PETITIONER REQUEST
The petitioner proposes to renovate the existing medical office building, located at 88 Dundee Road, to
accommodate an automobile showroom, service stalls, and offices for Prestige Leasing.
ART RECOMMENDATION / NOTES
Mr. Summers noted that the existing facility has a dated appearance with vertical wood siding and a
mansard roof. The petitioner proposes to reconstruct the front (south) showroom portion of the building
in a modern style that conflicts with the appearance of the remaining three sides (north, east, and west)
of the facility. He asked the petitioner to consider updating the north, east, and west sides of the building
to blend their design with the design of the south elevation.
Commissioner Cohn agreed that he would like to see the whole building appear more unified. He prefers
the modern design be used on all four sides of the structure.
Mr. Schiess agreed with the concept, but will have to discuss cost implications with his client. He
acknowledged that the mansard roof and wood siding are not compatible with the proposed modern
appearance proposed for the south elevation. He will meet with his clients to review concepts for the
north, east, and west facades of the structure including removal of the mansard roof and residing of the
building with the same metal panels used on the south fagade of the building.
Mr. Bou-Saab suggested that they can look into staining the brick on the existing building to bring the
color scheme into a more modern palette.
Mr. Summers asked that the curved roof over the new showroom area be continued back to the front wall
plane of the office portion of the building rather than stopping at the rear of the entrance canopy.
Mr. Schiess indicated that he will consider this change.
Mr. Summers noted that the plans and elevations submitted for the meeting have numerous
discrepancies in door and window placement.
Mr. Schiess indicated that the floor plans are based upon preliminary plans for the original construction.
The building, as it exists today, has different window and door layout than the floor plans he was
originally given. He will review the discrepancies and make revisions as necessary.
Mr. Summers noted his concern with the grasscrete vehicle display area. He is concerned with the
appearance and long term maintenance issues created by this a ground treatment.
Mr. Schiess stated they will use concrete pavers in lieu of the grasscrete. The pavers provide a pleasing
appearance while maintaining a drivable surface for the display vehicles.
Mr. Summers stated that he will ask the Fire Department for input regarding the pavers. Pavers may be
acceptable for the vehicle display area, but the approach area may need a traditional paved surface for
the fire truck turn-around.
Mr. Summers asked that the petitioner consider removing the excess paving in the northwest, northeast,
and southeast corners of the parking lot.
After clarification of the areas in question, Mr. Schiess indicated that they are not opposed to saw cutting
and removing the excess asphalt in these areas.
Mr. Summers relayed the Village Manager's concern regarding screening the auto-yard stacked parking
at the rear and side of the property. He suggested a solid wood fence along the north, east, and a
portion of the west property line.
Mr. Schiess indicated that he does not object to providing such a screen. He will show the fence on the
next version of the site plan.
Mr. Bou-Saab stated that he recalls security concerns being expressed by the Police Department with the
solid fence on their previous proposal at 313 Dundee Road.
Mr. Summers indicated that he will seek Police Department comment regarding the proposed fence prior
to the second ART meeting.
Mr. Schiess provided samples of the cast limestone product and metal panel system they are proposing
for the exterior of the renovated facility. The cast limestone will be natural in color with a smooth finish.
The metal panels will be Una-Clad, "Champagne Metallic" in color.
ART members had no objections to the proposed finishes.
Mr. Summers asked if the new"fin" element on the front elevation would be used for signage.
Mr. Schiess answered that it would. It would not be internally illuminated letters. They would propose
individually mounted aluminum letters with a light wash over them for illumination.
Commissioner Smith asked about the proposed site lighting fixtures.
Mr. Bou-Saab stated that the lights would be "Aeris" series lights from Lithonia Lighting. He indicated
that these lights are the most modern fixtures available and offer sharp cut-offs to avoid light spill.
These lights will have zero light spill onto to the adjacent properties.
Mr. Pfeil asked about the height of the fixtures.
Mr. Bou-Saab indicated that the pole mounted fixtures would be approximately 20 feet in height.
Mr. Summers asked if the wall mount fixtures are also those from the "Aeris" series.
Mr. Schiess stated that the building mounted fixtures would be the wall-mount version of the same light
in a down-light configuration (the submitted specifications depict the wall light in an up-light
configuration).
Mr. Pfeil asked if the petitioner has used these lights elsewhere in the vicinity.
Mr. Bou-Saab stated that they have used them before. There is one application in the City of Chicago.
He will check too see if they have used these lights in any nearby suburban locations.
Commissioner Smith asked if the parking lot lights will be left on all night.
Mr. Schiess stated that they will not, with the sole exception of any lighting that the Police Department
requests be left on for security purposes. The lights will be on only as needed during hours of operation
and be left on until approximately one hour after close.
Mr. Pfeil asked that prior to the next ART meeting the petitioner submit a full tree survey, including
species, size, and condition for review by the Village Forester. That submittal should also include the
species and size of the proposed replacement trees on the landscape plan.
Ms. Bellalta responded that she will have this prepared prior to the next meeting.
