1993-050 ORDINANCE NO. 93- 50 GRANTING A VARIANCE FROM SECTION 14.20.070 OF THE BUFFALO GROVE SIGN ORDINANCE WHEREAS, the Village of Buffalo Grove is a Home Rule Unit pursuant to the Illinois Constitution of 1970; and WHEREAS, RREEF Funds, the owner of the hereinafter legally described real r property commonly known as the Grove Shopping Center at Lake-Cook Road and Route 83, Buffalo Grove, Illinois, have requested a variation from Section 14.20.070 of the Buffalo Grove Sign Ordinance for the purpose of constructing an entrance monument for the Grove Shopping Center which would exceed the setback requirements of the Village Sign Code. WHEREAS, the Zoning Board of Appeals has held a public hearing, received testimony, prepared minutes, made certain findings, and has made an affirmative recommen- dation on said request for variation; and WHEREAS, the Corporate Authorities of the Village of Buffalo Grove hereby determine and find that said variation is in harmony with the general purpose and intent of the Sign Ordinance, that the literal interpretation and strict application of the ordinances in question would cause undue hardship to the sign user because of unique or unusual condi- tions pertaining to the property which do not apply generally to other properties in the Village. NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF BUFFALO GROVE, COOK AND LAKE COUNTIES, ILLINOIS, as follows: Section 1. The preceding WHEREAS clauses are hereby adopted by the Corporate Authorities. Section 2. A variation is hereby granted to Section 14.20.070 of the Buffalo Grove Sign Ordinance for the real property legally described as follows: Lot 1 of the Buffalo Grove Center in Buffalo Grove, being a subdivision of part of the South half of Section 33, Township 43 North, Range 11, East of the Third Principal Meridian, according to the plat thereof recorded December 29, 1983 as Document Number 2258952, in Lake County, Illinois. The specific variation will allow the construction of a new ground/entrance monument for the Grove Shopping Center on Lake Cook Road, that would exceed the setback require- ments of the Village Sign Ordinance. 4' This variation is conditioned upon building the sign in compliance with plans submitted and approved by the Appearance commission and the Village of Buffalo Grove. f Said sign is to be located five (5) to eight (8) feet from the property line in alignment with the existing Shoney's ground sign. Section 3. This Ordinance shall be in effect from and after its passage and approval. This Ordinance shall not be codified. AYES: ( - Marienthal Reid a'Hii Ru in Braiman.
