SUBJECT SITE
313 Dundee Road (Kemmerly Property).
PETITIONER REQUEST
Petitioner Dr. Marvin Heimlich seeking approval of a preliminary plan in the B-1 District for a
medical office building. Public Hearing scheduled on September 17, 2003. The plan proposes
the removal of the current dental building, and construction of a one-story office building of
12,000 square feet. Four to six spaces of approximately 1,500 to 3,000 sq. ft. are proposed.
ART RECOMMENDATION / NOTES
Building Materials
1) Dryvit has been replaced by cedar on the north, south, and west elevations; this
modification is preferred.
2) Cedar siding has replaced previously proposed vinyl siding on the east elevation. This
modification is an improvement over the prior submittal, however the brick wainscoting should
3) continue onto this elevation to make it compatible with the other three sides of the
building.
4) There is no need to accentuate the rear entry gables on the east side of the proposed
building since this portion of the building does not serve as a main, nor public, entrance.
5) The proposed brick color for the building is acceptable, 237 Cambridge.
6) The following points should be identified:
a) Color of dormer vent
b) Color of shingle (color palette provided, a proposed color has not been identified)
c) The transition material from the brick wainscoting to the cedar siding (a limestone cap is
preferred)
Landscaping
Trees — Concerns were expressed regarding the number of trees that would be eliminated as
part of the overall plan. Bob Pfeil noted that the landscaping on the east side of the property
would be replaced with a 6' fence. The Village Forester has indicated that most of the existing
trees are of low quality; approximately 50% of the trees would be removed.
It was recommended that more mature trees be planted as part of the plan — specifically, at the
southwest corner near the entrance to the site.
Trash Enclosure
The proposed brick trash enclosure with cedar gates is acceptable and meets the intent of the
Appearance Plan.
Windows
The color, mullion style, and finish of the windows should be identified for approval.
Sign
No signage was presented. Proposed signage needs to be presented and reviewed for
approval.
Lighting
The petitioner should identify if any lighting is proposed on the building. The freestanding pole
mounted lighting is acceptable.
Site issues
1) A 6' fence has been identified along the east end of the subject site; the type of fence
should be identified for approval.
2) The location of the condensing unit needs to be presented on the site plan. It was
noted that at a previous Plan Commission workshop, the petitioner had implied the location will
be on the east side of the building.
ADDENDUM: Information pursuant to Plan Commission recommendation (public hearing, 9/17/2003)
1. Vents for attic HVAC condensers to be depicted on a revised building elevation
2. Brick wainscoting to be provided on east (rear)side of the building
3. Color of outside lighting fixtures to be confirmed; color is subject to Village approval
4. Removal of trees is subject to approval of Village Forester; larger trees should be provided on north portion
of west property line (caliper and height of the trees should be large enough to provide a more"mature" appearance
on this portion of the site.)
