PUBLIC HEARING
SUBJECT: Petition to the Village of Buffalo Grove for annexation
with zoning in the Industrial District.
SUBJECT PROPERTY COMMON DESCRIPTION: The approximately 32 .9-acre
tract on the south side of Illinois Route 22 across from Holtz Road
and Stevenson High School.
PUBLIC HEARING
SUBJECT: Annexation to the Village of Buffalo Grove with zoning in
the Residential Estate District pursuant to Section 17 . 16.030 of
the Buffalo Grove Zoning Ordinance.
SUBJECT PROPERTY COMMON DESCRIPTION: The approximately 32-acre
tract on the south side of Illinois Route 22 directly east of the
Wisconsin Central Railroad tracks.
PUBLIC HEARING
SUBJECT: Petition to the Village of Buffalo Grove for annexation
with zoning in the R-4 One-Family Dwelling District for the Billick
property and annexation in the R-4 One-Family Dwelling District and
the R-9 Multiple Family Dwelling District with a Planned Unit
Development (P.U.D. ) for the Quill property and approval of
Preliminary Plans for both properties with the following
variations:
Billick Property: ZONING ORDINANCE - (to allow a 27-foot wide
driveway apron serving a 3-car garage on single-family lots with a
lot width of less than 80 feet) ; DEVELOPMENT ORDINANCE - Section
16.50. 040.C.3. and 16 .50.040.C.4 (to allow stormwater management
areas to be designed as wetlands instead of as detention facilities
and permanent ponds as defined by the Ordinance) ;
Quill Property - ZONING ORDINANCE - Section 17 . 36. 030.F.4. (to
allow a 27-foot wide driveway apron serving a 3-car garage on
single-family lots with a lot width of less than 80 feet) ;
DEVELOPMENT ORDINANCE - Section 16.50. 040.C.4. (to allow the depth
of permanent ponds to be 6 feet instead of 15 feet, and to waive

the requirement for aeration equipment in the ponds) .
The Preliminary Plan for the Billick property proposes 139 single-
family lots.
The Preliminary Plan for the Quill property proposes 98 single-
family lots and 148 townhomes.
SUBJECT PROPERTY COMMON DESCRIPTION: Billick Property: The
approximately 62 .4-acre tract on the east side of Prairie Road west
of the Wisconsin Central Railroad tracks.
Quill Property: The approximately 68.75-acre tract on the south
side of Illinois Route 22 across from Apple Hill Lane and Stevenson
High School.
