PUBLIC HEARING
7:30 P.M.
SUBJECT: Petition to the Village of Buffalo Grove for zoning in the B-3 (Planned
Business Center) District upon annexation and Preliminary Plan approval with the
following variations: ZONING ORDINANCE - Section 17.36.030.F.1 (to allow parking
space dimensions in the parking deck structure to be 8.5 feet in width by 13 feet
in length, with 24-foot wide aisles) ; and Section 17.44.040.D.4 (to allow a setback
of 25 feet from the right-of-way of Riverwalk Drive for the parking deck structure) ;
DEVELOPMENT ORDINANCE - Section 16.20.060.A.2 (to allow a conceptual grading plan
for the entire site at the time of Preliminary Plan approval with detailed grading
plans to be provided at the time of individual building permit application) ;
Sections 16.30.030.F. and 16.50.080.A.1 (to allow a sidewalk on only one side of
the street, and to allow the sidewalk to be adjacent to the curb) ; Section
16.50.040.C.4. (to allow a retention pond depth of 12 feet, and to waive require-
ments for side treatments and mechanical aeration) ; Section 16.50.070.D.2 (to
allow a back to back of pavement street width of 40 feet and a right-of-way of
60 feet) ; Section 16.50.100.D.2 (to allow a customized light pole meeting Village
performance standards) . The proposed development would consist of two 3-story
office buildings with a total floor area of 151,588 square feet.
SUBJECT PROPERTY COMMON DESCRIPTION: The approximately 18.9 acres on the east side
of Milwaukee Avenue north of the Riverwalk office development.

SUBJECT: Petition to the Village of Buffalo Grove for zoning in the R-1 (One-
Family Dwelling) District for Parcel A and zoning in the R-4 (One-Family Dwelling)
District for Parcel B upon annexation, and Special Use authorization and
Preliminary Plan approval for a church on Parcel A, with the following variations
concerning Parcel A:
DEVELOPMENT ORDINANCE - Section 16.50.040.C.3 (for a stormwater detention basin -
to waive the requirement to provide underdrains for the bottom of the basin, and
to allow a slope of less than two percent on the bottom of the basin) .
SUBJECT PROPERTY COMMON DESCRIPTION: The approximately 26.9 acres at the southwest
corner of Port Clinton Road and Prairie Road.

1 . Riverwalk North Preliminary Plan dated February 2, 1990. This plan
was delivered Friday, February 2nd too late to be included in the
packet. Changes from the January 24th plan pertain to site and
building areas in the Site Data Table (see attached memo) .
2. Mormon Church memo dated February 2, 1990. It appears that several
attachments to the memo were not photocopied. The complete memo with
all page-size attachemtns is enclosed.
