SUBJECT: Petition to the Village of Buffalo Grove for Annexation with zoning
in the B-5 Town Center Planned District, Preliminary Plan approval, amendment
of Section 17.44.060.C.1 .b. & Section 17.44.060.C.1 .e. of the Buffalo Grove Zoning
Ordinance to allow a bakery operation to include production, storage and whole-
sale operations, and amendment of the B-5 Land Use Map of Section 17.44.060 of
the Buffalo Grove Zoning Ordinance with the following variations: DEVELOPMENT
ORDINANCE - Section 16.50.040.C.3. (to allow side slopes of 4:1 instead of 6:1
for a stormwater detention basin; ZONING ORDINANCE - Section 17.44.060.D.1 .b.
(to allow a lot area of 1 .86 acres instead of 10 acres in the Commercial Sub-
district of the B-5 District) ; Section 17.44.060.1 .k. (to allow a south yard
depth of 12 feet instead of 25 feet adjoining a residential boundary line) .
The Preliminary Plan proposes a bakery with retail, office, production, storage,
and wholesale operations in a building of approximately 17,000 square feet.
SUBJECT PROPERTY COMMON DESCRIPTION: The approximately 1 .86-acre parcel at the
southeast corner of Checker Road and Buffalo Grove Road.
