Chairman, Carl Genrich, called the meeting to order at 8:30 P.M. , December 18,
1973, in the Municipal Building, 50 Raupp Boulevard.

Commissioner Keister expressed his concern about having this project look like
row type housing and asked what the developer has done to alleviate this situation.
Mr. Estes stated that thre are three basic building types. There are two break-
downs in the 4 unit buildings. The elevations and roof lines are different for
the 2, 3 and 4 bedroom units. Most of the units are off of private court yards
or streets.
Commissioner Keister asked about the interior street widths. MR. Estes informed
him that they are 24' to 30' pavement widths. Commissioner Keister stated that
at the last meeting the developer indicated that the widths of the east-west
road on the south end of the property *would be 36' . Mr. Estes stated that it is
36' in pavement width. In answer to Commissioner Keister's question regarding
the phases, Mr. Estes replied that the model units would be constructed first, then
the townhouses.
Commissioner Keister inquired as to the intensity rainfall and Mr. Kaplan stated
that they would be using a three year intensity rainfall plan.
Commissioner Haarr asked the height of the buildings. Mr. Estes stated they are
varying dimensions. Commissioner Haarr then asked in how many places would the
side yard requirements be violated. There 18 units which are short 5' and
side elevations are short on 2 units.

Commissioner Harris brought out the fact that there will be close to 1,400
units with only Milwaukee Avenue as an exit. He then asked if the developer
had taken a traffic study. He also advised the developer that they are
subject to the Village's new PUD Ordinance 73-39 and asked if they had
provided the Commission with all the exhibits called for in the new ordinance.
Mr. Kaplan stated that all the exhibits had been submitted. He also stated
that the developer planned to dedicate the sewer system.
Commissioner Haarr then discussed the incentives. He stated that in the summary
the developer states that they have a density of 10.9, while some of the other
documents state that there is an 11.6 density. 30,000 s.f. will be used for tot
lots. The developer has also reserved 1/3 acre for a well site or public
maintenance building.
Chairman Genrich informed the commission that the Village had received a
letter from the school district stating that they feel the developer is not
Adhering to the Buffalo Grove Policy concerning the School District (96) .
Mr. Kaplan stated that before this property was purchased, the developer had
checked with the School District concerning the monies that would be donated
to them.
The public hearing then adjourned.
