1248 McHenry Road /1250 Arlington Heights Road (NEC Route 83 &Arlington Heights Road)
PETITIONER REQUEST
Petitioner Wendy Kenny, WD Partners (on behalf of ExxonMobil) is seeking to consolidate the 1248
McHenry and 1250 Arlington Heights Road sites, rezone the 1250 site to the B-3 District, and approval of
a preliminary plan in the B-3 District. The plan proposes the removal of the current building, canopy, fuel
pumps, and appurtenances, and construction of a new fuel facility to include a 3,900 sq. ft. convenience
store, canopy, 8 fuel pumps, car wash, and appurtenances.
ART RECOMMENDATION / NOTES
Overall Site Concept
1). The proposed split face cementitious brick is an industrial material and this is not an industrial site.
Proximate buildings including LaSalle Bank, Harris Bank, and Strathmore Shopping Center are clay
brick. ExxonMobil should use a clay brick in a color which complements surrounding buildings.
Reddish-brown brick, with quoined corners and limestone accents, is recommended as a possible
solution. Future submittals should include photos of the adjacent buildings and the size of the
proposed brick.
2). The variation between the color building elevations (gray) and the material sample board (tan).
Clarification of the proposed building color should be provided.
3.) The rose-colored brick does not coordinate with the gray (or tan) elevations nor the gray-green
roof shingle proposed at this time.
4.) The petitioner should clarify that the proposed shingles are an "architectural,""dimensional,"or
"shadowline"style product.
5.) The color palette proposed for the development does not blend well with surrounding structures.
A brick color compatible with adjacent development is recommended. The petitioner should reduce the
numbers of proposed accent colors by eliminating the yellow and limiting the red color to only areas
specifically needed to incorporate the corporate logo.
Convenience Store
1.) The percent E.I.F.S. on each of the four sides of the convenience store exceeds the 25%
limitation imposed by the Appearance Plan. Subsequent submittals should limit the E.I.F.S. usage.
2.) It was noted that the new Tollway Oasis ExxonMobil facilities have been constructed without the
yellow background behind the "On The Run" logo. Removal of the proposed yellow color from the
building and signage is recommended. White is recommended as a more appropriate background color.
3.) The "On The Run" logo above the convenience store entry is larger than needed to convey the
necessary message. It is recommended that the petitioner reduce the proposed logo size.
4.) The "440z Fountain Drink 69 cents"sign and associated red background under the "On The
Run"logo should be eliminated.
5.) A question arose as to which side of the convenience store the petitioner is proposing to locate
the second "On The Run" sign because the sign is depicted on the east elevation of the color drawings
and the west elevation of the black and white drawings.
6.) In keeping with the elimination of excess colors the ART noted the side "On The Run"logo
should be mounted directly to the building wall, eliminating the yellow background panel.
7.) The material is not labeled and no sample is provided for the mechanical screening on the rear
of the convenience store building. The material should be identified on the next submittal, and a sample
of the material should be provided.
8.) A larger overhang (e.g. 3 feet) would be an improvement to the building. The larger overhang
would create a covered area for the walkway.
Car Wash
1.) The percent E.I.F.S. on each of the four sides of the car wash exceeds the 25% limitation
imposed by the Appearance Plan. Subsequent submittals should limit the E.I.F.S. usage.
2.) The proposed blue background color from the "Wash n Run"sign should be removed. White
was suggested as a more appropriate background color.
3.) The "Wash n Run"logo above the convenience store entry is larger than needed to convey the
necessary message. It is recommended that the petitioner reduce the proposed logo size. Some
members of the ART commented that the "Wash n Run"logo is unnecessary .
4.) The "Fast, Clean, & Easy"sign and associated yellow background under the "On The Run"logo
should be eliminated .
5.) The size of the "entrance" and "exit" signage is excessive for directional signage.
6.) The glass windows into the car wash are appropriate, but extra attention will be required to keep
these windows clean and attractive.
Canopy
1.) The blue band on the fuel island canopy should not be used on the two sides which do not front
right-of-way. The ART recommends an unlit white canopy edge with a small recessed blue band.
2.) The current drawings depict a "Mobil" sign on the east side of the canopy. This canopy elevation
does not front a right-of-way and therefore a variation would be required.
Dumpster Enclosure
1.) The proposed dumpster location is within a front yard. A zoning variation would be required to
allow the front yard location.
2.) Only one elevation of the proposed dumpster enclosure was provided. While the proposed
enclosure meets the intent of the Appearance Plan, "product consistent with building material," it was
noted that when revisions are made to the building materials and detailing corresponding modification
will need to be made to the proposed enclosure.
3.) The material for the dumpster enclosure gates should be designated on the drawings and
material samples should be provided .
Landscaping
1). No landscaping plans were provided with the submittal. As such, landscaping was not reviewed at
this time. The petitioner should provide a robust landscaping package to offset the blank rear and
side elevations of the proposed buildings .
2.) A tree survey and preservation plan should be submitted as required by the Village Development
Ordinance (section 16.50.120.C.).
Signage
1). Specific signage plans were not provided with the submittal. As such, signage was not reviewed at
this time. The petitioner should consider back lit signage, particularly for the building, in lieu of
illuminated panels or letters. Future submittals should include this information .
Miscellaneous
1.) No documentation concerning proposed lighting was provided. Specific lighting submittals
should be included for the next ART meeting.
2.) The next submittal should include information regarding the appearance of the vacuum, air hose
unit, trash units, towel units, and other appurtenances. Stainless steel appurtenances are
recommended.
3.) The proposed anodized aluminum framing for the windows on both the convenience store and
car wash is appropriate.
4.) The plans and elevations should identify specific orientation (e.g. east, west, north, or south) .
5.) The right-of-way adjoining the south line of the property is "Route 83 (McHenry Road)," not
"Buffalo Grove Road."
