SAID HEARING ON PARIL 10, 1964, AT THE LOUISA MAY ALCOTT PUBLIC SCHOOL
ON A PROPOSED PRE-ANNEXATION AGREEMENT BETWEEN THE VILLAGE OF BUFFALO
GROVE AND OWNER OF PROPERTY ON THE NORTHEAST CORNER OF BUFFALO GROVE
ROAD AND DUNDEE ROAD.

Mr: Richard Nash, Realtor
President Farrington stated that in his opinion all the requirements called out
in Section 4.1-1 on page 89 of the Zoning Ordinance were satisfied. He called
for discussion. In the opinion of the board members (except Trustee Frank),
the traffic survey was not required at this time.
Trustee Frank stated he did not think they were complying with planned development
because they have not stated what the remainder of the land will be used for.
He argued that there are many uses that would be undesirable for that area.
Trustee Weiskopf stated it would be a compatible use and did not have to be pinned
down in the preliminary presentation. If in the final, it were undesirable, the
permit would not be granted.
Mr. Murphy stated they did not think it was proper business to expose potential
leasees before they have title and felt that what they indicated on the plat: was
satisfactory.
President Farrington stated what they have submitted complies for the purposes of
"getting it off the ground". If our Zoning Ordinance leaves so many areas open
for discussion it should be studied and changed, but in his opinion the present
submittal complies.
President Farrington then read sections of the pre-annexation agreement and stated
that Mr. Murphy should meet with Mr. Baysa to redraft the agreement since the
paragraph regarding utilities must be stricken. The drawings should be made an
exhibit of the agreement and provisions made that the final submittal is also a
part of the agreement. He directed John Hooper to go over the curbing in relation
to Dundee Road.
Trustee Frank asked the Plan Commission Chairman his opinion of another gas station.
Charles Wilhelm stated that what they propose for the remainder of the acreage was
the influencing and deciding factor in their recommendation to grant zoning. If
the presentation deviates in any way, the Commission would not be in favor of it.
L...) He asked that the sketch shown them of the buildings become a part of the exhibits
of the agreement. The type of architecture of the gas station will also be made
part of the agreement.
There being no one of the general public in attendance and no further discussion
the hearing was adjourned.
