Chairman Sheldon called the Regular Meeting to order in the Municipal
Building, 50 Raupp Boulevard, Buffalo Grove at 7:4+0 P.M.

APPROVAL OF MINUTES
Moved by Commissioner Reid, seconded by Commissioner Glover to approve the
Public Hearing Minutes of June 16, 1982. The vote was unanimous.
Moved by Commissioner Glover, seconded by Commissioner Kaszubowski to approve
the June 16, 1982 Public Hearing Minutes. Page 1, paragraph 6 change cars
to parking spaces; page 2, paragraph 1 change on to or. Approval was unanimous
Moved by Commissioner Glover, seconded by Commissioner Reid to approve the
June 16, 1982 Regular Meeting Minutes. Page 1, paragraph 5 add seconded
by Commissioner Kaszubowski. Page 2, paragraph 2 delete it and add
Commissioner Glover stated he thought the Park District was looking for a
cash donation regarding that piece. They did not want to accept that piece
if they did not get a cash donation. Page 3, paragraph 1 delete the and add
each.
COMMUNICATIONS
Commissioner Reid attended the July 19, 1982 Village Board meeting at which
they approved the B-5 Ordinance amendment .

They had copies of the Plan Commission's minutes and recommendations with the
four points as we stated them and they approved the plan for the Buffalo Grove
Office Center within the Town Center.
Regarding the McDonalds to be built in Arlington Heights. Mr. Truesdell
stated that Buffalo Grove was represented at the Arlington Heights meetings
by Mr. Gerschefske.
HIDDEN LAKES VILLAGE
Mr. Truesdell stated everything is in order. The plat needs some signatures
which the developer is in the process of obtaining. Be then referred to
Mr. Kuenkler's memo of July 15, 1982 to Mr. Truesdell titled Hidden Lakes
Village (Dearborne Development) Final Plat. Points one and two are com-
pleted and the developer is in the process of completing point three. The
plat substantially conforms in all aspects.
In response to Commissioner Glover's question regarding a bearing that is
missing from the north quarter section down to the west property line of
the subdivision (along the Busch Road right-of-way), Mr. Kuenkler stated
he felt it did not need one because it is a straight line all the way through.
Commissioner Goldberg asked if there were any variations that have been
previously granted or that are not required in this subdivision.
Mr. Truesdell replied this is a PUD, when it came in the cul-de-sacs were
given variance to the pavement and the right-of-way width. This took place in
1979 or 1980 when the plan first came in. The preliminary plan was approved
this way.
Commissioner Kaszubowski asked whether it was similar to the original prelimin-
ary plat since she was not in the original approval. Mr. Truesdell - yes.
Commissioner Glover moved, with Commissioner Kaszubowski seconding, that the
Plan Commission recommend to the Village Board approval of the final plat
for subdivision for Hidden Lakes Village dated July, 1982 subject to the items
as noted on Mr. Kuenkler's memo of July 15, 1982 to Mr. Truesdell titled
Hidden Lake Village (Dearborne Development) Final Plat.

ABSTAIN: None
ABSENT: Commissioners Shields, Goldspiel, Davis, Krug
The motion passed 4 - 0.
BUFFALO GROVE ZONING ORDINANCE REVISION
Chairman Sheldon read a memo from Mr. J. Doyle to Mr. Jr. Truesdell dated
July 21, 1982 titled Plan Commission Consideration of the Zoning Ordinance.

Chairman Sheldon stated that a joint meeting had been previously scheduled
between the Zoning Board of Appeals, the Appearance Commission and the Plan
Commission for this evening.
Mr. Truesdell stated that the meeting was set up to discuss the concerns
and thoughts on the Zoning Ordinance prior to going to the Public Hearing
phase. Since the Zoning Board of Appeals could not attend, only one member
of the Appearance Commission was present and four out of nine of the Plan
Commissioners were not present, he suggested rescheduling this meeting.
Commissioner Glover moved, with Commissioner Kaszubowski seconding, that
the Plan Commission defer the Buffalo Grove Zoning Ordinance until another
evening when the Zoning Board of Appeals, Appearance Commission and the Plan
Commission can get together.
Mr. Witt, a resident, stated that he has been waiting for half a year
for a permit to build. He has a reverse corner lot and under the existing
ordinance he cannot comply with the ordinance. He would comply under the
new ordinance.
Mr. Truesdell suggested rescheduling the meeting for August 4+, 1982.
Chairman Sheldon directed the members of the audience present to give their
names and addresses to the secretary so that they will be notified of the
next meeting on the Zoning Ordinance.
Mr. Davis, a resident, had to remove his garage because of structural damage
and since he has a reverse corner lot, he cannot rebuild it.

ABSTAIN: None
ABSENT: Commissioners Shields, Goldspiel, Davis, Krug
The motion passed 4 - 0.
FUTURE AGENDA
Mr. Truesdell stated that the builder for the Spoerlein Farm would like to
meet with the Plan Commission on July 28, 1982, which is not a regular meet-
ing night. He is anxious to get started on his project.
Commissioner Glover felt that since several members of the Commission traveled
and rescheduled their trips to attend the regular meeting nights, they should
not be requested to rearrange their work travel for a meeting that is not held
on a regular evening unless it is an emergency.

After some discussion it was determined that the Spoerlein Farm would be
discussed at the August 18, 1982 meeting.
On August 4, 1982 the Zoning Ordinance would be discussed.
Commissioner Kaszubowski suggested that if the Zoning Board of Appeals could
not attend that meeting the discussion should be held that night as it is
unfair to residents who have been waiting for this ordinance to be passed.
ADJOURNMENT
Moved by Commissioner Glover, seconded by Commissioner Kaszubowski to adjourn.
The vote was unanimous. Chairman Sheldon adjourned the meeting at 8:19 P.M.
