PUBLIC HEARING
SUBJECT: Petition to the Village of Buffalo Grove for approval of rezoning from the
Residential Estate (RE) District to the R-8 Multiple-Family Dwelling District with a Residential
Planned Unit Development(P.U.D.)and approval of a Preliminary Plan with the following variations
as depicted on the Preliminary Plan and Preliminary Engineering Plan: ZONING ORDINANCE—
Section 17.40.040.C. (to permit yards and building setbacks as depicted on the Plan); Section
17.28.050.E.4.e.(iii) (to permit a front-to-side separation of 24 feet between Buildings XIV and
XV); Section 17.28.050.E.4.b. (to permit a perimeter boundary setback of 24 feet adjacent to
Building II); DEVELOPMENT ORDINANCE — Section 16.50.070.D.2. (to permit a residential
street right-of-way of 52 feet instead of 60 feet); Section 16.50.080.A.1. (to waive the requirement
for a sidewalk on the north side of the street extending from Prairie Road); Section 16.50.080.A.1
(to allow the existing sidewalk along the north side of IL Route 22 to remain instead of relocating
the sidewalk to within one foot of the right-of-way to be dedicated along the north side of Route 22);
Section 16.50.040.C.4. (to permit landscape grade transition structures and side slopes of 4:1 for
the stormwater storage facility).
The petitioner proposes to remove the existing structures on the site and construct 53 new
townhome units.
SUBJECT PROPERTY COMMON DESCRIPTION: The approximately 7.9 acres on the
north side of IL Route 22 across from the Powemail property and along the east side of Prairie Road
across from the Wilson Wholesale Supply Company property.
