PUBLIC HEARING
SUBJECT: Petition to the Village of Buffalo Grove for approval of a Preliminary Plan amendment in
the B-1 Limited Retail District for an existing medical office building of 12,000 square feet and a
proposed additional area of approximately 3,000 square feet, with a variation of the off-street parking
requirement, Section 17.36.040.G.7 of the Village Zoning Ordinance (Title 17 of the Buffalo Grove
Municipal Code).
The building owners propose to use approximately 3,000 square feet of basement area as offices. The
total office area of approximately 15,000 square feet would be served by the existing 62 off-street
parking spaces,which would not meet the Zoning Ordinance parking requirement of 75 off-street spaces
if all of the floor area is occupied by medical offices. The building owners represent that occupancy of
the office area will be a mix of medical and other general office uses, and the existing 62 off-street
parking spaces will be adequate to serve the uses on the property.
