SUBJECT: Petition to the Village of Buffalo Grove for zoning in the B-3 (Planned
Business Center) District upon annexation and Preliminary Plan approval with the
following variations: ZONING ORDINANCE - Section 17.36.030.F.4. (to allow a two-way
driveway width of 19 feet instead of 24 feet as required) ; DEVELOPMENT ORDINANCE -
Section 16.50.040.C.3. (to allow a side slope of 3:1 instead of 6:1 in a stormwater
detention basin); Section 16.50.040.D. (to allow a vertical clearance of 12 inches
instead of 30 inches and a horizontal clearance of 12 feet instead of 25 feet in a
stormwater detention basin); Section 16.50.100.C. (to waive the required street light
along a major street Dundee Road) . The Preliminary Plan proposes a real estate
office of 2,400 square feet in a renovated residential building.
SUBJECT PROPERTY COMMON DESCRIPTION: The approximately 0.45-acre tract at the
southeast corner of Dundee Road and Betty Drive.
