Review of the Aptakisic Road Corridor
June 6, 2006, 7:30 p.m.

Welcome
Bill Brimm welcomed everyone for attending, introduced officials and staff, and explained why
municipalities conduct comprehensive plans and the fact that they are set forth in Illinois State
Statute.
Overview of Buffalo Grove
Ghida Neukirch provided an overview of Buffalo Grove, including highlights of census
information, a break-down of land uses in Buffalo Grove, and an overview of how the
Comprehensive Plan is used. Highlights of land uses along the Aptakisic Road corridor were
provided; as well as an overview of developments and initiatives underway in the area, such as
the following:
• Weiland / Prairie Road connector; included on the 1998 Comprehensive Plan.
Authorization required by Lake County.
Whispering Lakes Estates, south side of Aptakisic Road. Approximately 8.5 acre
development for 23 single family homes.
Roundtable discussion
Attendees divided into four groups and each group reviewed maps of the subject area and
provided feedback relating to specific properties or general comments regarding future planning
and development. Following are notes from each roundtable discussion:
1. Buffalo Grove Road —widen as soon as possible.
2. Didier/Aptakisic/ Buffalo Grove Road
• maintain residential (single family)
• more open space and provide pedestrian linkage to other properties.
3. Consider school impact of residential.
4. Whispering Lake concern — large homes, small lots, no public open space.
5. Developers should do more transportation improvements as projects are implemented.
6. Tree preservation should be a primary element of land planning.
7. Corner of Buffalo Grove and Aptakisic Road should be commercial; although with the
ComEd easement, is the corner large enough?
8. Majority of the above referenced corridor should be single family.
9. The area needs gas station and service oriented commercial.
10. "Dump" use could be stadium or slope for kids with sleds in winter.
11. Senior housing for parents and aging residents who want to stay in BG.
13. Don't want to be penalized for providing too much open space (park area within site vs.
developer areas)
14. Northeast corner of Aptakisic Road and Buffalo Grove Road — concerned about
commercial designation.
15. Before any development takes place, improve the road system. Specifically, the Weiland
/ Prairie connector will not assist with traffic congestion of the corner of Half Day and
Prairie is not corrected.
16. Concerned with greater development without road improvements.
17. Consider Super Wal-Mart at Aptakisic/ Buffalo Grove Road.
18. No need for additional commercial.
19. North of Aptakisic at Buffalo Grove Rd. —single family.
21. Commercial by the tracks.
22. Concern with access for residents west of Prairie after Weiland/Prairie connector is
complete and Aptakisic/Prairie is closed.
23. Pedestrian walkway across railroad tracks and throughout.
24. Connect bike paths to schools.
25. Create a comprehensive plan for the Prairie View area and provide pedestrian links
throughout.
26. Single family on north Aptakisic—consider four units per acre.
27. Provide open space as part of all developments.
Next Steps
Minutes from this meeting and the next upcoming Public Feedback Meeting will be shared with
the Plan Commission and Village Board. The Village representatives thanked everyone for their
feedback and recommendations.
The Plan Commission is expected to complete the update to the Village's Comprehensive Plan
by the end of calendar year 2006. The Plan will then be presented to the Village Board for final
consideration.
