Proposed exterior renderings were reviewed.
Review of sheets SK 1.1 and 1.2 are as follows: Exceeds the 25%stucco limitation; removing brick and
replacing with stucco is too bland; the proposed windows are smaller and would minimize the amount of
daylight; the columns were removed due to an issue with rust, could have been replaced with decorative
columns; the office area looks like an add-on to the building; the parapet was widened and replaced with
stucco; there is concern with the parapet wall; the left hand side of the building is blank, need to show
what is being proposed.
Review of sheets SK 1.3 and 1.4 are as follows: Edward Schar likes the old design of the arched wall that
projected upwards; not sure which two (2)windows were added; Ghida Neukirch likes the proposed
window depthness; there is a door missing on the new proposal; exceeds the 25%stucco limitation; there
could be a possible code violation with the elimination of the door; stucco can be a problem to maintain.
Review of sheets SK 1.5 and 1.6 are as follows: There are two (2) doors missing and the exterior stairs
are missing, this may be a code requirement for the doors and stairs; exceeds the 25%stucco limitation.
Review of sheets SK 1.7 and 1.8 are as follows: The man doors and exterior lights were eliminated;
Edward Schar is not as concerned with the amount of stucco on the rear of the building, which faces the
maintenance building of Arlington Club; they may need more exterior lights over the service doors; the
second level windows should remain as originally approved; Robert Pfeil is not sure if it is their intention
to have the building be all gray in color; Edward Schar advised that the stucco may be an issue if
damaged by cars and suggested the opening be protected.
The overall opinion is that the proposed changes are too radical. Another review by the full ART team
should be conducted. Members of the Plan Commission that attended the original ART reviews were Matt
Cohn, Eric Smith and Susan Kenski-Sroka. These members, along with the remaining Plan Commission
members, will be contacted to schedule a full ART review and consideration to be placed on the Village
Board agenda in October. Edward Schar will contact the architect to inquiry if they intended the building to
be all gray and if they are proposing to use real stucco material or synthetic stucco material.
