1963-10-14 - Plan Commission - Minutes October 14, 1963 Continuation of adjourned Plan Commission meeting of October 8, 1963: PT4ESENT: Norman Kortus, Charles Wilhelm, Edward Fabish, Ken Lewis, Alex Stasal, Derek Palmer, Jack Zodrow and John Hooper. Visitors: Dwight Hall, Member of District 21 School Board, Milton Pearlman of Town Builders, Fred French and Jack Cushman and William Far- rington. Meeting called to order at 8:20 P.M. NEW BUSINESS: The commission went over the Village master plan and all agreed on the suggestion of reviving the master plan to re-align Arlington Hts. Road south of Dundee Road. The purpose is to eliminate the present jog which utilizes part of Dundee Road. The plan is to re- align Arlington Hts. R d between Hintz and Dundee aids, so that the intersection of Priington Hts. Road and Dundee Road would be a straight, simple crossing. The road was re-diagramed on the master plan. OLD BUSINESS: Mr. Pearlman presented the commission with a new plan on his proposed subdivision and broke it down as follows: There would be 30 acres for 100 single family units, L.0 acres for 180 duplex buildings (360 units, 9 to an acre), 20 acres for condominium apartments, 320 units (16 units to an acre). Of the condominium units, 1/2 would be one (1) bedroom and 1/2 would be two (2) bed- room. There would be a covenant made up to guarantee that the golf course would be built. His breakdown on acreage is as follows: 130 acres for the golf course, 90 acres for residential, 15 acres for perimeter roads and 5 acres for motel.. He would agree to do- nate $100 per unit for land to be deposited before the building permits were issued. The whole subdivision was discussed in great detail. Mr. Dwight Hall presented his case for District 21 and \ft0/ Mr. French and Mr. Cushman stated their case for the Kildeer School District. Mr. Pearlman wanted an opinion from the commission as to their feelings on his subdivision. An informal poll of the commis- sion was as follows: Those in favor were Norman Kortus, Edward Fabish, Alex Stasal, Jack Zodrow, Derek Palmer. Those not in favor were Charles ''ilhelm and Ken Lewis. Mr. French and Mr. Cushman discussed the possibility with the commission of obtaining more land for their school district in Glen Grove. Norman Kortus asked them why they waited a whole year before coming to the commission and wanting it changed in school acreage. The only way they could possibly get more land for their district was to condemn property adjacent to the land set aside for schools and purchase it from the builders. Alex Stasal made the motion to adjourn. Norman Kortus second it. Norman Kortus, Edward Fabish, Ken Lewis, Alex Stasal were in favor. Charles V7ilhelm, Derek Palmer, nay, and Jack Zodrow ab- stained.
