were seen, they would appear to
be quite different. There are problems in meeting the
Monotony Code on the cul-de-sacs.

Mr. Schoenike said they would work with Mr. Hatt to
determine which models may be built on the cul-de-sacs.
2. Color Packages/Materials
Samples of all materials, except the stone, were
presented. The stone is similar to sandstone, with
two selections, round and angular. Brick and stone are •
never used on the same house. The color packages were
reviewed. There were no objections.
Com. Bruno made a motion to approve the Color Packages
for Ridgewood as submitted by Lexington Homes.
Com. Silbernik seconded the motion.

Com. Weissman made a motion to approve the four Ridgewood
models as submitted by Lexington Homes, and the elevations
as designated with regard to the Monotony Code.

3. LIGHTING
The light fixtures will be the same as Lexington is using

C. Commonwealth Edison Company - TDC 237
Full Review - Architecture/Materials/Lighting
The presentation was made by Mr. Bill Hamilton, Structural
Engineer working for Com Ed and Mr. Jack Corgan, of the
Northbrook office of Com Ed
The footing and foundation permit has been issued. The
Transmission Distribution Center 237 is located off of
Busch Road on Commerce Court Road, at the Industrial Park
a quarter of a mile West of Weiland.
The TDC will consist of two 40 NBA transformers with line •
disconnects off the towers, and underground cables to the
switchgear building.
They will build one transformer this year and the other one
next year.
1 . ELEVATIONS AND MATERIALS
The building will be 34' x 66 ' and will be 14' in height.
There is a 7' cable space in the basement.
Construction of the building will be concrete walls with
face brick on the outside. The brick will blend with the
nearby industrial complex. The louvers, gravel stop, etc.
will be painted Brown in contrast with the brick. The
site will be kept low profile in keeping with Com Eds
traditional style.
Because the building will be unmanned except when it is
being maintained, it will be surrounded with a 7-8 foot
chain link fence topped with barbed wire.
Landscaping is being designed with the assistance of
Mr. Ray Rigsby. On the North side, the fence is on the
property line and will be screened from the inside.
On the remaining three sides, the plantings will be on the
outside. They like to keep the trees low, to a height
of about 10 feet to block the fencing. There is gravel
under the fencing to keep the area dry. There is a slight
swale for water detention in the center adjacent to the
driveway coming down Commerce Court.

The landscaping Rill be submitted for AC review later.
Ch. Larsen described the surrounding area. There is a
field to the rear and industrial buildings on both sides.
The Commonwealth Edison right-of-way goes through B. G.
Mr. Matt said the two Gottlieb buildings will be directly
South of the Conn Ed property.
Com. Ehrhardt made a motion to approve Elevations and
Materials for the Com Ed TDC 237 building as submitted.
Com. Bruno seconded the motion.

2. LIGHTING
At the corners, there will be round lights.. The wall pacs
will be over the man doors. At the side facing the yard, •
one in the middle of the building and one at the end, will
be pole mounted fixtures with floodlights.
Mr. Matt commented that Covington Corporate Center has
High Pressure Sodium lighting and if these Mercury Vapor
wall pacs will give the site a different appearance.
Mr. Matt added that considering the nature of the facility,
the HPS may not give enough light during emergencies. He
suggested using another lighting system at such times.
Mr. Hamilton said that emergency crews often carry their
own trouble lighting to use.
Mr. Silbernik suggested that the normal yard lights and
building lights could be HPS; and when more light is
required, a set of pole mounted flood lights could be
turned on.
Mr. Matt said the only residential property close to the
site is Windbrook which is about one block away to the
North and West. There is a line of trees along the North
property line that will be maintained and they would shade
any lights at night.
Ch. Larsen asked if High Pressure Sodium bulbs would be
acceptable for the wall pacs and the man door lights; and
the Par 38 pole lights mounted to the building would only
be turned on during emergencies?
Mr. Hamilton agreed.

lighting for the Corn Ed TDC 237 building as revised.

V. ANNOUNCEMENTS
Mr. Matt reported that the outdoor signs at Spikey Milanes
have been removed and are now inside the windows.
The window signage at the cleaners and Boasterie (Spoerlein )
has been reduced.
Dominick's has been informed that the "Now Hiring" sign
must go inside the window.
The grand opening banners at Highland Oaks Pharmacy have been •
removed.
Ch. Larsen commented that the raceway at Highland Oaks should
have been painted out to match the background. The letters are
difficult to read at night because there is a dark line running
through them.
Ch. Larsen questioned the color and the height of the signage
at the rear of High Point. Does the signage match the DBA?
Mr. Matt said he will research the Sign Criteria, but he
recalled that the double height of the wall was designed for
signage for the stores to the rear.
Ch. Larsen also questioned the signage over the 3 store fronts
occupied by Hair Design. He does not think they are entitled
to use so many names. What is their DBA? Do they exceed the
criteria for the center?
33 Flavors at Chase Plaza has a neon sign. Does the Sign
Criteria permit neon signs? The Sign Code prohibits them,
but enforcement has been often been overlooked.
