BUFFALO GROVE PLAN COMMISSION
November 27, 1973
Chairman, Carl Genrich, called the workshop session to order at approximately
8:00 P.M. , Wednesday, November 27, 1973, in the Municipal Building located at
50 Raupp Boulevard.

Those present in this regard:
Mr. James Ray, Architect
Mr. Ray Brozio
Mr. Jack Whisler, Brian Porperty, Inc.
A site plan was distributed to all Commission Members by Mr. Ray, who then
gave a presentation of the stores to be built on the Brozio Property. Three
different plans were presented to the Commission. The Commission and those
representing this project then reviewed the plans and had a small discussion.
The Commission seemed to be quite pleased with the plans presented but had
some comments on the type of building they would prefer. Mr. Brozio then asked
if this was a Plan Commission Workshop or an Appearance Commission meeting.
He was quite disappointed that the members of the Appearance Commission were
not present.
Chairman Genrich then asked the members what they thought of the three plans
and which would they prefer. Commissioner Shields stated that he liked the
full brick building, but that he had not objections to any of the others.
Commissioner Haarr was in agreement with the brick building. He stated that
this was a step in the right direction. Commissioner Harris stated that he
also leaned to the brick building.
Commissioner Haarr noticed that there was an island in the site plan that
should have been removed. Mr. Whisler and Mr. Ray agreed that it had just been
an oversight.
Mr. Balling suggested that the building had a lot of glass, but that this could
be lived with.
Mr. Brozio asked if the Commission would approve to the plan they had picked
if the arch effect were removed. The Commission stated that as long as some
type of arch was provided in the front of the building they would probably
go along with that__--
The workshop meeting was adjourned at 9:15 P.M.

Chairman, Carl Genrich, called the meeting to order at 9:30 P.M. , Wednesday,
November 27, 1973, in the Municipal Building located at 50 Raupp Boulevard.

Those present in this regard were:

Mr. Marquardt had met with the Appearance Commission. Mr. Kelley informed
the Commission that Mr. Helms had been present at this meeting. He then
stated that the recommendations of the Commission had almost all been met.
They had decided not to flip the building because the back of the building
was a bodyshop.
Commissioner Haarr asked how far back the service department is from the
property line. Mr. Kelley stated that it was back some 100' or more.
Mr. Balling asked if Mr. Marquardt planned to fence the back as part of the
project. Mr. Kelley stated that if this is what Mr. Taggert wanted, they
would do it. Mr. Marquardt stated that he had met with Mr. Taggert and that
it was Mr. Taggert's request that the automobiles not be visible from the
golf course. It was then stated by Mr. Marquardt that he would look into
a vinyl type fence.
Commissioner Mendenhall stated that with a 12' clearing and a fence, the
maintenance would be unbearable. Mr. Kelley stated that there is an easement
in the front of the property that has taken away some of the space. Commissioner
Mendenhall stated that at the last workshop session the Majority of the
commissioners did not want a fence.
Mr. Kelley stated that the storm sewer now has an easement. The ditch runs
through the center of the property. Provisions have been made to stop the
flooding in Buffalo Creek.
Commissioner Harris asked if the driveway entrances lined up with the
entrance of the Ranch Mart. He stated that he would like to have this shown
on the plans.
Mr. Marquardt stated that the annexation agreement was to be rewritten again.

Regarding the fence, Mr. Kelley stated that he and Mr. Seaberg had discussed
this and Mr. Seaberg felt that if the property were ever developed into a
housing area the people east of the property would bemore apt to maintain
the landscape east of the fence rather than inside of the fence. Commissioner
Haarr stated that he did not agree with this because of all the asphalt in
the rear.
Mr. Marquardt stated the agreement between the village and Mr. Taggert
originally called for a fence. Mr. Taggert agreed to wait another year.
If the property had been brp h grade, then Mr. Taggert would have
demanded that the Village nay for it: Commissioner Harris stated that there
was a benefit to both sides. Mr. Marquardt does not have to pay to have the
fill hauled in and the village does not have to pay to have it hauled out.
The 12' buffer strip wasthen discussed. It was also agreed to move the dumpsters
for appearance sake.
The workshop session adjourned at 10:35 P.M.
