Overview
The proposed elevations consist of three distinct floor plans("A,"`B,"and"C"), each with two or three
alternate elevations(denoted as"1,""2,"and"3"). The petitioner has requested flexibility to provide
purchasers the opportunity to customize their homes. The developer believes that to be responsive to
market demands,he will need to make reasonable modifications based on customer preferences.In order
to encourage this flexibility and create variation along the streetscape it is recommended that deviations
from the seven base models be permitted as long as the square footage,building massing, elevation and
roofing materials, style,and character of the proposed homes remain unchanged.
The area of the proposed lots will range from 8,876 square feet to 16,004 square feet,with an average
area of 10,366 square feet. The homes will range in size from 3,000 sq.ft.to 3,600 sq.ft. Based on the
relatively small lots in relation to the size of the homes, it is important to consider the scale of the
buildings and the overall character of the neighborhood to avoid monotony and an appearance of
"overcrowding" of the individual lots.
Deviations from the base models would be subject to review and approval by the Building
Commissioner. This review will check the models for conformance with the aforementioned
characteristics, exterior building material sheet submitted by the petitioner,and the following specific
criteria:
l. All roof shingles shall be an architectural, shadowline,or dimensional asphalt or fiberglass
shingle product. (No standard three-tab asphalt shingles shall be permitted.)
2. Slate or cedar shake roof shingles may be used instead of architectural, shadowline,or
dimensional asphalt shingles.
3. No vinyl or aluminum siding shall be permitted.
4. The turret,or tower, element shall be permitted only on"C"floor plan homes.
5. The development shall conform to all provisions of Section V.B.18 ("Monotony Code")of the
Village Appearance Plan.
If the Building Commissioner determines that a proposed home is not consistent in square footage,
building massing, elevation and roofing materials, style,and character,or does not conform to the
specific criteria outlined above,he will refer the proposal to the Appearance Review Team(ART).
This process, including review and approval by the Building Commissioner, is consistent with the
process used for other semi-custom home developments in the Village, including but not limited to,
Sterling Creek(Marvins Way), Woodlands at Fiore RE/RI (Acacia Terrace),Rolling Hills, and Carlyle.
