Arlington Heights Road - Shell/McDonalds PRESENT Peter Balmes, Warren Johnson Architects Matthew Kelley, Shell Oil Products, Facilities Engineer Ronald Ambrose, Warren Johnson Architects Laura Sawicki, Shell Oil Products, Area Real Estate Manager Lynn Williams-Miller, McDonalds Corporation, Real Estate Manager PETITIONER REQUEST Based on a national re-imaging, the Petitioner's are requesting a re-image of the Shell/McDonalds, 1200 N. Arlington Heights Road. Color elevations of the existing site and the proposed changes were reviewed. Photographs of a similar site in Ohio were reviewed. The proposed pumps would match the pumps at the Ohio site. The canopy would consist of a yellow curved facia and red light band on three sides and the Shell signs would be located on the north and east elevations. The south side of the canopy would be yellow with a non-illuminated red vinyl band. The proposed red McDonalds roof is a predominate feature for McDonalds. The military blue roof would not match the new Shell colors. There would be blue and gray accent color on the car wash building. The red and yellow colors are used by both Shell and McDonalds. No color renderings of the new freestanding sign panels were provided, however, it was noted that the colors on the sign would be gray, yellow, white, black and red. The solid gray panels will remain blank and are not intended for future signage or logos. The Village Board objected to the red roof at the time of the original development and it is unlikely that they have changed their opinion. Petitioners advised that the national re-imaging calls for the red roof. It was also noted that the light band on the western elevation faces a residential neighborhood. Petitioners advised that lighting currently exists on the west elevation of the canopy and it would be changed from the existing bright yellow to a soft red. No new McDonalds signs are being added. Shell is making their signs smaller or in some cases eliminating them. The new Food Mart sign would not be illuminated and the small sign shown on drawing FS2 would be located on the car wash building and would not be illuminated. The under canopy lighting would not be changed. The petitioner asked for staff to look at the Lincolnshire store at night to get an idea about the lighting. The lights would not be bright and would not increase light spill. ART RECOMMENDATIONS/ NOTES The red light bands on the canopy would require a variation for exceeding 1/3 of the length of the canopy The Shell name on the canopy would require a variation for exceeding 1/2 of the height of the canopy side. The proposed brightness of the colors on the canopy conflict with the Appearance Plan. Reduce the number of colors being proposed. Use military blue on the car wash building or eliminate both blue colors altogether. Change the red coping on the building to white. Some Shell sites do not have the yellow color or red bands on elevations that do not face a street. The Zoning Board of Appeals will address the proposed color changes when reviewing the application for signs. The ART team unanimously agreed to recommend DENIAL of the request as proposed based on the above notes. A copy of the minutes will be forwarded to the Zoning Board of Appeals for review.
