Re:ART review--Seth Pines Office/Warehouse Building
I have followed up with a review of the building footprint and a field visit to the site for the proposed Seth
Pines one-story office warehouse building on Abbott Court. The proposed building incorporates several
changes in elevational plane on the east and south elevations (those fronting on the adjacent roadway)
which serve to subdue the scale of the building and provide enhanced articulation of those facades as
contemplated by the Appearance Plan.
The materials proposed for the building (brick, stone, Dryvit, anodized aluminum window frames) are
consistent in scale, color, type, and mix to those used on the buildings currently existing to the north,
west, and south (an overflow parking lot for Twin Rinks Ice Pavilion currently occupies the lot to the east).
Seth Pines has submitted a letter detailing that the percentage of Dryvit proposed for the east elevation of
the building comprises 17.5% of the elevation which is in conformance with the guidelines of the
Appearance Plan.
Jack Alberts, A Plus Marketing Limited (the future tenant for the building) has also submitted a letter
indicating that the garbage will be kept inside the warehouse facility and that no outdoor dumpster
enclosure will be provided.
I do not foresee any issues for the proposed building which conflict with the provisions of the Village's
Appearance Plan.
