BUFFALO GROVE PLAN COMMISSION
June 29, 1977
Chairman Carl Genrich called the meeting to order at 8 :00 P.M.
in the Municipal Building, 50 Raupp Boulevard.

The meeting opened with a general discussion of the Comprehensive
Plan.
Commissioner Goldspiel felt that there has been too much change in
the plan without any regard to the effect on the community. He
suggested that the Village either get a consultant or make some
projections with regard to the economic situation they have built
themself into.
Commissioner Kandel stated that the Master Plan is the way we
were looking for the Village to be developed. As time goes on
things change and some things are sacrificed or revised. We are
in a transition period now with single-family homes becoming the
most desirable type of housing., for a developer to build. Several
years from now it will be something else .
Chairman Genrich stated that we need a better measurement of what
the cost benefits on some of these alternatives are . He added
that the Master Plan is not suppose to be too specific.
Trustee Rech discussed some of her planning concerns and specific
feelings about development with the Plan Commission.

There was discussion regarding putting a minimum lot size in the
B-5 section of the ordinance . No final decision was made to
pursue this matter.
Chairman Genrich asked if the Plan Commission would like the
Staff to look into strengthening the B-O section of the ordinance,
especially with regard to Section C-7 of the proposed new Cook
County Zoning Ordinance . Commissioner Harris stated that he
did not think C-7 would apply. The others on the Commission
concurred with this .
Commissioner Capitel moved that the Plan Commission recommend
that the Village Board consider the concept of using municipal
powers available to pull together the Village Center concept
by either having our municipal government act as the developer
or explore the various methods available for the Village to
act as the principal developmental agency. The motion was
seconded by Commissioner Kandel and upon a show of hands it
carried. This recommendation will be sent to the Board.
Commissioner Goldspiel stated that he was distressed by the
unwillingness to allow R-6 zoning. He feels the problem is not
the size of the lot but the size of the house on the lot and
proposed that the ordinance be amended so that no house built
in R-6 would have a living area greater then 1350 square feet.
Commissioner Kandel stated that R-6 is still in the ordinance
and if a developer wishes to develop in R-6, he can. There
was further discussion but no action was taken on this .
The meeting adjourned at 10 :15 P.M .
