PETITIONER REQUEST
Mr. Niminski proposes to construct two single-family detached houses. The lots are zoned R-4A. The
homes have not been sold, but Mr. Niminski wants to proceed with construction. The homes will have a
floor area of 2,450 sq. ft., including 4 bedrooms, 2 'h bathrooms and two-car garages. The estimated
selling price is $400,000.

Mr. Summers noted that some of the existing homes in the Betty Drive area adjacent to the site have
masonry elements in the exterior walls. Mr. Niminski said that he needs to keep the price of the homes
in a range that will be readily marketable. The use of vinyl siding will be one factor in controlling the
price. If the buyers desire the homes could be modified to brick facades.
Mr. Summers inquired if the asphalt roof shingles would be 3-tab or architectural. Mr. Niminski said he
has been planning to use 3-tab shingles, but he would consider architectural shingles for the 950 Betty
home. If the 936 Betty buyer desires the home could also be upgraded to architectural shingles.
Mr. Summers suggested that the garage door for one of the homes should be a pair of eight (8) foot
doors separated by a column to add some visual distinction between the two houses. Mr. Niminski said
that buyers usually prefer a sixteen (16)foot double door with no column for the garage opening.
Mr. Pfeil suggested that a canopy or porch be considered for each of the front doors of the homes. Mr.
Niminski noted that the homes are being built up to the front building setback line, so the canopy would
only be allowed to project one-foot into the required front yard. Mr. Summers noted that the proposed
936 Betty home has a Georgian Colonial / Early American design that usually would not include a front
porch or covered entry. The proposed 950 Betty home has Neoeclectic / County Farmhouse design
which is often characterized by an entry porch.
Mr. Schar, Mr. Pfeil and Mr. Summers concurred that the materials as proposed are acceptable.
