I. CALL TO ORDER
Chairman Eddie Larsen called the meeting to order at 7: 37 P. M. at
the Village Hall on Thursday, November 12 , 1987.
II. BULL_QALL
Commissioners Present: M. Mc Call , B. Owens , E. Bremner,
D. Ehrhardt, B. Bollero and E. Larsen. QUORUM.
Commissioners Absent: None. Ch. Larsen announced that Ed Schar
has taken the position as Building Inspectoi for the Village and
is no longer eligible to be an Appearance Commissioner.
III. AFPOVAL_OF MINUTES
October 22 , 1987 - Com. Owens made a motion to approve as
submitted. Com. Ehrhardt seconded the motion.
Roll Call Vote: AYE - Mc Call , Owens , Ehrhardt, Larsen.
NAY - None
ABSTAIN - Bremner and Bollero
October 22 , 1987 minutes were approved were approved and will be
placed on file.
IV. OLD BUSINESS

V. NEW BUSINESS
A. Dow Corning - Review of Ground Sign for Variance
1130 Lake Cook Road, Buffalo Grove Business Park
Mr. Joe Channev, North Shore Sign Co. , 406 S. Lewis Avenue ,
Waukegan, IL 60085 , (312 ) 662-3438; described the sign.
It will be identical in size, shape and construction as the
J. C. Penny sign between the 1-story and 3-story buildings. -
A variance is necessary because the street has not been
dedicated. The aesthetics are to be reviewed by the AC
and a recommendation will be forwarded to the Zoning Board.

Copy will be the Dow Corning Logo: White letters on a Black
background with a Pantone 14325 . Blue bar, on a Dark Bronze
Base. Cabinet will also be Dark Bronze. Size of the sign
will be 2 ' x 5 ' = 10 sf.. Total height will be 3 ft. 3 in.
Com. Bollaro made a recommendation to the Zoning Board of
Appeals that the aesthetics of the Down Corning sign are
acceptable as presented to the Appearance Commission.
Com. Bremner seconded the motion.

B. Covington Office Plaza - Dundee and Golfview Terrace
Color Change of Grount __Sign/Material Changes
The presentation was made by the developer, Mr. Dave Haller.
1. Ground Sign:
Colors are being changed from Blue on a Beige background
to Maroon on Beige background. The copy on the sign
will not be changed. Location will be the same and the
sign will be V-shaped. Posts will be painted Beige.
Com. Mc Call made a motion to approve the Sign Color Change
requested for the Covington Office Plaza ground sign, with
the stipulation that the existing sign will be entirely
repainted. Maroon on Beige Background.
Com. .Owens seconded the motion.
Roll Call Vote: AYE - Bollero , Ehrhardt, Bremner, Owens ,
Mc Call and Larsen.
NAY - None
Motion Passed - 6 to 0.
2. Material Changes_
a. The building will be ail brick. - Originally, there
was to be a stucco panel between the 1st and 2nd
floors . •
b. Brick will he changed to Sunray Beige by Scottsdale.
The original brick can no longer he obtained because
the manufacturer has gone out of business . The new
brick is similar in color. Mortar will be natural.

c. The roof will be changed from shingles to Lifetime
Tile, which resembles shingles , but is much more
durable. The color of the is a combination of beige
and dark brown colors .
The Commissioners agreed that the proposed changes were
improvements.
Com. Ehrhardt made a motion to approve the material changes
as proposed and submitted for Covington Office Plaza:
1. Building to be all brick - Sunray Beige by Scotsdale
2. Roof to be Lifetime Concrete Tile.
Com. Bremner seconded the motion.

C. Woodlands at Fiore - Zale Group
Monument Signs for Estate Lots
Mr. Bob Nielson made the presentation. Two monuments will
be located at the entrance of the acre and half-acre estate
lots , North of Route 22. The lots border the western side
of the golf course. The design is consistent with the
monuments previously approved for the entry way on the South
side of the road, which is the entry to the multi-family
area. The materials are similar with Acme Shoshone brick.
The decorative fencing is wrought iron. Zale is not build-
ing the homes in this development. Jacobs has purchased 29
of the lots and the customized plans are being submitted.
Com. Bollero commented that the street name seems to be very
small , and would not be necessary.
Landscaping, by the Balsamo/Olson Group. Inc. was described
on the plan, L- 1 , dated Oct. 27 , 1987 .
Corn. Mc Call made a motion to approve the monument sign as
submitted by Zale Group, with the materials as approved
previously for the entry to the multi-family area , with
landscaping as shown.
Corn. Owens seconded the motion.

Mr. Tim Beechick asked that Items E. and F , which are
Hamilton Partner signs , be reviewed first while the sign
representative , Mr. Johnson is present. .
E. Temporary Ground Sign - Hamilton Partners
Northeast Corner of Milwaukee and Lake/Cook Road
Mr. Beechick described the sign which will designate the
beginning of the two, 12-story office buildings. The sign •
will be located at the Northeast corner of the intersection,
75 feet West of the Milwaukee Avenue property line , and
15 feet North of the Lake/Cook Road property line.
The sign will be the Hamilton Partners standard logo, with
top portion Green lettering on an Off-White background, and
the lower portion, Gold lettering and border on a Green
background. The sign will be double-faced, with the ends
boxed, 8 " x 15 " . When construction of the first building
begins , a different sign will be submitted. The purpose of
this sign is to inform the public that the project is
approved and provide the telephone number for contact.
Mr. Beechick described Riverwalk, an 18 acre parcel of land,
zoned for office development. The two 12-story office
buildings will be connected with a 1-story building. There
will be parking decks , an extensive retention lake with
fountains. The connecting concourse will have retail
stores , restaurants and various shops. There will be a very
fine view of the forest preserve from the building. Instead
of larger buildings , this will be a taller building with
smaller floor plans.
Com. Bollero made a motion to approve the Temporary Ground
Sign as presented by Hamilton Partners for Riverwoods , to be
located at Milwaukee and Lake/Cook Roads.
Com. Bremner seconded the motion.

F. Federal Express - Hamilton Partners
Temporary Ground Sign, with Landscaping
East of 1110 Lake/Cook Road
Mr. Tim Beechick described the sign. It is located on the
North side of Lake/Cook Road, 10 feet from the property
line , and measures 50 feet from the proposed curb cut.
It is a right-in, right out entryway. There is no left turn
on to Lake/Cook Road. The sign will .be located 25 feet from
the curb line, so there will not be a line-of-sight problem.
Ultimately, there could be a permanent sign at this
location. The Plan Commission has mandated that there not
be any signage on the building. Hamilton Partners has a
policy not to have signage on buildings because it leaves
damage when removed.
The tota.l frontage of the lot is 325 feet and the lot is
dedicated to Federal Express. The area around the building
belongs to Hamilton Partners. •
There are still plans for a hotel East 'of Federal Express ,
and there could possibly be a combined sign.
Ch. Larsen suggested moving any Federal Express permanent
sign at least 250 feet away from any possible hotel sign.
The colors Green and Tan are different from the typical
Hamilton Partners logo signage. There is no gold.
The sign will be permitted under Sec. 14. 32. 010 , and will
have a 1-year time limit, with renewal by administrator.
Com. Mc Call made a motion to approve the Federal Express
Temporary Ground Sign as submitted.

D. Buffalo Grove Business Park - Hamilton Partners
Phase 6 - 1 Story Office/Research Building
Full Review
Mr. Tim Beechick described the proposed building, which will
be used for office tenant use , office service, or research.
He presented photographs of the existing 1-story buildings
and this building will be very similar. The location is on
the remaining 2-acre parcel at the North end of the project.
1. Materials/ElP_vation_
The exterior of the building will be identical to the other
buildings at the Buffalo Grove Business Park. The same
brick, bronze tinted glass with dark bronze anodized
aluminum frames and cap. The roof top units , located toward
the center of the building, will be painted out Brown.
Ch. Larsen commented that Dominick's has put up two new roof
top units that have not been painted.
NiUE Mr. Saviano was asked to determine if Dominick's
lease has a requirement to paint out future roof top
units. The new units are large and quite visable
from Arlington Heights Road.
There will not be brick pavers in front of the doorways , but
there will be probably be an exposed aggragate walk, so there
will be some coler. It is difficult to install the pavers in
the winter months.
Com. Bremner made a motion to approve Materials & Elevations
for Phase 6 , Buffalo Grove Business Park as submitted by
Hamilton Partners .

2 . Lighting:
The lighting will be the same as the previously approved
Buffalo Grove Business Park fixtures , etc.
Com. Ehrhardt made a motion to approve Lighting for Phase 6 ,
as submitted, with the stipulation that it is the same as the
rest of the Buffalo Grove Business Park.
Com. Owens seconded the motion.

3. Landscaping:
Mr. Beechick described the landscaping around the building. It
will be clustered around the entries to the building, and will
consist of shade trees , ornamental trees and will feature plant-
ings near the sidewalks . There will be a variety of color and
the plan will blend with the landscaping around the project.
The sizes of the shade trees will range in size from 4" - 6" in
caliper and the Japanese Crabs will be 8 ' to 10 " tall. The grass
areas will be sodded.
Landscape by Design, Inc. are design architects and the plantings
will be installed by Hamilton Partners . The Brickman Company
will not design unless they are commissioned to install also.
Com. Bollero suggested some shrubbery that could be seen from the
office windows.
Mr. Beechick responded that planted to accent the areas where
people will be entering the building. This is consistent• with •
the other 1-story office buildings.
Com. Bremner made a motion to approve the Landscaping for the
Buffalo Grove Business Park for Phase 6 , as submitted , with the
stipulation that they comply with the Recommendations of the
Village Forester 's review, dated Nov. 5 . 1987 (attached. )
It was noted that the double row of Arbor Vitae to the North are
not shown on the landscape plan.

Mr. Beechick thanked the AC and added an apology for erecting the
Federal Express sign before it was officially approved. This was
due to a mis-communication. He was not aware that the sign was
on the Agenda in October.
Signage for the Office Building, Phase 6 , will be presented at a
later date. It will be similar to the other building signs .
F. Federal Express Landscaping: Mr. Rigsby "s review states
the revised landscape plan is acceptable because it does not show
enough parkway trees , and does indicate the removal of berms.
Com. Bollero made a motion to Table Federal Express Landscaping.
Com. Ehrhardt seconded the motion. Voice Vote - AYE unanimously.
Ch. Larsen asked that previously approved plans , minutes , and the
Forester 's Comments be distributed to the Commissioners.
G. Westchester Estates - Additional Elevation
Scarsdale - Hi?den Lake and Busch Roads
Mr. John P. Green, A. I. A. - Systems Design Group, Ltd.
599 New Wilke Road, Suite 208 , Rolling Meadows , IL 60008
Mr. Green presented a new elevation for the 200 series ,
which has been the most popular plan in the subdivision.
The house is 2 , 900 sf. with 4 bedrooms , living room, dining
room, family room and breakfast room and den.
The new design is Contemporary, and is consistent with the
two other Contemporary elevations being offered for the
170 and 1200 Series.
The front is 2/3 brick, accented with diagonal cedar siding.
Buyers are offered the option to continuing the brick around
the sides . The roof mass has been changed to create new
shadow lines . Materials are consistent with those approved •
previously for the other Comtemporary elevations , including
the light fixtures.
Returns of the canopy over the front door will be brick and
cedar siding. The lower level will have brick returns.
Materials for chimneys are optional. The approved basic
package includes a frame firebox. Options include masonry
chiIilnei%= and masonry fireplaces . There are also options
for for pre-fab fireplaces , which increase the size box.
The tall windows are undivided , with brown or white frames .
depending on the selection of brick.

Garage doors are metal with 32 panels . Front doors are also
insulated metal , with optional wood doors. Metal louvers
are painted various colors to match the trim.
Com. Ehrhardt made a motion to approve Contemporary
Elevation, #283 for the Scarsdale Homes , with the
stipulation that previously approved color Packages .
including roof tile , lighting and brick textures be
utilized.

NOTE: Ch. Larsen asked Mr. Saviano to verify the use of •
siding on chimneys. He recalls discussion but he cannot be
certain that only masonry was approved.
VI. ANNOUNCEMENTS
Commissioner Bolle_ro said this will be her last meeting. They
will be leaving for Los Angeles the Monday after Thanksgiving.
Ch. Larsen and those present expressed appreciation for Barbara 's
service and extended good wishes to her and her family.
There will be openings for two Commissioners. One man, an
attorney has been selected and others will be interviewed soon.

Plans should be distributed to the Commissioners .
The Chicken BR.OASTERIE at Spoerlein Commons has too many paper
window signs.
