The renovations would take place within the existing footprint of the building with a small section of the existing roof to be raised approximately seven feet. Existing mechanical equipment would service the new portions of the building with no modifications proposed at this time. ART RECOMMENDATION / NOTES An overview of the petitioner's request and the franchise requirements imposed by Toyota's corporate office was provided. The proposal would relocate the current offices to a second floor level requiring a small portion of the roof to be raised to accommodate the additional second floor area. The ground floor showroom area would be enlarged. Future corporate mandates will require additional vehicle service stalls although the current proposal does not address this issue. At this time the existing rooftop mechanical units, visible from Dundee Road, would remain and service the expanded building. The petitioner has indicated these mechanical units will most likely need to be replaced in the near future. The ART team agreed that screening of these mechanical units, as required by section V.B.13 of the Appearance Plan, should be addressed at that time, not as part of the current renovation. The ART Team agreed that because the existing building increases in height as its depth from the Dundee Road right-of-way increases, the visibility of the raised roof area is limited and will not significantly alter the appearance of the existing structure. Team members agreed that in those areas where the roof will be raised, the existing metal wall panels and fascia should be removed and replaced with new continuous metal panels to create a seamless look for the addition. An ART Team member commented that the current dealership fagade with the arched glass entry has a "dated" look. After discussion, the review team agreed that at the time of a more substantial building improvement the petitioner should consider fagade improvements to enhance the overall customer experience. The ART recommended approval of the current exterior alteration proposal,including raising the roof line, subject to a confirmation from the petitioner that the affected wall panels and fascia would be removed and replaced with new seamless wall panels at the intersection of the old and new portions of the building.
